Background of the Company
Kamats Holidays is a unit of Kamat Hotels (India) Ltd. It is a sister concern of Orchid
Hotels. It manages and runs the following hotels Kamats Silvassa Resort-Silvassa,
Kamats Siddharth-Nasik, Kamats Murud Beach Resort-Murud-Harnai, Hotel Mango-
Sawantwadi, Tourist Reception Centre-Sawantwadi, Green Valley Resort- Amboli and
Lotus Suites- Goa. It is also an MTDC authorized agent. It’s headed by Mr. Vikram
Kamat. Mr. Gautam Banerjee is the Regional Manager of these properties. Hotel Mango-
Sawantwadi and Tourist Reception Centre-Sawantwadi is headed by Mr. Abhay Sawant
who is the acting General Manager of these properties. Mr. Kamlesh Patil is the General
Manager of Hotel Green valley Resorts. Mr. John Peter is the General Manager of Lotus
Suites, Goa.
Kamat Hotels (India) Limited (KHIL) was incorporated on March 21,
1986 by Late Mr. Venketesh Krishna Kamat and his associates with the main object of
setting up and running of hotels and related business. The Company obtained the
Certificate of Commencement of Business on March 31ST, 1986.
The Growth Pattern
Satkar Restaurant, opposite Churchgate Station at Mumbai was the first Restaurant
started in the year 1958 with 144 covers. The popularity of the Restaurant and demand
for vegetarian fast food resulted in increase in covers to 204 as on date, which is the
maximum possible considering the constraints of space and laws prevailing at the place.
The success of Satkar Restaurant and increasing demand for fast-food prompted the
group to launch Samrat Restaurant at Churchgate in 1972 with 260 covers, which were
increased to 385 in 1977.
In the year 1974 the group added another Restaurant at D.N.Road named 'Suvidha'
which serves South Indian dishes and seats 60 covers. In the same year, Kamats ventured
in Departmental Stores (Asiatic) opposite Churchgate Station and properties.
In 1977 Suruchi Restaurant at New Marine Lines with 72 covers was started.
In 1980 the group ventured in Non- vegetarian eatery with Suruchi Bar and
Restaurant in Mumbai with 80 covers.
In 1983 one more Restaurant namely 'Status' was started in Mumbai with 175 covers
which was increased to 198 covers in 1998. A banquet hall by the name 'SENATE' was
opened for conducting Press Meets, Anniversaries, receptions, send offs, inaugurations,
engagements, seminars etc.
In the same year i.e. 1983 Kamat Super Snacks Restaurant was also started in
Mumbai at Cuffe Parade with 92 covers. This was first of its kind in the Vegetarian fast
food category.
In 1984 - Santoor at Cuffe Parade with 122 covers was started.
In 1986 the Company KAMAT HOTELS (INDIA) LIMITED was incorporated on
21st March, 1986.
1986 - Take over of the first residential hotel in Vapi - Shalimar Hotel
In 1986 the group purchased a Residential Hotel at Khandala, a Hill Resort, between
Mumbai & Poona. In the same year, Kamat Super Snacks was also started at Nana
Chowk, Mumbai with 69 covers.
In 1987 Waikiki Restaurant was taken over with 176 covers at Mumbai on operational
Contract basis.
In 1988 the group built a Three Star Hotel with 32 rooms in first phase with provision
for another 60 rooms at Silvassa, a Union Territory, about 160 kms from Mumbai.
In the same year another Restaurant named Santoor with 68 covers was started at
Nariman Point, Mumbai.
In 1990 - Plaza Hotel which was a four star Hotel in operation with 81 rooms `situated
near Domestic Airport was purchased. The Hotel was remodeled and a Family Club with
discotheque ' Go Bananas' was started.
In 1991 the group started Kamat Excelsior Restaurant at Mumbai with 76 covers.
In 1992, a Club at Goregaon with 1750 member’s families and a club at
Lokhandwala were started with 950 member’s families. In addition the group obtained
Harnai Fort & Murud Harnai Beach Resort a beautiful picturesque sight for
development of Resort Hotel at location of 247 kms from Mumbai, the West Coast of the
Indian Peninsula.
In 1993 Kamat Singapore Restaurant was opened with 120 covers in Singapore.
In 1994 - The Group went public for the first time
In 1995 - Inception of the Kamats Catering Institute at Goregaon.
Kamats Tours & Travels established in July 1995
In September, 1995 the Management of Kamats Plaza decided to upgrade and
reopen the property as a Five Star Hotel.
In July, 1996 Hotel Siddharth (Nasik) - 32 rooms - 3 star hotel with permit room & a
turnover of Rs. 76 lakhs in 2000/01, was taken over under a management contract for 35
years.
In September, 1997 - The Orchid, An Ecotel Hotel, Asia's first Eco Friendly Five Star
Hotel was opened to Public on 27th September, 1997.
In 1998, one more Restaurant was added in Singapore with 60 covers named
Gomantak.
In 2001, the Company ventured, abroad by opening two of its branches to begin with in
San Francisco, USA in the name of "Vital Kamat" on Management Contract basis,
further expansion is in the pipe line.
BOARD OF DIRECTORS
The Board is headed by Executive Chairman & Managing Director, Mr. Vithal V.
Kamat supported by the following professional team:
Mr. K. P. Kannampilly:
He has over 30 years of vast experience and holds a P. G. in Hotel Management &
Catering Technology from The Bombay Catering College.
Currently he is a fellow member and the Chairman of the Hotel Catering International
Management Association (HCIMA), London, WIRC.
He is also a Board member of Governance of Institute of Hotel Management Catering
Technology, Mumbai.
In his career he has worked with well-known groups like the Spencer Group of Hotels,
Fariyas Group, Hotel Leela Venture and the Raheja Group of Hotels in India.
Ms. Thangam E Philip:
She is a Fellow Member of Hotel Catering & Institutional Management Association,
U.K. and Cookery & Food Association, U.K.
The Indian Association of Occupational Health, Bombay Branch presented her the
prestigious "FIRESTONE AWARD".
She was one of the three women in India to be portrayed on the F.A.O "CERES" Medal,
the others from India being Mrs. Indira Gandhi and Mother Teresa.
In 1976, she was also a recipient of the 'PADMASHREE' and was also conferred the
Knighthood of the Order of 'CORDON BLEU DU SAINT ESPRIT.'
She was the Principal Emeritus - Institute of Hotel Management, Catering technology &
applied Nutrition, Mumbai.
Mr. Ramesh N. Shanbhag:
He has been associated with the group for the past 30 years.
On 30th January 1999, he was inducted into the company as a Director and effective from
29th September 2000 was appointed Whole-Time Director of the company.
He is also the Director of Kamat Chain of Restaurants and Hotels and Director of other
Kamats Group Companies.
Mr. S. S. Thakur:
He held important positions in his long professional career in the field of banking and
foreign exchange.
He was the Controller of Foreign Exchange, Reserve Bank of India.
For over 31 years, he served the Reserve Bank of India in different capacities.
He was the Chairman of HDFC Bank for 7 years.
He was a Senior Adviser of United Nations Development Programme (UNDP).
In January 1988, he joined the U. N. International Civil Service as Senior Adviser, UNDP
and worked in Zambia as adviser to the Governor, Bank of Zambia for 6 years.
He was inducted into the company as the Director on 28th July 2003.
Mr. V. P. Khurana:
He has over 32 years of experience in the areas of banking and finance.
He has done a P.G. in Philosophy holder from Delhi University.
On 28th September 2004, he was appointed Small Shareholders Nominee Director of the
Company.
He started his career as a Probationary Officer with State Bank of Hyderabad in 1972,
and has held senior positions with Indian as well as International Commercial Banks.
Mr. Pravin N. Ghatalia:
He has over 40 years of experience as a Chartered Accountant.
He was associated with M/s Price Waterhouse as a senior partner for more than 35 years.
His work experience includes some of the biggest corporate houses namely Colgate
Palmolive India, Bayer India Ltd, Reliance Group etc.
On 23rd October 2004, he was inducted as Director of the company.
Mrs. Rajyalakshmi Rao:
She has done an MBA in marketing and MS (Advertising) from University of Illinois-
Urbana Champaign, USA,
She is a Member of National Commission for Consumer Grievances Redressal, India,
On 22nd January 2004, she was inducted as Director of the company.
Mr. Vishal V. Kamat:
He is a science graduate (BSc) and completed his Hotel Management from the Institute of
Hotel Management and Technology and Applied Nutrition (IHMCTAN), Mumbai.
On 29th September 2003, he was appointed as Director of the Company
In April 2005, he became the Executive Director of the Company.
Mr. Suhail Kannampilly:
He holds a Diploma in Hotel Management and Catering Technology from Institute of
Hotel Management, Mumbai.
On 22nd January 2005, he was inducted as Director of the Company,
He assists in various projects.
Mr. T. M. Mohan Nambiar
He is a senior Chartered Accountant and has held key positions in Finance
On 30th April, 2006 he was inducted as Director of the Company,
He had been associated with ACC Ltd for about 27 years and held the office of Managing
Director of the Company. He is Director on the Board of various reputed companies like
Ion Exchange, Carborandum Universal, and Coromandal Fertilizers etc.
Mr. Vikram V. Kamat:
He is a science graduate (BSc) and completed his Hotel Management from the Institute of
Hotel Management and Technology and Applied Nutrition (IHMCTAN), Mumbai.
On 22nd July, 2006, he was appointed as Director of the Company
Management Team
The day to day affairs of the hotel are looked after by Mr. Vithal Kamat, Executive
Chairman & Managing Director, and Mr. K .P. Kannampilly, Wholetime Technical
Director who are assisted by a team of professionals at various levels. All the members of
the Board have wide years of experience and knowledge in the Hospitality Industry for
the last 30 years. The other key people include the Chief Financial Officer (CFO),
Company Secretary, Manager -Accounts, Clubs and Vice President (Operations),
Marketing, Productions and Engineering.

Mr. Sanjeev Oberoi (Vice-President - Operations)
An achiever and a passionate hotelier by nature. He has been exposed to all the functions
of a hotel and has a record of consistently meeting all deadlines. Has been in the Hotel
Industry for over 22 years. Worked for Oberoi, Choice Hotels, Everest hotel, Stamford
Court, etc. Overseas experience in Baghdad, Singapore, Thailand, Vietnam and Nepal.
Mr. K.P. Das (Vice-President - Engineering & Projects)
A diploma holder in Mechanical Engineering, he has over 32 years experience in
Maintenance. Worked for TIFR, Tylos Hotel, Ritz Group & The Retreat. Overseas
experience in Bahrain.
Mr. Sanjay Malkani (Vice-President - F & B Production)
A Diploma in Kitchen Management from the Oberoi School of Management. Been in the
F & B function for over 22 years. Worked for Oberoi & Sabco. Overseas experience in
Iraq, Nepal & Muscat.
Ms. Delyse Braganza (Vice President - Sales & Marketing)
A Postgraduate in Personnel & Marketing Management, she has been working in Hotel
industry for over 18 years. Was responsible for Marketing and positioning The Retreat as
the most successful Conference venue in the Western region. Worked for Fariyas Group
of Hotels and Raheja Group of Hotels.
Creating milestones, making history.
Being the only environment-friendly hospitality group in the country, the group under the
guidance of its CMD, Mr. Vithal Kamat has taken up the task to spread the green
message across India. It has been creating a nationwide green hotel's chain not only in
bigger cities but also in smaller cities as well.
Working on the philosophy of three R's - Reduce, Reuse and Recycle, the group strongly
believes that the real growth of the group as well as the hotel industry lies not only in
metros but also in smaller towns.
The group follows stringent environment norms and is whole-heartedly committed
towards the cause of environment and improving social awareness.
KHIL (Kamats Hotels India Limited)
With a turnover of over Rs. 80 crores (2006) and approximately 10 thousand
shareholders, KHIL is listed on the Bombay Stock Exchange (BSE) and the National
Stock Exchange (NSE).
The EPS of the Company is currently at around Rs. 9/- and the management is confident
of improving the same through its continuous efforts.
The company's Initial Public Issue of 51,00,000 shares aggregating to Rs. 30.60 crores
and Non-Convertible Debentures aggregating to Rs. 5.50 crores were over subscribed by
3.65 times. Since then it has been paying a beneficial dividend of approximately 10 % per
annum to its shareholders.
Kamats Silvassa Resort-Silvassa
Nestled in the nature's lap at Silvassa, the capital of the tiny former Portuguese colony of
Dadra & Nagar Haveli, the resort captures the essence of this natural dream haven in its

Kamats Murud Beach Resort-Murud-Harnai
Kamats Murud Beach Resorts is situated at Dapoli 169 kms from the District capital
Ratnagiri. This area is not only famous for "Alfanso Mangoes" but also historical
importance as many eminent politicians, Educationist, Freedom fighters and Social
revolutionaries belong to Dapoli Taluka. (E.g. Baba saheb Ambedkar, Lokmanya Tilak,
Sane Guruji, Maharshi Karve & many more). Murud especially is famous for its long

wooden toys. The toys are exported all over the world.

Kamats Tourist Reception Center:
Location on NH 17 and the brand KAMAT helps attract business. People stop over
for food and stay on their way to Goa. Other visitors include travelers to other tourist
destinations nearby like Amboli, Ganpatiphule, and Tarkarli etc. A majority of the
visitors are people traveling between Goa and Mumbai. Other visitors include people
traveling from Pune, Belgaum and Kolhapur. The duration of their trip is around six
to seven days.

A hill resort located on Amboli Hills It might face competition from an MTDC
property coming up in the vicinity, right in front of Green Valley Resorts Other hotels
in the region are Hotel JRD International, Hotel Green Palace, Hotel Shiv Malhar and
Hotel Green Palace. Hotel JRD International is located on the main road and has a
small swimming pool. Being on the main road hotel JRD is easier to locate. It needs
some recreation facility for children. Alcohol should be allowed to be served at the
hotel.

ANALYSIS OF RESEARCH DONE ON CONSUMER
BEHAVIOUR AT SAWANTWADI
The Tourists visiting Sawantwadi are mainly those traveling between Mumbai to
Goa. An approximate 25% comprises of others visiting from neighboring areas either
on a business trip or on a vacation. The tourist visiting from neighboring areas
includes people from Belgaum, Kolhapur & Sholapur. Most of the travelers are on 6-
day trip and stay at Sawantwadi for a day or two. A majority of the respondents were
not aware of our properties, although they said that they have heard about the name
Kamats in general. A lot of people visiting Kamats restaurant were Gujarati
/vegetarians. The name Kamats emerged as a word synonymous with good vegetarian
food. Most of the tourists travel by their own vehicle. Many Gujarati businessmen
travel to this place. A majority of them travel along with their families.
GOA
India's smallest state in terms of area and the fourth smallest in terms of population.
Located on the west coast of India in the region known as the Konkan, it is bounded by
the state of Maharashtra to the north, Karnataka to the east and south and the Arabian Sea
forms its western coast.
Panaji (Panjim) is the state's capital, Vasco-da-Gama (Vasco) the largest city, while the
historic city of Margao still exhibits the the influence of Portuguese culture. Portuguese
merchants first landed in Goa in the 15th century, and annexed it soon after. The
Portuguese colony existed for about 450 years (one of the longest held colonial
possessions in the world), until it was taken over by India in 1961.
Renowned for its beaches, Goa is visited by hundreds of thousands of international and
domestic tourists each year. Goa is also known for its temples and world heritage
architecture including the Basilica of Bom Jesus in Old Goa, which makes it one of the
biggest Christian pilgrimage sites in Asia.Goa also has rich flora and fauna, owing to its
location on the Western Ghats range, which are classified as a biodiversity hotspot

Some information and statistics were also collected from Tourist
information center of Goa Tourism Development Office.
The tourists coming to Goa do not wish to move out of Goa, because there
are plenty of places to visit in Goa itself. A person would not like to move out of Goa,
driving for 2 hrs just to see just one or two places. It was also found that tourist visit
Hampi because it is well connected via train contrary to other places. It also was felt
that tourist’s do not have enough information on places around Goa. The travel agents
as well as tourist need much more information on tourist places in and around
Sawantwadi and information on rates, places to stay, and events. The response
received was, “there are enough beaches in Goa, so why would a tourist move out of
Goa to see just one beach or a waterfall”. Apart from all that, security and language is
a concern. A Chartered tourist coming to Goa stays for a minimum of 7 nights and a
maximum of 182 days. The tourists also need more facilities, which is difficult to find
in places out of Goa. It was also said that many tourists come for specific purposes on
a visit to India e.g. some may like to visit Vineyards in Nasik in such a case the travel
agent would be better able to guide them if they have information on the hotels and
properties at these places.
The travel agents in Goa were mainly interested in Lotus Suites, Goa but
wanted someone to talk to them on rates and commission. The season time is from
Mid October to end of April. The travel agents showed interest in the scuba diving
facility, coming up in Tarkarli.
Goa gets a large number of charter tourists and its increasing every year. The total
arrivals for the season 2006-07(1st Oct.-5th May) was 1, 69,716. The information on
Charter tourists was obtained from Goa Tourist Information Centre, Panjim.

TARKARLI
Kamats Holidays is planning to come up with a property in Tarkarli. I visited the place
to asses the market potential of the place as a tourist destination.
The Place: 550 odd kms from Mumbai this is a lovely beach with clean sand and
sparkling waters - and barely a soul around. On the whole, the MTDC resort is good,
accomodation is in the form of cute Konkani huts with sloping roofs! They can get you
any kind of seafood as long as you give them a few hours notice. Beer is available, but
comes wrapped in newspaper in Bisleri cartons and can be had in the dining area.
Getting There- If you are planning to take a bus from Pune/Mumbai, Pune is definitely
the better option. During the day only state transport buses run from Mumbai and apart
from the fact that they are not the most comfortable, they take ages to get anywhere.
Things to Do: Nothing beats being on the beach. But there is a backwater cruise you can
do.Go early in the morning if you want to see the dolphins. If you want to see a fort, take
a ferry to the Sindhudurg fort out at sea. It’s also coming up with Scuba diving during
diwali time in September or October.

Scuba diving will start during diwali time in September or October. The booking will be
done at the MTDC hotel. A private player has come up with the concept. The rates have
not been decided so far. MTDC has a decent enough hotel here, apart from the hotel; it
also has two houseboats on the “Karli” river. The houseboats also have a restaurant.
MTDC also has water scooters and motorized boats to give passengers a ride. The water
scooter charges are Rs.60.

CONCLUSION
There is not much of geographical difference between Goa and the tourist places
in Sindhudurgh region, yet people do not wish to move out of Goa when it comes to
tourism. Therefore the problem lies in the mindset of people, which can be changed by
providing information and creating awareness about the region. The government needs to
do more to change the situation. Transportation is a major problem. No tourist will travel
in a state transport bus on a vacation. There are few who move on chartered buses, but for
that you need a large group of people. The region needs a tourism promotion campaign.
Travel agents, Hotels and Government need to work together to develop this area into a
major tourist destination.
