WHAT TO EXPECT FROM YOUR CLOSING

• Greetings and welcome into our conference room with clear skyline view of downtown Dallas.

• Coordinate communications between all parties in the transaction• Request title report or title commitment• Request statement of identity (information) from buyer and seller as needed • Order demands based on transaction• Receive bills from home warranty companies, pest, roof, home, and other

inspection companies• Prepare or secure the deed or other recordable documents• Compliance with lender’s underwriting requirements• Prorate taxes, interest, insurance, payoffs, and rents• Receive purchase funds required for closings• Coordinate recording of deeds and any other necessary documents• Close out escrow when all the agreements between all parties involved are

carried out fully in RESPA and TDI guidelines• Disburse funds as authorized, including charges for title insurance, recording

fees, real estate comissions, and loan payoffs• Prepare and approve statements for parties accounting for the

disposition of all funds desposited into escrow
