ALTA Survey For Commercial Sites

Commercial real estate transactions and projects are very different from residential ones. Most commercial projects need to satisfy an array of local, municipal and state guidelines and laws. There are several rules at play: massive real estate projects must not overload public infrastructure, they must be in compliance with several environment laws, buildings and sites must satisfy zoning requirements, not trigger traffic congestion and more.

Most commercial real estate transactions require an ALTA Survey which provides information relating to easements, rights-of-way, exact boundaries, encroachments and other factors influencing the future use and ownership of land or commercial property. Land title surveys provide enough information which can be used to reduce the risk of those who are involved within the commercial property transaction. ALTA surveys may also be modified to include optional information which is needed based on the location (flood zone, environment risk area, etc) and nature of business (factory, senior care center, restaurant, car dealer, shopping mall, hospital, etc). Examples below are ALTA survey projects SRN has completed recently.
