“The government attaches great importance to the design of the built environment. Good design is indivisible from good planning and should contribute positively to making places better for people. The government’s objective for the planning system is to promote good design that ensures attractive, usable and durable places. This is a key element in achieving sustainable development.” — Draft National Planning Statement, August 2011

at the moment.’ ‘Impression is important with offices.’ ‘People are looking for something with character and good

In Sheffield the Grade 1 listed town hall was refurbished and public square around it has been upgraded. Two further public squares, Millennium Square and St Paul’s Place were created. The first commercial office building at St Paul’s Place was pre-let at a record rental level for the city. Vacant and underused sites near City Hall are being developed brining new jobs and prosperity to the city

4. the drivers of growth

“On average as the share of a country’s population that is urban rises by 10%, the country’s per capita output increases by 30%. Per capital incomes are almost four times higher in those countries where a majority of people live in cities than in those countries where a majority of people live in rural areas.” - Edward Glaeser (based in UN population data)

“Our major metros already generate more than three-quarters of our gross domestic product…the next economy will be largely metropolitan, in form and function. 100 metropolitan areas that after decades of growth take up only twelve percent of our land mass, but harbour two-thirds of our population and generate seventy-five percent of our gross domestic product.” - Bruce Katz, Vice President and Director of the Metropolitan Policy Program at the Brookings institution 2010
