    PAINTING

    PART 1 - GENERAL

    1.1 RELATED DOCUMENTS

    A. Drawings and general provisions of the Contract, including General and SupplementaryConditions and Division 01 Specification Sections, apply to this Section.

    1.2 SUMMARY

    A. This Section includes surface preparation and the application of paint systems on the followinginterior substrates:

    1. Concrete masonry units (CMU).

    2. Steel.3. Non-Ferrous metals.4. Wood.5. Gypsum board.6. Plaster.7. Concrete.8. Structural Glazed Tile9. Ceramic Tile

    B. Related Sections include the following:

    1. Division 03 Section Cast in Place Concrete.2. Division 06 Sections for shop priming carpentry with primers specified in this Section.3. Division 08 Sections for factory priming windows and doors with primers specified in this

    Section.

    1.3 SUBMITTALS

    A. Product Data: For each type of product indicated.

    B. Samples for Initial Selection: For each type of topcoat product indicated.

    C. Samples for Verification: For each type of paint system and in each color and gloss of topcoatindicated.

    1. Submit Samples on rigid backing, 6 inches square.2. Step coats on Samples to show each coat required for system.3. Label each coat of each Sample.4. Label each Sample for location and application area.

    D. Product List: For each product indicated, include the following:

    1. Cross-reference to paint system and locations of application areas. Use samedesignations indicated on Drawings and in schedules.

    2. Printout of current "MPI Approved Products List" for each product category specified inPart 2, with the proposed product highlighted.

    1.4 QUALITY ASSURANCE

    A. Adequate Lighting: General Contractor to provide a light source with a minimum 45-50footcandles in areas requiring interior painting.

    B. Mockups: Apply benchmark samples of each paint system indicated and each color and finishselected to verify preliminary selections made under sample submittals and to demonstrateaesthetic effects and set quality standards for materials and execution.

    1. Architect will select one surface to represent surfaces and conditions for application ofeach paint system specified in Part 3.

    a. Wall and Ceiling Surfaces: Provide samples of at least 100 sq. ft.b. Other Items: Architect will designate items or areas required.

    2. Apply benchmark samples after adequate lighting (refer to 1.4 A above) and otherenvironmental services have been activated.

    3. Final approval of color selections will be based on benchmark samples.

    a. If preliminary color selections are not approved, apply additional benchmarksamples of additional colors selected by Architect at no added cost to Owner.

    4. Approved mockups may become part of the completed Work.

    1.5 DELIVERY, STORAGE, AND HANDLING

    A. Store materials not in use in tightly covered containers in well-ventilated areas with ambienttemperatures continuously maintained at not less than 45 degrees F.

    1. Maintain containers in clean condition, free of foreign materials and residue.2. Remove rags and waste from storage areas daily.

    1.6 PROJECT CONDITIONS

    A. Apply paints only when temperature of surfaces to be painted and ambient air temperatures arebetween 50 and 95 degrees F.

    B. Do not apply paints when relative humidity exceeds 85 percent; at temperatures less than 5degrees F above the dew point; or to damp or wet surfaces. Applications may be continuedduring inclement weather within the temperature limits specified by the paint manufacturerduring application and drying periods.

    C. Do not apply paint to areas where dust is being generated.

    D. Cast in place concrete columns must be prepared with only minimum defects prior to applyingfinish coating system.

    3. Wood: 15 percent.4. Gypsum Board: 12 percent.5. Plaster: 12 percent.

    C. Verify suitability of substrates, including surface conditions and compatibility with existingfinishes and primers.

    D. Begin coating application only after unsatisfactory conditions have been corrected and surfacesare dry.

    1. Beginning coating application constitutes Contractor's acceptance of substrates andconditions.

    3.2 PREPARATION

    A. Comply with manufacturer's written instructions and recommendations in "MPI ArchitecturalPainting Specification Manual" applicable to substrates indicated.

    B. Remove plates, machined surfaces, and similar items already in place that are not to bepainted. If removal is impractical or impossible because of size or weight of item, providesurface-applied protection before surface preparation and painting.

    1. After completing painting operations, use workers skilled in the trades involved to reinstallitems that were removed. Remove surface-applied protection if any.

    2. Do not paint over labels of independent testing agencies or equipment name,identification, performance rating, or nomenclature plates.

    C. Clean substrates of substances that could impair bond of paints, including dirt, oil, grease, andincompatible paints and encapsulants.

    1. Remove incompatible primers and reprime substrate with compatible primers as requiredto produce paint systems indicated.

    D. Concrete, Masonry, and Cement Stucco:

    1. Remove release agents, curing compounds, efflorescence, and chalk.2. Scrape or grind fins and protrusions flush with the surface.3. Patch holes and cracks flush with the surface using Portland Cement grout or an

    approved patching material.4. Fill concrete masonry unit/concrete surfaces with block filler, tinted final color and texture.5. Do not paint surfaces if moisture content or alkalinity of surfaces to be painted exceeds

    that permitted in manufacturer's written instructions.

    E. Steel Substrates: Remove rust and loose mill scale. Clean using methods recommended inwriting by paint manufacturer.

    F. Galvanized-Metal Substrates: Remove grease and oil residue from galvanized sheet metalfabricated from coil stock by mechanical methods to produce clean, lightly etched surfaces thatpromote adhesion of subsequently applied paints. Clean according to SSPC-SP1 guidelines,then apply test patch to ensure adhesion of paint. Use water based cleaners only if water baseddryfall is used and solvent cleaners if alkyd dryfall is used.

    G. Aluminum Substrates: Remove surface oxidation.

    H. Wood Substrates:

    1. Scrape and clean knots, and apply coat of knot sealer before applying primer.2. Sand surfaces that will be exposed to view, and dust off.3. Prime edges, ends, faces, undersides, and backsides of wood.4. After priming, fill holes and imperfections in the finish surfaces with putty or plastic wood

    filler. Sand smooth when dried.

    I. Plaster and Gypsum Board Substrates:

    1. Do not begin paint application until finishing compound or plaster is dry and sandedsmooth.

    2. Remove nibs and other protrusions by scraping flush with the surface.3. Patch voids and cracks with spackling compound. Allow to dry.4. Do not apply paint to plaster containing more than 15% moisture.

    3.3 APPLICATION

    A. Apply paints according to manufacturer's written instructions.

    1. Use applicators and techniques suited for paint and substrate indicated.2. Paint surfaces behind movable equipment and furniture same as similar exposed

    surfaces. Before final installation, paint surfaces behind permanently fixed equipment orfurniture with prime coat only.

    3. Paint front and backsides of access panels, removable or hinged covers, and similarhinged items to match exposed surfaces.

    B. If undercoats or other conditions show through topcoat, apply additional coats until cured filmhas a uniform paint finish, color, and appearance.

    C. Apply paints to produce surface films without cloudiness, spotting, holidays, laps, brush marks,roller tracking, runs, sags, ropiness, or other surface imperfections. Cut in sharp lines and colorbreaks.

    D. Sand and dust between each coat to remove defects.

    E. Painted work:

    1. Back prime all interior and exterior trim.2. Touch up hot spots in plaster after first coat.3. Paint hollow metal doors prior to installation of hardware. Finish door tops, bottoms, and

    edges same as faces after they are fitted.

    F. Stained finish:

    1. Apply uniformly and wipe off excess as required.2. Where items of millwork or cabinetry are not prefinished, interiors shall be finished as

    directed by Architect.

    G. Epoxy coating:

    1. Epoxy coating performed in strict compliance with manufacturers application manual andrecommendations.

    2. Items installed prior to epoxy coating:

    a. Floor and base: Terrazzo/Ceramic/Porcelain/Quarry tile.b. Plastering and wallboard (walls and ceiling).c. Painting of ceiling and walls to wainscot. Do not paint below wainscot line.

    3. Items installed after epoxy coating is installed and cured:

    a. Resilient tile floor, carpet, base.b. Finish painting as required.c. Caulking and sealant adjacent to epoxy coating.d. Door and trim sealed, primed, and installed.

    4. Film thickness: Surfaces scheduled to receive epoxy coating shall be applied in two (2)coats.

    H. Painting Mechanical and Electrical Work: Paint items exposed in equipment rooms andoccupied spaces including, but not limited to, the following:

    1. Mechanical Work:

    a. Uninsulated metal piping.b. Uninsulated plastic piping.c. Pipe hangers and supports.d. Tanks that do not have factory-applied final finishes.e. Visible portions of internal surfaces of metal ducts, without liner, behind air inlets

    and outlets.f. Duct or paintable equipmentg. Mechanical equipment that is indicated to have a factory-primed finish for field

    painting.

    I. Electrical Work: Electrical equipment that is indicated to have a factory-primed finish for fieldpainting.

    3.4 FIELD QUALITY CONTROL

    A. Testing of Paint Materials: Owner reserves the right to invoke the following procedure at anytime and as often as Owner deems necessary during the period when paints are being applied:

    1. Owner will engage the services of a qualified testing agency to sample paint materialsbeing used. Samples of material delivered to Project site will be taken, identified, sealed,and certified in presence of Contractor.

    2. Testing agency will perform tests for compliance with product requirements.3. Owner may direct Contractor to stop applying paints if test results show materials being

    used do not comply with product requirements. Contractor shall remove noncomplying-paint materials from Project site, pay for testing, and repaint surfaces painted withrejected materials. Contractor will be required to remove rejected materials from

    previously painted surfaces if, on repainting with complying materials, the two paints areincompatible.

    3.5 CLEANING AND PROTECTION

    A. At end of each workday, remove rubbish, empty cans, rags, and other discarded materials fromProject site.

    3. Finish-Coat Formulation: Formulated for gloss finish and multicoat application.4. Game-Line and Marker Paint: Industrial enamel compatible with finish coats and

    recommended in writing by manufacturers of finish coats, and paint for this use.5. Chemical Components: Provide products that comply with the following limits for VOC

    content when calculated according to 40 CFR 59, Subpart D (EPA Method 24):

    a. Floor Sealers and Finish Coats: VOC content of not more than 350 g/L.b. Game-Line and Marker Paint: VOC content of not more than 150 g/L.

    F. Gypsum Board Substrates:

    1. Latex System: MPI INT 9.2A.

    a. Prime Coat: SW PrepRite 200 Latex Primer B28W200, one (1) coat, 1-1.5mls dftper coat.

    b. Topcoat: SW ProMar200 Latex Eggshell B20-220, two (2) 1.4mls dft per coat.2. Epoxy System:

    a. Prime Coat: SW HD Block Filler (Semigloss) B42W46b. Topcoat: SW WB Epoxy BTO 200 (Semigloss) Series. Two (2) coats.

    G. Concrete Substrates (Where indicated for seal):

    1. Basis of Design Product: SW Armor Seal 1000.2. Equals by:

    G&L Supplies1) Johnson Wax.

    a) Scarify existing painted or sealed floor surface for adhesion.

    b) Apply test patch and examine for lifting.

    c) Topcoat: Apply two (2) coats of colored sealer. Concrete to becleaned and prepped according to manufacturers recommendations.Add antislip aggregate to second coat in wet areas.

    H. Structural Glazed Tile, Ceramic Tile.a. Prime Coat: X1M 400 W Primerb. Top Coat: Two (2) Coats WB Epoxy B70 Series

    I. Cement Plaster Substrates:

    1. New plaster:

    a. Prime Coat: SW PrepRite Masonry Primer B28W300 series, one (1) coat, 2mls dftper coat.

    b. Top coat: SW ProMar 200 Latex Semigloss B31 series, two (2) coats, 1.5 mls dftper coat.

    2. Epoxy System:a. Prime Coat: SW HD Block Filler (Semigloss) B42W46b. Topcoat: SW WB Epoxy BTO 200 (Semigloss) Series. Two (2) coats.
