The Property & Setting
Black Stables Estate is set on 11+ acres
located within Farmlands, an original 64
acre protected estate overlooking the
Sakonnet River. The estate encompasses
a recently built 4,400+ sq. ft. Home, a
separate Guest House, a Barn with Stables
for 6 horses, and a Garden Shed with
an attached Greenhouse. The handsome
10-room Manor House features two field-
stone fireplaces, a Chef’s Kitchen, Great
Room and an open floorplan with magnif-
icent views of the meadows, pastures and
the sea. The home is just 10 minutes from
historic Newport and the Carnegie Abbey
Sporting Club.
The historic Guest House was built as a farmhouse in the 1700’s. This post-and-
beam 1763 sq. ft. home was owned for several generations in the 1800s by the
Hazard family, including Thomas R. Hazard, a locally prominent farmer, author,
and textile manufacturer. The house has recently been renovated and now
features an open living room and country kitchen with exposed beams and a
double-sided fireplace. Hardwood floors, mantels, and an original open hearth
kitchen fireplace enhance the historic atmosphere. There is a full bath on the first
floor, as well as a laundry room. The second floor features a large bedroom, a
second smaller room, and a second full bath.
The Guest House
This handsome 4402-square-foot, shinglestyle home evokes the grandeur of Newport’s traditional seaside
mansions, with its high quality construction. Built by Old Port Homes in 2006, the house is sited to optimize
the magnificent views of land and sea. Its southeasterly orientation takes full advantage of the beautiful light
and warming sun.
The house offers a large master suite, three additional bedrooms and three full bathrooms, plus generously
sized rooms for socializing and relaxing. Local fieldstone accents the foundation. A wide bluestone walkway
leads to the front door. From the Foyer, one looks through to the Great Room. Floor-to-ceiling windows overlook
a mahogany terrace and circular verandah, with the green meadows beyond. The open Great Room features
cathedral ceilings, a wood-burning fieldstone fireplace and red pine flooring.
To the right of the Great Room is the Study/Library, with a second wood-burning fieldstone fireplace and French
doors leading to the terrace. The formal Dining Room is appointed with a temperature-controlled wine closet
accommodating more than 100 bottles. Across the Foyer from the Dining Room is the downstairs guest bed-
room, with adjacent full bath. The Chef’s Kitchen is highlighted by state-of-the-art stainless-steel appliances,
cherry cabinetry, and granite countertops. A welcoming breakfast bay with views of meadows is adjacent to
the Kitchen. A Mud Room leads to the 2-1/2-car Garage.
The second level centers on a Balcony and sitting area overlooking the Great Room. The master suite and two
guest bedrooms radiate from this sunny central space.
The Master Suite enjoys views over the meadows to the bay, and features a walk-in closet and a lovely Breakfast
Balcony. A large, ensuite spa bathroom includes double sinks, a soaking tub, and a shower.
The two additional bedrooms, both with large closets, share a bath. A full-service laundry room is located on
the second level. A short hallway leads to an office which could serve as a fifth bedroom or a studio. A home
theater is located on the third level. This well-planned home also features a surround-sound system, WiFi, CAT
wiring, a security alarm system, and an electric gate.
The Residence
The main stables consist of four
10 X 12 stalls with clay bases. There is
a tack room, a heated office, laundry
room and bathroom. On the second
floor of the main barn is a huge fully
equipped fitness studio. The hay loft
doors open, bringing in a fresh
breeze and a vista of the countryside.
An additional building has two more
stalls with an attached greenhouse
and a garden shed.
