Neighbor concerns

• The proposed development at 1515 Chicago Avenue requests relief from City requirement for 5-foot parking setbacks

• The request causes concerns in two areas:– Setback at east lot line (alley)– Setback at south lot line

Parking setback at east lot line (alley)

• A busy, two-way alley between Church and Grove (residential and commercial vehicles).

• Adjacent buildings on east side of alley – 500 Davis, 1508 Hinman and 1516 Hinman – obey City requirement for a 5’ parking setback.

Plan impact on alley traffic

• When larger trucks drive or park in alley, there’s little swing space on either side.

Impact of reduced alley setback

• Development will not meet Section F of Standards for Special Use (6-3-5-10), which prohibits undue traffic congestion.

Parking setback at south lot line

• Proposed plan does not include a 5’ setback at the south property line.

• This eliminates the 60-foot tree currently on the back five feet of the property.

• Removing the tree means the development would not meet Section H standard of 6-3-5-10 for preserving significant natural features.
