We are pleased to inform you that the construction of Tower 2 is in full swing. At the moment, the 1st floor slab is in completion. We request all residents of Tower 2 to inform their respective banks to disburse the payment by 12th May 2015.

to affordable housing. The positive impact of this measure is for the borrowers, because they have been finding it difficult to manage the initial down payment. Earlier they were required to meet stamp duty and registration charges which normally go up to about 15 percent of the cost of the house. Many of them will now become eligible to get a loan and buy their dream homes too. Almost immediately after this move, public sector banks cut their base rate by 25 basis points to 10%. This has made floating loan rates in these banks cheaper Inflation is at an all-time low and there is growing evidence that RBI will further oblige to the growing clamour for a rate cut. Interest rates are primarily linked to the Reserve Bank of India's (RBI) liquidity moves, and rise and fall according to the monetary stance of the Central Bank and there is an imminent possibility of home loan rates coming further down in the next few months.

NEW RBI HOME LOAN GUIDELINES LEAD TO AFFORDABLE HOUSING

During the end of last year, something interesting happened in the home loan segment. Not many noticed, since it was not aggressively marketed, but a clutch of prominent banks like HDFC, ICICI, Axis and SBI launched fixed rate home loan products. Traditionally, home loans are floating, which means they are pegged on the current interest rate regime prevailing in the country. In a floating rate, the rate of interest changes with a change in the base rate. A customer's monthly instalment in this case would go up or down with any corresponding change in a bank's base rate. On the other hand, fixed interest rate means the amount of interest charged on the loan never changes; not even if economic conditions change or if the central bank raises or lowers its interest rates. This means a person will have a fixed outgo in terms of monthly instalments. The question now arises as to why banks would suddenly want to offer a fixed rate for home loans when they prefer floating rates. This is due to several reasons, minor among which is the current housing loan growth. Growth in the home loan segment has been sluggish as a slow GDP growth, rising inflation and high borrowing costs have hit the real estate market. Banks now want to sweeten the deal for customers by providing an interest rate that is not very high and also shield them from the volatility of interest rates. To everyone’s surprise, at the beginning of the year, the RBI eased the norms for home loans for up to Rs. 10 lakh by allowing banks to include stamp duty and registration charges to the cost of a unit, giving a boost
