• Remember purpose and potential of BIM: Increased productivity throughout the lifecycle of a construction. Reduce costs and risks by enabling new ways of collaboration and communication. Help manage complexity.

• Consequence for Contracts: Keep it simple, don’t overspecify, ensure BIM organization spans all phases!

• Increasing awareness of BIM Roles

• Differing definitions of designations (BIM Champion, BIM Leader, BIM Manager, BIM Coordinator, …)

• Unfortunately still tendency to see BIM Manager as “the new designation for our Design Managers”

Definitions vary…

There is probably 10 people in MENA with this profile. 7 of them sit in the audience. None of them is free for another project.

This is good!

Better would be a definition (or reference to

a guideline) specifying what exactly e. g. a virtaul walkthrough is – or what you want to achieve with

it.

3D Models: use in clash detection between buildings and trades

4D Models Use in Construction Scheduling, Site Logistics, Phasing, Constructability Review and Sequencing

Capabilities definition – even better: What is supposed to be done with the

model.

LOD

• 4 out of 5 contracts require „LODs“ for models

• „Level of Detail“ vs. „Level of Development“

• Often unnecessarily general requirements

• „All model elements shall be maintained at a Level of Detail 400 throughout…“

LOD is defined differently – over 40 standards!

Reference the standard, be precise and don‘t rely too heavily on LOD as a spec.

You do NOT want (to pay!) „all“ model elements down to

the doorknob at the same level of detail!

Three things to remember when

drafting a contract

• Never forget: BIM is to improve productivity. Transparency and detail are not ends in themselves.

• Install a „BIM Leader“ in the project organization and

facilitate integrated teams if possible

• Be as specific as you can. Provide samples and adapt specification documents to your needs
