Intelligent Building Design

• Problem Statement• Building 3D Model does not include intelligent objects that will identify the components in each

subsystem• Clash detection is incomplete because all subsystems are not included in the 3D Model• A building BOM is not available from the 3D Model which impacts effective cost analysis • The building 3D Model is not transitioned to Operations and Maintenance for on-going mod packages,

etc

• Concerns• Lessons Learned from prior buildings are not captured as complete as possible.• Construction encounters issues related to clashes between subsystems which impact cost and schedule• Due to a lack of information as to the components installed in each subsystem in a building, cost are

difficult to obtain.• Operations and Maintenance must rely on red lined 2D drawings to support mod packages

• Question: • How can Client lower the building construction cost and impact the cost of production?

• Answer:• Ethernautics, Inc. uses technology to improve the building design to include the elimination of

subsystem clashes, create a building BOM, improve construction sequencing, and transition a working 3D Model to Operations and Maintenance.

Implementing Intelligent 3D Building Models

Answer:Ethernautics, Inc. uses technology to improve the building design to include the elimination of subsystem clashes, create a building BOM, improve construction sequencing, and transition a working 3D Model to Operations and Maintenance that will serve as a tool for regulatory compliance.

Establish an Intelligent 3D Model

All subsystems will be entered into the 3D Model as intelligent objects. Design contractors will provide Ethernautics intelligent objects and AutoCAD files as a design deliverable. Intelligent objects provides the ability to create a BOM for each subsystem.

Procurement Engineering will utilize the intelligent objects designs to validate construction cost.

A building BOM will be created and cost analysis conducted to incorporate lessons learned into future buildings.

Improve Construction Cost

Subsystem clashes will be detected and resolved during design rather than at the construction site.

The 3D Model will be integrated with Primavera or other Project Management Tool to develop a preferred construction sequence by vetting design, procurement, and construction sequencing, issues that impact construction .

All Red Lines will be modeled before approval in order to eliminate cascading clashes.

Transition an Intelligent 3D Building Model to Operations & Maintenance

Information will be extracted from the 3D Model into Cable Attributes and Routing Schedule (CARS) for cable management, SAP (ERP) and Master Equipment List (MEL) for equipment meta data.

Provide Configuration Management records to support regulatory compliance.

The 3D Model will be transitioned to Operations & Maintenance and utilized to develop Mod Packages, Maintenance Schedules, Work Plans and serve as a tool for regulatory compliance.

Implementing an Intelligent 3D Building Model Saves Time and Money

Ethernautics, Inc. has the technology to improve the building design to include the elimination of subsystem clashes, create a building BOM, improve construction sequencing, and transition a working 3D Model to Operations and Maintenance that will serve as a tool for Operations/Maintenance and regulatory compliance.

Procurement Engineering will utilize the intelligent objects designs to validate construction cost.

A building BOM will be created and cost analysis conducted to incorporate lessons learned and design improvement, easing building replication and reducing $/Unit in future buildings.

Improve Construction Cost

Subsystem clashes will be detected and resolved during design rather than at the construction site.

All Red Lines will be modeled before approval in order to eliminate cascading clashes.

Current Examples

Mechanical Engineering Contractor’s structural steel design was integrated in the 3D Model with a different vendors Process Piping design and over 200 clashes were discovered. Process Piping had to be redesigned. After BIM Piping Contractor is redesigning the piping before it is manufactured and shipped.

Without using the 3D Model the clashes wound not have been discovered until installation and the piping would have had to been redesigned, remanufactured and reshipped, impacting $’s and scheduleLow Voltage Systems communications and power conduit and pathway was installed using “field routing” without using the 3D Model and clashed with the Elevated Walkway, Control Power, Control Signal, Electrical Power and All Specialty Systems backbone pathway. Systems were redesigned using the 3D Model recognizing considerable cost reduction in materials and constructions schedule improvements. When GEVS piping was added to the 3D Model it was discovered that the piping was passing through Support Steel

Currently “Project Esimating” spends +$1B per year outsourcing BOM preparation and estimating.

Key Issues

• Why do we create an intelligent 2D/3D model and not use it for plant training/operations/maintenance?

• How can we start new projects faster and complete them sooner by leveraging data in the existing plant documents?

• How can we share engineering data with the Maintenance Management applications?

• How do we work with non-Integrated generated data?

©1994-2016 Copyright Michael W. Meissner – Ethernautics, Inc. Author: Michael W. Meissner Last revised: 02/15/2016 1:53:59 PM PDT (UTC/GMT –7)

Arguments for 3D Modeling

• Faster (save money, time to market, etc)• More accurate (save money on change orders, lower total installed cost)• Less checking (save money on man hours)• More accurate BOM (save money on purchasing)• More time spent doing value added engineering, less producing/managing

documents (more efficient use of expensive engineers – save money)• Less Construction Rework and Redesign• Customer input earlier • Value added deliverables – e.g. 3D models instead of drawings, useful for

operator training, etc• Better progress reporting – e.g. report on modeling and design progress rather

than drafting progress.• Better able to handle design changes – one modeling change automatically

updates many drawings.• Improve competitiveness vs. other E&Cs
