WELCOME
Welcome to the inaugural issue of the Sanctuary Falls magazine, ‘Sanctuary’.
We look forward to making this magazine one of the integral channels of
communication with our residents during the construction of the project and
beyond. Over the last year, we have been working extremely hard to deliver on
our commitment to our residents. We have made substantial progress on the
construction of Sanctuary Falls with the project now close to 70% complete.
We are also very excited to report that earlier this year we have completed
our show villa and it is now open for viewing by appointment. With ‘quality’
as the key fundamental and core of our development philosophy, we hope to
showcase the high quality workmanship, world-class materials and finishes for the Sanctuary Falls project through our
show villa. At Sanctuary Falls, we have ensured that the integral quality of our product offering is second to none and
that your Sanctuary Falls investment will stand the test of time.
With the market maturing and becoming driven by end-users, we believe purchasers will gravitate towards quality real
estate, creating stable demand and maintaining value for developments such as Sanctuary Falls. In particular, we have
seen that the “luxury villa” market segment has exhibited a greater demand inelasticity than other real estate asset
classes, and one where discerning purchasers will pay the price when offered the right value proposition.
On the supply side, of the total future residential supply of 37,000 units due to be delivered by 2012, only 23% is villa
stock. Further, it is interesting to note, that only 1,400 of these units are in the luxury villa segment. Given this limited
supply of luxury villas in the market and purchasers’ increasing demand for quality, we believe that this real estate class
will recover more rapidly than other asset classes.
A recent review of luxury golf and waterfront villa projects already show signs of recovery with prices stabilizing over
the last 6 months. The pricing trend and the demand-supply equation for the “luxury villa” market segment further
confirms the fact that if we are not already at the bottom of the market, we are very close to it. Dubai continues to build
on its strong fundamentals, and its investments in infrastructure will allow the city to position itself as a major gateway
into the emerging markets of the MENASA region. We see this development, together with activity in the ‘second home’
villa market, as major drivers for sustained demand going forward. We foresee these drivers to contribute extensively
to an upward trend for luxury villa prices in the future.
As we forge ahead toward future milestones, we look forward to realizing our vision for Sanctuary Falls and delivering
an award-winning community that our residents will be proud to call home.

Having moved from concept to reality, the development
is moving steadily ahead. There are a total of 96
villas in the project with 73 villas currently under
construction and at various stages of development.
The show villa has been completed and is now open
for viewing by appointment only.
The project now stands at 70% complete and based
on the current construction program, delivery of
villas to our first residents shall begin in Q2 2011
(depending on provision of infrastructure by the
Master Developer). Construction work on the
remaining 23 villas will commence shortly with
completion scheduled for Q1 2012.
Golf Courses - The Earth and Fire courses have both been open for
play since 2009 with the Earth course once again hosting this year’s
Dubai World Championship (November 25 to November 28 2010).
The European Tour and Nakheel have both confirmed support for the
championship through to 2012.
Clubhouse & Amenities - The Norman Clubhouse surrounded by
two rapidly maturing golf courses proudly stands adjacent to the
practice facility and the 18th greens of the Earth and Fire courses.
The structure of this impressive 131,000 ft² building is now complete
with work to begin on the interior fit-out and landscaping. Whilst the
Norman Clubhouse is under construction, ‘The Club’, a temporary 2
storey facility overlooking the 18th hole has been set up to service
the Dubai World Championship as well as to provide services to
members for golf play on both the Earth and Fire courses. ‘The Club’
will remain functional until the Norman Clubhouse opens its doors.
Located opposite to the Norman Clubhouse, is the Tennis Academy
which is complete and open for use.
Other Projects - We are also pleased to see that other residential
developments around us in Jumeirah Golf Estates are progressing
well. This is critical as it will quickly make Jumeirah Golf Estates, a
mature master residential community with 725 villas completed
by the end of 2011 (according to latest projections). Jumeirah Golf
Estates will become a vibrant and thriving golf community with world-
class amenities, two championship level golf courses and state-of-the-
art golf training facilities.
Infrastructure Development - The last 12 months have been
challenging for Dubai World and Nakheel, as the companies have
gone through a complex restructuring process. However, the recent
confirmation by the Dubai government to provide financial support
to the Jumeirah Golf Estates project is extremely positive. While
approximately 70% of the main infrastructure services for Jumeirah
Golf Estates are in place, we look forward to the imminent resumption
of construction to complete the balance infrastructure works including
road networks and utilities.

The kitchen is by famed Italian designers Scavolini. True to

The Race to Dubai is a US$7,500,000 season-long
competition spanning a minimum of 47 tournaments
on The 2010 European Tour International Schedule.
The Race to Dubai winner will receive The Harry Vardon
Trophy (first awarded in 1937), US$1,500,000 from the
US$7,500,000 Bonus Pool and a seven year European Tour
Card exemption. The winner of The Race to Dubai will secure
Category 1 Membership of The European Tour similar to the
winners of The Open Championship, the US Open, the US
PGA Championship and the Masters Tournament. The Bonus
Pool will count as Official Money on the final Race to Dubai
standings.
England’s Lee Westwood won the inaugural Race to Dubai
in 2009, winning twice during the season – in the Portugal
Masters and the Dubai World Championship – and
accumulating a record €4,237,762. Northern Ireland’s Rory
McIlroy finished second and 15th place went to Ireland’s
Padraig Harrington.
The Number 1 to 60 players in The Race to Dubai (ranked
according to their earnings from all events on The European

destinations across the globe, the Dubai World Championship
has undoubtedly taken centre stage golf’s ultimate prize.
From the inception of the championship, support has also
been strong. DP World is the main sponsor, while partners
have rolled in, and the big brands have all signed on, with
many more coming through this year. From Ralph Lauren
rolling out signature lines for the championship, to Rolex
providing time keeping and Emirates flying in all the players,
the signs of success are purely evident, proving to show that
this city has a lot more to offer.
With England’s Lee Westwood creating history and winning
the inaugural Dubai World Championship in 2009, the build
up throughout 2010 could not have got any better. Ever
since Robert Carlson’s tee off at precisely 9:25am on that
cool overcast day in Shanghai, amid the staccato burst of
cameras shutters recording the historic moment, Karlsson
contrived to make a birdie, providing the perfect way to start
a contest that would conclude at this year’s Dubai World
Championship.
Fast forward 12 months, and Westwood plundered the biggest
prize in European Tour history with what he insisted was the
most stunning golf of his career. The 36-year-old Englishman
scooped a Dubai World Championship and Order of Merit
double, ripping out a breathtaking course record eight-under
64. He ended the tournament a massive six strokes ahead of
Ross McGowan and eight clear of Rory McIlroy, whose dream
of lifting the Race to Dubai title was shattered despite a final
round of 67.
This year, the 2010 event expects over 70,000 visitors and
golf aficionados from around the world to make their way
through the gates of Jumeirah Golf Estates. What started off
as a big promise to create a spectacular finale has grown into
another success story for this city, and is expected to continue
growing bigger and better, becoming even more legendary in
years to come.
DUBAI WORLD CHAMPIONSHIP
What started off as Dubai’s desire to bring something
unique to the golfing world, transformed into
an exciting partnership between Jumeirah Golf
Estates and the European Tour. It created The Race to Dubai
and gave birth to the Dubai World Championship, which
has quickly become the golfing season’s
ultimate finale. Back in 2008 when the
announcements were made, everything
seemed like a big dream this small city
had. Big lights, big golf course, and yes, you
guessed right, big money.
While everyone stopped to listen, few felt
that Dubai had the confidence to pull it off.
After all, it was big talk. The economic crisis
brought a lot of questions and doubts about
Dubai’s aspirations and what dreams would get shelved. In
all of this, Dubai sat and waited patiently for its moment to
deliver what they promised would be golf’s biggest prize.
Held from November 19 – 22nd 2009, the inaugural Dubai
World Championship proved to be nothing short of an
astounding success. With over 60,000 visitors over a period
of four days, the event enthralled visitors with world-class golf
and fun-filled family entertainment. Millions tuned in to their
television sets, thanks to a host of media that descended
upon this city from around the world, and the
event was a turning point for Jumeirah Golf

golfers, playing 48 different tournaments in 26 different
destinations across the globe, the Dubai World Championship
has undoubtedly taken centre stage golf’s ultimate prize.
From the inception of the championship, support has also
been strong. DP World is the main sponsor, while partners
have rolled in, and the big brands have all signed on, with
many more coming through this year. From Ralph Lauren
rolling out signature lines for the championship, to Rolex
providing time keeping and Emirates flying in all the players,
the signs of success are purely evident, proving to show that
this city has a lot more to offer.
With England’s Lee Westwood creating history and winning
the inaugural Dubai World Championship in 2009, the build
up throughout 2010 could not have got any better. Ever
since Robert Carlson’s tee off at precisely 9:25am on that
cool overcast day in Shanghai, amid the staccato burst of
cameras shutters recording the historic moment, Karlsson
contrived to make a birdie, providing the perfect way to start
a contest that would conclude at this year’s Dubai World
Championship.
Fast forward 12 months, and Westwood plundered the biggest
prize in European Tour history with what he insisted was the
most stunning golf of his career. The 36-year-old Englishman
scooped a Dubai World Championship and Order of Merit
double, ripping out a breathtaking course record eight-under
64. He ended the tournament a massive six strokes ahead of
Ross McGowan and eight clear of Rory McIlroy, whose dream
of lifting the Race to Dubai title was shattered despite a final
round of 67.
This year, the 2010 event expects over 70,000 visitors and
golf aficionados from around the world to make their way
through the gates of Jumeirah Golf Estates. What started off
as a big promise to create a spectacular finale has grown into
another success story for this city, and is expected to continue
growing bigger and better, becoming even more legendary in
years to come.

What started off as Dubai’s desire to bring something

“This short Par 4 is the beginning of a fantastic final stretch. A straight hole played uphill, it’s nothing but risk and reward. A low attracts everything to the left of the fairway which pushes up right under the green. This tee shot has to be played to the left to get the best reward. The safety shot to follow means playing over the low area into a green that slopes away towards a deep low.”
“Significantly longer than the previous hole this is a dog-leg right played over a falaj to a broad fairway that slopes away from the tee and will carry the long drive further. The large lake to which the fairway slopes influences the entire fairway right up to the green. Again, a high risk shot will give you the most reward onto the green.”
