Submarket: Marin CountyCOUNTY PROFILE:Located in the North Bay across the Golden Gate Bridge from San Francisco, Marin County is a dynamic community of 250,000 well-educated and involved residents. From its tidelands to the top of Mt. Tamalpais, Marin enjoys a high quality of life marked by beautiful beaches, groves of redwoods and oaks, rolling foothills, and scenic valleys.
Economic Profile: As 2016 comes to a close, Marin County remains one of the most vibrant economies in California, regardless of size. Employment growth continues, mainly in service-oriented industries. More than 300 new payroll businesses started in Marin County in 2016 net. Marin County continues to have the highest personal income per capita in the state of California.
Job Growth: Jobs growth took place in leisure and hospitality, businesses that include hotels, restaurants, bars, and other tourism and lifestyle businesses. Retail grew jobs and professional services (legal, accounting) also grew. Financial services businesses, which include businesses from banking to insurance, fell slightly. Marin County gained 300 payroll businesses from 2015 Q1 to 2016 Q1 (2.2 percent growth). As of August 2016, Marin County has a residential unemployment rate of 3.4 percent seasonally adjusted, the lowest of any county in California.
Real Estate and Financial Markets: Marin County housing prices continue to increase in the face of regional demand and some change in the markets. According to the California Association of REALTORS®, Marin County’s median home price for a single-family home was approximately $1.087 million in August 2016, up over 11 percent from 2015. With continued low interest rates, the threat of interest rates rising soon, and a continued lack of inventory across the Bay Area, Marin County is a microcosm of what remains a tight housing market with excess demand.
The residential market in 2015 saw prices rise quickly back toward 2007 levels, and housing prices in 201, across many areas of the Bay Area, have now closed in on a “full” housing recovery: the inflation-adjusted price of housing is now very close to the pre-recession level. Continued job growth throughout the Bay Area is driving housing demand in Marin County; as housing prices rise, wealth more than income begins to the major reason for continued growth of housing prices.

This is a colorful waterfront town that reminds many of a European fishing village. Sausalito provides world-class hotels and restaurants and a diverse selection of shopping, including art galleries and retail fashion. Regular ferry service from San Francisco makes the town easily accessible for both commuters and tourists. The city also offers investors the highest rentals rates in the wealthiest county in the state.
Economic Profile: While casual observers may consider Sausalito’s economy primarily based on retail or tourism, the demand for Sausalito’s businesses lies in its non-retail firms. Over 77 percent of companies in Sausalito are non-retail firms. Sausalito businesses annually generate over $1.2 billion of business revenue; Sausalito businesses generate about 5 percent of the income made by Marin County businesses, and employ about 2.5 percent of the workforce in Marin County. Professional services, such as architecture, engineering, legal, accounting, specialty design, and other consulting, generate over $388 million per year in business revenue, and employ over 1,290 workers in Sausalito. Retail and related services (bars, restaurants, hotels, and tourism activities) annually generate over $82 million in business revenue, while employing over 1,100 workers. As of 2015, more than one fourth of all businesses in Sausalito were operated out of homes (mainly personal services and consultancies).
Sausalito companies employ approximately 5,000 people who live outside Sausalito city limits; over 93 percent of the people that work in Sausalito are in bound commuters. Census 2015 data state that Sausalito’s median age is 51.1 years, while Marin County has a median age of 44.5.
