Upgrades deliver room-level climate control and big savings at U of T

The University of Toronto Medical Sciences Building has 779,000 square feet of lecture rooms, offices and research laboratories. As U of T’s most energy-intensive building, it was a prime candidate for an energy savings retrofit.

This project combined several climate control technologies: variable speed drives were added to 30 air handling units and new automation controls were integrated with wireless room-level thermostats throughout the building. An additional two air handling units were also retrofitted, bringing the total demand savings up to approximately 50 percent.

For Ron Swail, who is responsible for the building’s operations, it was teamwork that delivered the savings.

“The project sprang out of an energy reduction committee which brought together people from building automation, operations and the steam plant manager. At the end of a meeting, Chun Lee, the Area Manager, said that if I was able to get him a million dollars, he would save me a million dollars. I said I would get that for him tomorrow. That is basically where it started.”

KIK Custom Products manufactures and packages household products such as sunscreens and toothpaste for many leading brands. Compressors are used throughout the facility to � ll bottles and cap them.

Upon an analysis of their systems, KIK found that the fastest way to cut electricity use for their compressors was to replace � ve old units with two energy-ef� cient models. This quali� ed for a RETROFIT PROGRAM incentive which resulted in an impressive payback of mere months. The entire project, from proposal to commissioning, was completed in just six months.

“Compressors are at the heart of the operation here. They run 24/7. Every line has equipment which is driven by compressed air. Before the project, compressors consumed about 20 per cent of overall electricity. Now it’s down to 10 per cent. We’ll see those savings compounded year after year.”

Established in 1967, Humber College encompasses three campuses with approximately 2 million square feet. Home to approximately 20,000 full-time, 55,000 part-time and 2,000 apprenticeship students, the college operates 14 hours a day, 6 days per week, for most of the year.

Since 2001, Humber College has undertaken several projects to help reduce the school’s energy consumption, including upgrading to a lighting system that uses motion sensor technology and installing variable speed drives for fan and pump systems.

In 2006, S.A. Armstrong Ltd. presented Humber College with another opportunity for cost savings and reductions in energy consumption at the North Campus, and to help reinforce Humber College’s status as one of Canada’s greenest schools. Humber College leveraged the project by participating in the Better Building Partnership (BBP) funded by the Ontario Power Authority. We’ve been involved in a number of programs from lighting to air compressors to drives and most recently onto the Embedded Energy Managers.

It’s improved our productivity. The machine runs faster, we get more tons out per day and that drives our costs down and makes us more competitive in the marketplace.

We’ve just embarked on Embedded Energy Managers for the sites. From there we plan on putting in some detailed measuring and monitoring and we’re hoping to further drive down our electricity costs.

Toronto Hydro helped us on a program where we replaced all of our old gear mill drives with variable speed drives that has allowed the machine to speed up as well as save energy.

We’ve been working with incentive programs here for about six years, with Toronto Hydro just in the last couple.

It’s improved our productivity. The machine runs faster, we get more tons out per day and that drives our costs down and makes us more competitive in the marketplace.

We’ve just embarked on Embedded Energy Managers for the sites. From there we plan on putting in some detailed measuring and monitoring and we’re hoping to further drive down our electricity costs.

Toronto Hydro helped us on a program where we replaced all of our old gear mill drives with variable speed drives that has allowed the machine to speed up as well as save energy.
