We currently only consider loans that meet the following criteria:

• Development Funding post acquisition with max LTGDV 65% & LTC 75%

• Full Valid Planning Permission in place

• There is a clear exit from the project, ie sale off plan or open market, or a secured refinance

• First Charge Security – ie no other lenders or loans active on the asset

• The Borrower is not a private individual and there is no family home in the security

• Bridging – in some cases, we will consider a portion of bridging as a precursor to

development

• Currently reviewing initial information in order to issue terms on 5/6 projects.

• We have turned down funding on 5/6 projects to date, based on LTV/LTC being too high

(inadequate equity), lack of proper experience/expertise and unrealistic sales assumptions.
