Enterprise Property Management: Lessons from UK Ministry of Defence
The UK MoD Defence Infrastructure Organisation (DIO) is now nearly five years old. We have grown into a single property management organisation that manages all property and land used by the UK Armed Forced worldwide. As part of this journey, we have implemented IBM TRIRIGA as our core enterprise Integrated Workplace Management System. In this session, we will review this journey and discuss some of the business and technology lessons that we have learned from implementing such a comprehensive, enterprise solution into our organization.

Strategies for Lease Accounting Compliance in Nine Months or Less
The new lease accounting rules pose several challenges that threaten to make compliance not only time-consuming, but also expensive. A recent Deloitte study found that 88% of CFOs expect the regulations to impose a significant reporting burden, and 80% expect implementation to be difficult, while only 1% of CFOs feel prepared for the regulations. Jean Chick, Deloitte Consulting Principal and CPA, will discuss how to prepare for the regulations and present a new IBM TRIRIGA-based tool for managing lease portfolio strategies via forecasting, scenario planning and what-if comparison. The session will demonstrate new lease management technology that can be faster to implement and offer a lower cost of ownership.

Poised for Expansion: PETCO Leverages IBM TRIRIGA for Retail Leases
With over 1,400 locations nationwide, PETCO strives to be strategically located in communities where pet lovers reside. PETCO partnered with CFI to implement and host TRIRIGA Real Estate Manager to support its existing (and quickly expanding) portfolio of locations. PETCO makes use of the 4-4-5 straight line functionality to align rent expenses with retail sales reporting. Payment integration with PeopleSoft provides financial audit controls. Combining TRIRIGA with CFI’s unique configuration capabilities, PETCO implemented a retail site submittal form capturing key data critical for site selection, a forecasting/budgeting report that projects future rent and lease costs, and an audit report that identifies lease amount variances.

With more than 22,000 stores worldwide, Starbucks—the leading coffeehouse in the world—has had to face the challenge of how to integrate front- and back-office processes for new store construction, vendor management, lease management (including FASB/IASB compliance) and other interconnected retail processes. Starbucks has developed and implemented a technology vision where IBM TRIRIGA has become a key platform for enabling enterprise business transformation. Starbucks has worked with ValuD Consulting to implement IBM TRIRIGA Capital Projects and IBM TRIRIGA Real Estate Manager. In this session, Starbucks and ValuD Consulting will share lessons learned on this journey, from vision creation to challenges to best practices.

Mobile-Enhanced Solutions for Facilities Management at Portland Public Schools
Portland Public Schools (PPS), a long-time user of IBM TRIRIGA and the largest school district in the Pacific Northwest, has leveraged the state-of-the-art mobile technology to enable smarter maintenance tracking with time and material management across their entire facilities portfolio of over 8 million sq. ft. With the mobile solution, PPS can maximize task routing using embedded location capabilities to enable smarter decisions in the field and to increase efficiency. In addition, PPS can address critical tasks effectively as they are able to determine the optimal resource for each assignment. Using a mobile-enhanced IBM TRIRIGA solution, PPS is able to complete over 2,500 work orders per month efficiently.

This presentation will inform and demonstrate to attendees how the Wayne County Airport Authority (WCAA) leveraged IBM’s IoT solutions by consolidating a significant amount of manual processes and eliminating a number of disparate IT applications relative to Airport and Airline Revenue Management, Tenant and Airline Lease Management, Capital Improvement Project Management and overall Construction and Renovation Permitting. The discussion will explain how the 13th-largest airport in the US designed and constructed an overall facilities management solution by integrating their existing IBM Maximo EAM system with IBM’s world-class Integrated workplace management system, TRIRIGA.

BBVA Bets on Functionality and Future Growth with IBM TRIRIGA
BBVA, a leading European finance corporation, previously had a legacy IWMS implementation to manage their spaces. This solution required a high level of development and programming to provide all the functionality BBVA required. Driven by a change of corporate headquarters, BBVA compared its existing solution with IBM TRIRIGA. TRIRIGA out-of-the-box provided almost all the features BBVA needed, and would support its future growth. The few extensions that needed to be configured did not require external development resources. The discussion will focus on the decision process and how CT ACTIVA has worked with BBVA to improve the value of the solution.

IBM TRIRIGA Implementation and Post-Implementation Organization Structures
During implementation of IBM TRIRIGA, what organizational structures ensure the business is adequately involved, represented and prepared for go-live? After go-live, what organizational structures ensure business-driven system changes do not result in unintended consequences and do achieve funding? Learn what Shared Services BC (SSBC) did to achieve the above. Lessons learned will be reviewed and discussed. SSBC provides real estate services to about 30,000 government employees in 1,600 properties comprising 18 million square feet located in 170 communities across the Province. SSBC’s enterprise-wide implementation of IBM TRIRIGA has been live since December, 2008, and we are in the process of upgrading to version 10.4.1.

Radically Reducing Administrative Workload with IBM Maximo at the FBI
One of the Director's top five priorities is to reduce administrative workload. Our agents work tirelessly in protecting the homeland, and the last thing they need is to fill out unnecessary paperwork or follow outdated policies. In 2012, we replaced four legacy property systems with IBM Maximo, which allows us to better track over one million internal assets. The FBI’s mission includes typical assets categories such as IT assets, vehicles, boats, airplanes, etc. However, our mission also requires the proper handling of weapons, jewelry, cocaine, body armor—even canines. We are introducing ways of managing inventory by exception to reduce administrative workload. We will discuss ways that the cloud can help the FBI.
