• According to the Indian Green Building Council (IGBC), a green building is defined as ‘one which uses less water, conserves natural resources, optimises energy efficiency, generates less waste and provides healthier spaces for occupants as when compared to a conventional building’.

• In simple terms, the green building concept is to construct buildings in such a way that it minimises the environmental impact and creates a healthy indoor environment for its occupants. Generally, the construction materials used in traditional buildings release harmful substances during their manufacture, and also create health issues.

• A green building makes use of natural fiber-based insulation, bamboo-based products and so on.

• IGBC advocates reasonable whole building approach based on 5 basic elements of nature (the Panchabutas; earth, fire, water, sky & air) by grasping the key developmental areas of construction and green building techniques, namely:

• Saving water• Reasonable site development• Selection of materials• Quality of indoor environment• Energy conservation and

efficiency

• Today in India, there are about 265 certified green buildings and eco-homes which are fully operational. IGBC has launched various different rating programs depending upon the type of building, including: 

• IGBC Green homes version 2 – This has been designed for rating new residential buildings like gated communities, individual homes, residential flats, etc.

• IGBC Green Factory Building – This has been designed for the upcoming and existing factory buildings like industries, etc.

• IGBC Green SEZs – This has been designed for Special Economic Zones (SEZ) and for their ratings to meet the guidelines of Ministry of Commerce & Industry (MoCI).

• IGBC Green Townships – This has been developed for rating Integrated Township developments.

• LEED 2011 for India (New Construction) – This has been designed for those buildings where the operations and designs are completely in the control of the developer or the owner, like institutional buildings, corporate offices, etc.

• LEED 2011 for (Core & Shell) – This rating system is used for projects where the developer has control over the design and construction of the entire core and shell base of the building but does not have any control over the design and construction of the tenant fit-outs, etc. Examples include retails malls, IT Parks, etc. 

• In India, green buildings and eco-friendly homes are gaining momentum and is estimated to account for about 20% of all the constructions by the end of 2030. Among all the cities in India, Chennai is among the best in the development of green buildings. Climatic Zone: cold & cloudy – Himurja office building, Shimla – MLA Hostel, Spiti Climatic Zone: Composite, Faridabad – Transport Corporation of India Ltd, Delhi – Tapasya Block (Phase 1), ITC Green Centre (Gurgoan), and Raintree Hotels – Chennai, etc. are a few of the green buildings in India. Among the corporates, Wipro is highly regarded for its green initiatives. There are many green building consultants in India like the Godrej Green Building Consultancy Services, Surmount Energy, Environmental Design Solutions and Spectral Services, etc.
