o Rs. 350/sq.ft towards offices and Rs 500/sq.ft towards Ground floor Showrooms

AMC/AUDA, AEC, legal, Infrastructure, fire etc.o Rs. 50/sq.ft towards Maintenance Deposit.

o Rs.3/-sq.ft per month for 24 months towards monthly running maintenance.

5. Payment Conditions:

o Payment in favor of : “Atit Realty LLP”

o 30% of total amount within 30 days from the date of booking. Balance in 24 equal

monthly installments.o Other Charges like AEC, AMC, Maintenance Deposit, Stamp Duty, Registration

Charges, taxes extra are to be paid in full on offer of possession

6. Stamp Duty : Stamp Duty & Registration charges are not included in the Transaction cost and

is to be paid by the member individually as applicable.

7. Service tax : 3.71% on amount (payable with each installment via separate cheque to Developer). Any changes in service tax shall be borne by the purchaser

8. Government Levies: All applicable taxes like Service Tax, etc or any other Charges or taxes levied by government authority are to be borne by member.

9. Possession Period: 24-30 months approximately from the date of commencement of Construction plan approved by Authority subject to force Majeure conditions.

Other Terms & Conditions:

All Rights Reserved by the Developer for Alteration / Modification / Improvement in specifications and changes in dimensions and planning shall be binding to all.

The Loan facility from all major Banks/Financial Institutions shall be available.

Rates are subject to change without prior notice Any kind of changes in plumbing work will not be allowed.

All payment Plans are nowhere linked with construction progress. Food items cannot be served in common places of the complex.

Merchandise, furniture, articles, garbage, etc cannot be stored/kept in

common areas. In case of resignation / cancellation 2 % of basic cost and service tax

remitted will be non-refundable and shall be deducted at the time of refund.

Dimensions / Areas / Units / Floors / Plans are tentative and subject to change and subject to approval from local authorities. All such changes shall be binding to all.
