The Coach House, Lower Lelant

Change of use of garage to residential use ancillary to dwelling and associated

works, with variation of condition 3 in relation to decision notice PA19/02235

to also enable holiday letting in conjunction with The Coach House .

This came to committee last April - The committee objected to it on the

grounds of: ‘Substandard living accommodation and poor design. Insufficient

fenestration – resulting in lack of light’ but the officer granted permission. I

think we must have agreed to disagree because it wasn’t a strong enough case

to go to West Area committee.’

Wingletang, 5 Academy Terrace, St Ives

Ground floor front bay with french doors and balcony above, enlargement of front dormer window, loft conversion with installation of rear dormer window and associated internal alterations. Erection of a ground floor lean to extension to the rear.

Last discussed at the February meeting. The committee put forward this comment:- Strongest Possible Objection. Request for this application to be called to Committee should the Case Officer be minded to approve. This is a small terrace that has managed to retain its original character, escaping any major changes over recent years. Thus far, all the gardens remain intact. The design proposals are out of keeping with St Ives and will be detrimental to the streetscape and the general quality of the terrace. The rear extension also has drainage issues. Proposals are contrary to NDP policies BE1, BE5 and GD1.
