6. IMPORTANTS DATES*2. ELIGIBILITY

i. The Applicant must be a citizen of India, having attained the age of majority, with a mandatory

requirement of having valid PAN card, The Applicant shall be free to make an application even if any of

his/her family members i.e. spouse (if any), dependent/minor children, (if any), has made a separate

application. In the event both such family members are found to be successful, only one shall be

allotted the apartment and the application of the other such family member shall be nullified., A

Company/LLP Trust duly incorporated under applicable law is eligible to apply under this Scheme.

Only one application form for each category shall be allowed to be submitted and a maximum 6

application forms can be submitted by each Applicant.

ii. It is mentioned for the sake of clarity that in the event the Applicant wishes to apply for multiple

categories of Apartments, it shall have to submit separate Application Forms for each such category

along with processing Fees & Earnest Money.

1. APPLICATION FORM

Application are invited from the general public for allotment of residential apartments in the Housing

Project “Hindon Green Valley” Indirapuram (hereinafter referred to as “Project”) being developed by

M/s Rishabh Buildwell Pvt. Ltd. (hereinafter referred to as the “Company”) as per the terms and

conditions as prescribed in this Brochure.

The Applicant has to apply on a prescribed application form, which can be collected from the office of

the company, or any of the branches of Corporation Bank or can be downloaded from the Company's

website www.rishabhgroup.co.in or can be downloaded form Bank's website

3. HOW TO APPLY

i. Completely filled & signed Application form has to be submitted in the authorized

Branch of the Bank, before the last date of submission.

ii. Application form shall be submitted along with the non refundable Registration/

Processing fees of Rs 2,500, and the earnest money of Rs. 50,000 (refundable for

unsuccessful applications), vide two separate DD/PO in favour of ‘M/s Rishabh Buildwell

Private Limited’, in Corporation Bank Branch, on receiving the application form &

DD/PO, the Bank shall give a duly stamped receipt to the Applicant.

iii. After being declared successful in first Draw of lots, the applicant in person will approach

the company’s office, along with all required documents, within 7days of First Draw of

lots, and will complete KYC with 5% Payment after adjusting earnest money to qualify for

the 2nd Draw of lots.

iv. By submitting the Application Form, the Applicant consents that he/she/they/it agrees of

having the knowledge and understanding of the terms and conditions of the Scheme,

which shall be incorporated in and shall be an integral part of the Application Form. The

Applicant also agrees and acknowledges that once the Applicant is shortlisted through

the First Draw of Lots, the Earnest Money paid by such shortlisted Applicant shall

become non-refundable and shall not be refunded under any circumstances.

4. CONDUCT OF DRAW OF LOTS

I The Company is allotting 636 number of Apartments in the Scheme and if the eligible

number of Application forms received by the Company exceeds the number of

Apartments in any category as available in the scheme, then the company shall conduct

the first draw of lots, through an agency in fair & transparent manner. The date, venue &

time of the first Draw of lots shall be published in at least 2 English & 2 Hindi Newspapers

Minimum 5 days before the first draw of lots.

ii. The First Draw of Lots will be held for 636 Apartments in the 3 towers of the Project as

specified under this Scheme i.e. a total of 6 separate draws will be held, one each for the

Categories of Apartments (each Category having 106 Apartments each).

iii. Pursuant to the First Draw of Lots, an Email/SMS shall be sent to all the successful

Applicants separately indicating that their Application has been successfully selected

for the particular Category in which they applied for.

iv. After the First Draw of Lots, the list of successful Applicants for each particular Category

shall be prepared on the spot and shall be displayed prominently at the venue for the

time being and later at the office of the Company and on the website of the Company.

v. Upon the publication of results of the First Draw of Lots, the Bank shall within 2 (two)

7. DISCOUNTING SCHEME DETAILS

i After the completion of allotment formalities, the Company shall hold a Second Draw of

Lots, within 30 (thirty) days of the First Draw of Lots (“Second Draw of Lots Cut Off

Date”), which shall be conducted in a fair and transparent manner by a designated

Agency to determine the entitlement of each of the Allottees for discounts as per the

Discounting Scheme under the Scheme. The Second Draw of Lots shall be conducted

in the presence of the Allottees, whosoever are present. The Second Draw of Lots

shall be held at any venue which the Company may deem appropriate and such venue

shall be intimated by the Company to the successful Applicants within a reasonable

time frame prior to the conduct of the Second Draw of Lots. All the Shortlisted

Applicants shall be separately notified personally by Email/SMS.

ii. It is provided herein that in the event the Company is unable to conduct the Second

Draw of Lots even after 30 (thirty) days subsequent to the Second Draw of Lots Cut Off

Date, then in such an event the Company shall be liable to return the Earnest Money

and the Processing Fees of all the successful Applicants (and any Applicants in the

waitlisted category, if applicable). Provided further that such Earnest Money and

Processing Fees shall be refunded in full to the successful Applicants (unless already

withdrawn or cancelled) within a time frame of 45 (forty five) days from the Second

Draw of Lots Cut Off Date with an interest of 9% (nine percent) till the date of payment,

and upon such refund to the Applicants the Company shall be left with no liability

whatsoever with regard to such Applicants.

iii. The Discounting Scheme for all Allottees, selected through the second draw of lots, for

each category of Apartment sizes of (1590/1445/1245/1050/950/775 Sq. ft.) shall be as

under:

(a) First 6 Allottees, shall be given 90% discount calculated over Basic Sale Price (BSP)

(b) Next 6 Allottees, shall be given 80% discount calculated over Basic Sale Price (BSP)

(c) Next 6 Allottees, shall be given 70% discount calculated over Basic Sales Price (BSP)

(d) Next 6 Allottees, shall be given 60% discount calculated over Basic Sales Price (BSP)

(e) Next 6 Allottees, shall be given 50% discount calculated over Basic Sales Price (BSP)

(f) Next 6 Allottees, shall be given 40% discount calculated over Basic Sales Price (BSP)

(g) Next 6 Allottees, shall be given 30% discount calculated over Basic Sales Price (BSP)

(h) Next 198 Allottees, shall be given 20% discount calculated over Basic Sales Price (BSP)

(I) Next 198 Allottees, shall be given 15% discount calculated over Basic Sales Price (BSP)

(j) Next 198 Allottees, shall be given 10% discount calculated over Basic Sales Price (BSP)

i. All the non-successful Applicants, i.e., those who could not be shortlisted in the First

Draw of Lots shall be refunded back the Earnest Money within 10 days of the

publication of results of the First Draw of Lots. Such refund shall be done by the

Corporation Bank, Under no circumstances, the Processing Fees shall be refunded or

adjusted.

ii. The Applicants have to clearly mention his/her/it's bank account details in the

Application Forms, so that the refunds are made to the proper and designated

accounts of the non-successful Applicants. In case the Application is in joint name,

refund will be made in the name of the first applicant only and, therefore, only his/her

bank account number should be given.

iii. All non-successful Applicants of waitlist of First Draw of Lots who couldn't be

shortlisted to Second Draw of Lots shall be refunded the Earnest Money in the

Account as mentioned in the Application Form within 15 days of the publication of

results of second draw of lots by the Corporation Bank.

8. REFUND TO UNSUCCESSFUL APPLICANTS

*Kindly note that the above mentioned BSP/Rate of Apartment are subject to discount, if any in terms of this scheme, if the

Applicant is selected for the allotment in second draw of lots.

The Earnest Money amount as paid by the successful applicants mentioned above

along with the Application Form, shall be the Earnest Money towards the part sale

consideration of Apartment. Such Earnest Money shall be strictly non-refundable.

vi. It is to be noted that under no circumstances, the successful Applicants will have the

right or option to withdraw from the Scheme after the First Draw of Lots.
