Rebate Basics

With more than two decades of experience in the real estate business, Todd

Beardsley works to provide his clients with expert guidance and negotiation

during every stage of the home buying or selling process. In 2006, Todd

Beardsley established Menlo Atherton Realty as a commission rebate-based real

estate company to set the business apart from traditional real estate companies,

which only offer services based on a set commission.

Rebate Basics

A relatively new concept in the real estate industry, commission rebates are a way to

make home buying less expensive for the buyer while making a particular realtor or

real estate company more attractive and more likely to receive the commission.

Ordinarily, a real estate agent will take a commission of about 3 percent of the

purchase price. With an agent working on the commission rebate model, the agent

rebates a portion of his or her commission, usually 1 to 2 percent, to the buyer. That

money goes back into the house for repairs, moving costs, decorating, and the like.

The rebate is non-taxable, provided that it appears on the HUD-1 closing statement .
