July 22, 2010 - Over 80 brave HBA members and family came out to enjoy baseball, hotdogs and fellowship at HBA’s Night at the Dash.
HBA attendees enjoyed all you can eat hotdogs, hamburgers,
chips and soft drinks on the Rhino Party Deck. The record-breaking temperatures sent everyone searching for shade and hoping for a cool breeze. In the end, the win by the Dash made an evening in the sweltering heat well worthwhile!
The Dash won in the ninth inning Thursday night, when Jon Gilmore hit a bases-loaded sacrifice fly to score. Kyle Shelton and the Dash walked off a 5-4 winner against Potomac at BB&T Ballpark. Winston overcame two Tyler Moore home runs and a pair of early deficits against major leaguer Scott Olsen to take the first game of the series.

PRESIDENT’S MESSAGERich Achor – ARENA Builders
P. T. Barnum is credited with the saying “A sucker is born everyday...” although word has it, he stole it.
Let me play out a scenario and see if it sounds familiar to you. A business man goes to collect from a customer who owes him $35,000 for several completed jobs. The customer has been paid for the jobs but explains to the businessman that he has no money to pay him, but he has a proposition. If the businessman will do this next job, let’s say it is a $6000 job, he will be paid for it and will pay the businessman $5000 on Friday and then get additional payments to the businessman as he finishes more work. Sound familiar? Bought into it?
How about this one? “I have a job for you but it is only good for this much (below your hard cost)? Bought into the story; “well I need to take the work; somebody is going to do it, might as well be me? At least I will have some cash generation. “Cash generation at a negative margin is negative cash generation, guess how the customer who couldn’t pay his bills got there?
The refrain is the banks won’t loan any money, the appraisers are killing us, and the offers coming in are ridiculous. Take a step back and think about the situation from the other side. If you were the bank and you had taken back three houses in a neighborhood, still had them to sell and were worried that a couple others were about to become yours, would you lend money to someone to spec build a fresh new property to compete with what you had to unload? If you were an appraiser and your livelihood was based on providing an accurate picture of what a property could reasonably sell for to a buyer besides the one in the contract, would you place the value at or above the contract price? When you enter into a negotiation to buy something, do you attempt to get a better deal than offered?
Want a speculative construction loan? Put together a strong picture of why this house, in this location, at this price, will sell then take it to a bank that does not have property on the books in that neighborhood. Want an appraisal to come in strong? Price your house in competition of what is available similarly. Want a reasonable offer? Don’t accept an unreasonable one.
The market is sick, volume is down, margins are down or non-existent, it has been down for longer than any of us expected or projected. It is going to get better but it is not going to get better until we get rid of the foreclosures, get rid of the poor businessmen willing to do a job below cost, and get rid of the customers who don’t pay and string you along.
How do we help the market move along? If you get an unreasonable offer send them searching out a foreclosure. Once it is gone - it is gone, but remind them “Buyer beware”. Who knows what shape that foreclosure is in, who will be there to fix the problems, who do they call when the plumbing or the roof leaks, the driveway settles or the foundation cracks? With you they have a warranty. Tell the P. T. Barnums “pay me or no more work”, let your competitor go out of business working for them for free. Tell the custom homebuyers pricing you and 8 others; they get what they pay for. If someone is willing to do the job below cost, they get what they pay for. Don’t you do it. Tell them you are an honest businessman looking to make a reasonable living. They don’t work for free; neither do you, your employees or your subs. Being a good businessman means knowing your true costs and staying at prices above them.
It is time to quit complaining, start doing something positive for your business and REMEMBER to VOTE in November. Don’t be a sucker!

After a break in July, the NAHB Remodelers resume activities with our next meeting August 10th at the Deacon Tower. Social begins at 6:00 followed by dinner at 6:30 and program at 7:00. John Anderson with Insulation Solutions will be our presenter and discuss the various insulation options now available to remodelers. Advantages and
disadvantages of each insulation type will be discussed. Given the record temperatures this month, this is one topic that should be of great interest to all of us. Please come prepared to ask all your insulation related questions.
During our meeting, I would also like remodelers to briefly discuss your jobs that have involved lead paint containment procedures. Any insight or details you can share with the group will be appreciated.
We will also discuss the leadership of the Remodelers Council for 2011. Please call Jerry or me with suggested nominations for the president, VP, Treasurer, and Membership in 2011.

On July 28th, Nick Pacula at student at Forsyth Technical College received the Lewis R. Wilson Merit Award. This is the second award the Women’s Council has given this year.
I recently spoke with the mother of our Career Center recipient and he is going to attend Forsyth Tech and has used his Merit Award funds to pay his tuition. I would like to take this opportunity to thank the HBA membership for their support of our raffle at the Triad Home and Garden Show and the members who personally donated money to enable us to reach our goal of $1,000 for the two awards.
At our August meeting we will be kicking off our wrapping paper sales and planning our September meeting which will be our annual membership drive meeting.

I can hardly believe my 4-year milestone as your Joint Government Affairs Director will soon be reached! It’s very gratifying to look back and feel that it’s been fast, fun, and a terrific learning experience. However, most gratifying is to see how much we have grown together in our effectiveness, especially in keeping our local communities attractive places in which to live, work and build. Below are just a few of the major ways your Joint Govt. Affairs Department, other HBAWS & WSRAR staff and our members are currently working together for continued positive changes.
Annual Political Mixer – August 24th
Each year, Home Builders and REALTORS come together for one of our few joint membership meetings. Once again, this year’s Political Mixer is at Bridger Field House and will provide opportunities to catch up with old friends and talk with candidates running for national, state and local positions. There are over 80 candidates on the November ballot for seats serving this area. We need the largest crowd possible. PLEASE make a special effort to be there! The more of us there, the more powerful our message: “Our votes are important and keeping housing strong is essential for getting (and keeping) our economy back on track.”
Keeping You Updated and Educated I am your watchdog. I sniff out what’s going on from local government websites and keep open communication with government staff and officials, monitor meeting agendas and newspapers, study proposed regulations and plans and often attend local planning board and council meetings. What I learn is relayed to you through the Partners in Housing UPDATE newsletter (found on our websites and WSRAR Wednesday e-letter).
In addition, other staff and I organize educational opportunities about government affairs issues that affect building and real estate. Two upcoming programs include one for Realtors® Commercial Alliance (RCA) members at its August meeting, where they will learn about the
W-S / Forsyth Co. Planning staff’s address and street name corrections project and how it will affect databases often used by real estate agents. The second is for all members on September 21st when City-County Inspections staff will be the presenters. Watch for specifics on this program in upcoming Partners in Housing UPDATEs.
Working with Local GovernmentsWhen local boards see me, they know I’m there to advocate for values and issues important to REALTORS® and Home Builders, such as open government, reasonable and balanced solutions to problems and keeping the dream of homeownership alive. However, the quieter work that results in concrete improvements and savings is achieved through the small, volunteer groups of members, just like you, that I work with. I am normally assisting from 1 to 3 adhoc groups who roll-up their sleeves, educate themselves about a problem or issue and work closely with government staff, elected officials, and fellow citizens to improve a public regulation, policy or approval process.
Again, I appreciate the opportunity of serving you and our community in these and other ways. Know that my door is always open and always ready to help you get involved in making a difference. Just give me a call, and I’ll have you plugged into the fascinating world of government affairs in no time!
