Michelle Walker architects (MWa) specialise in residential clients and architecture of the home.

MWa create contemporary residential architecture, based on the concept of good living conditions and enduring value.

Michelle studied fine arts at the University of California, los angeles (Ucla) and completed an honours architecture degree at the University of Sydney in 1994.

MWa is registered with the NSW Board of Architects (nominated architect Michelle Walker #6530) and is an A+ Member of the Australian Institute of Architects.

DaNielle apap: Graduate architect

Formerly: BeVerlY Garlick architects - graduate architect

Danielle completed her Masters in architecture at the University of Technology, Sydney in 2011. Currently undergoing the NSW Board of Architects registration process, Danielle will be a registered architect by mid 2015.

MWa architectural fees are an investment in getting the best result and an insurance that you are getting the best value for your building and renovation money

Architectural fees are an investment in getting the best result and an insurance that you are getting the best value for your project.

MWa advise clients to allow 10% of the Cost of the Works for works valued at over $500K and 15% for renovation works under $500K.

MWa fees are based on the construction value of the project and the provision of a complete architectural service.

We provide a detailed breakdown of our fees, invoices and services in a tailored written client and architect agreement for each client. The agreement will include both fixed fees and hourly rates for various components of our services.

Stand alone services or services undertaken on a partial basis are charged at hourly rates.

MostresidentialprojectsinSydneyrequiretheservicesofthefollowingconsultants,inadditiontothearchitect:

-surveyor-quantitysurveyororbuilderforbuildingcostestimates-hydraulicengineerforstormwater-principalcertifyingauthority(PCA)toactasindependentcertifier

Other design consultants that are sometimes required forresidentialprojects,dependinguponthenatureoftheproject,include:

-planner-heritagearchitect-landscapearchitect-bushfireconsultant-environmentalconsultant(iethermalassessment,specialistmaterials)

For budgeting purposes, we advise our clients to allow 5-10% of construction value for consultants’ fees & statutory costs (ie DA fees & levies).

Theselectionofanappropriatebuilderistheoneofthemostimportantfactorsinthesuccessofyourproject.

When selecting a builder, consideration should be given to a variety of factors, not just cost, including previous client references, size & type of work in their portfolio, personal approach to working with clients, the architect & consultants, how they manage & resource their works (ie dedicated foreman on-site) and the type of building contract (ie: fixed lump sum or cost plus).

as MWa provides independent advice & project documentation, we act as your agent representing your interest, in dealing with several builders during a competitive tender process, and with your builder during construction.

We also have established relationships with local builders with whom we prefer to work, knowing their approach & quality of workmanship contributes significantly to the success of each project.

For budgeting purposes, we advise our clients to expect a builder’s margin of 15% to 20% for a fixed lump sum building contract and 15% for a cost plus contract, plus 10% GST. We also recommend clients allow for a contingency sum of 5-10%.

In general, our advice to clients on the cost of renovating and building is:- consider value not costs - think long term - measure twice, cut once
