Turnkey

is a type of project that is constructed so that it could be sold to any buyer as a completed product.

Common Usage Turnkey refers to something that is ready for immediate use, generally used in the

sale or supply of goods or services. Turnkey is often used to describe a home built on the developer's land with the developer's financing ready for the customer to

move in. "Turnkey" is commonly used in the construction industry, for instance, in which it

refers to the bundling of materials and labor by sub-contractors.

Example An example would be the creation of a "turnkey hospital" which would be

building a complete medical center with installed high-tech medical equipment.

What is turnkey in project management

• Turnkey is all responsibility located on contractor from planning stage, designing and regulatory until the project finished on time with the agreed price. There are two factor why this contract was introduced :

i. Urgent need of a specific projectii. Owner lack off the specialist group or consultant

Advantages of turnkey

i. Reduce time used for project implementation.

ii. Contractor involvement at an early stage to achieve more effective project.

iii. Reduce the involvement of developer directly on related things like technical problem, cost, time and others.

Disadvantages of Turnkey

i. High price for a project when compared with traditional systems.

ii. Could effects the participation of local consultants.

iii. Bumiputra contractor and local cannot compete to take part because it was used for the project high price and high management.

Motivation is inextricably linked with leadership and power Research has shown that use of autocratic, coercive or laissez-faire leadership styles can have a detrimental effect on motivation.

This is obvious to those  who have worked with such managers! More effective leadership styles emphasis the leader as an initiator, negotiator, coach and participant.

Most of the responses regarding successful motivation techniques centered on the importance of communication.

Some Practical Motivation-controlling Factors:

1. Optimizing Energy:This refers to the innate capacity for work, which differs from person to person.

2. Autonomy:Research indicates that autonomy results in better job satisfaction and, hence, increased intrinsic motivation.

3. Feedback:Research shows that positive, constructive feedback enhances motivation. Negative feedback, on the other hand, reduces both intrinsic and extrinsic motivation.

4. Rewards And Recognition:Rewards are related to extrinsic and recognition to intrinsic motivation. In their book, Peters and Waterman point out that successful companies make it an organizational goal to repeatedly recognize employee contributions

Choose the materials use in constructionWhat is a construction material ?

The material used for construction or the materials used to produce other materials which may be used in construction is called construction material.

Factor of choosing materials use in construction?i. Type and function of the building

ii. Economic aspects of the building/structure in terms of original investment and annual cost of maintenance.

iii. Availability of materials in the area.

iv. Quality and durability of different types of material.

v. Transportation costs.

vi. Availability of the skilled labour required to install some types of material.
