Building Lifecycle BIM
The components in a Building Information Model
(BIM) include geometry and data. The geometry
and information create a virtual database that
enables the team to visualize and optimize the
project during design. Seeing the components
in the model helps all stakeholders envision the
building. The model helps the team analyze
building performance, sustainability, and cost.
By truly understanding the design, owners are
confident with their decisions and Tocci can better
preserve the vision of our design partners.
The BIM transitions from design to construction
to create tremendous efficiency on the jobsite.
Tocci plans a project component by component
to eliminate material waste and lost time. Since
the project is fully coordinated during the design
phase, Tocci uses the model work to prefabricate
and componentize the building. We’ve integrated
BIM into our safety, quality control, and
communication programs. It might be cliché, but
Tocci uses BIM to reliably deliver the program you
need on time and on budget.

After construction, the model continues to be a
valuable digital asset. As a turnover package, the
model is a high quality database that expedites
operational readiness. Accurate and detailed
data can be available as soon as a building is
occupied, eliminating the traditional need for
months of manual data entry. Over time, facility
teams can use the model to explore the impact of
renovations and upgrades, optimize preventative
maintenance, and respond far more efficiently
to the demands of rapidly changing procedures,
equipment, and user preferences.

Integrated Project Delivery
In 2008, Tocci built the first IPD project in the
Northeast; since then we’ve continued to develop
IPD expertise because we believe it is the best way
to optimize projects. IPD is a new contract form
and process that empowers all parties to work
together for the benefit of the project. Success is
directly tied to the performance of other project
participants through shared risk and reward.
A key feature of IPD is early and ongoing
collaboration by everyone on the extended design
team – both in person and digitally.
Although members work together collaboratively,
each one is an independent contractor,
individually responsible for directing and
managing their own work.
Integrated Project Delivery replaces bitter disputes
with unity of purpose. Combining one contract
that promises collaboration and zero litigation
with technology that facilitates coordination,
there are huge rewards. We are free to do our
job to the best of our ability, choose high quality
subcontractors, enhance document coordination,

Tocci and KlingStubbins collaborated on the first Integrated Project Delivery (IPD) project in New England, the headquarters for Autodesk’s
Architecture/Engineering/Construction division. The 60,000 square-foot building includes office space, conference rooms, and a 5,000
square-foot Customer Briefing Center featuring a gallery of customer work that demonstrates how design technology supports innovation.
The project won over 14 awards, including the AIA Technology and Practice Award, the IIDA Best Office Award, and the Business Week/
Architectural Record Award of Excellence. The tenant fit-out is certified LEED® CI Platinum.

The Marlborough Hospital Cancer Pavilion (MHCP) is a 14,538 square-foot project with a new cancer treatment wing and a 2,000 square-foot interior renovation.

Tony provides organizational leadership for all
aspects of project execution. He has primary
responsibility for both meeting project goals and
delivering first class service. He undergirds the
policies and procedures that guide best operational
practice in the office and in the field.
Bud leads the implementation of all performance
metrics as well as strategic initiatives. In doing so,
he shepherds the professional development of the
firm by identifying resources to continuously refine
Tocci’s business model. As Chief Financial Officer,
Bud is also responsible for all financial reporting
and risk management.
John leads the Tocci Building Companies. John is
driven by a passion for refining every step in the
building process. His interest in improving client
service and developing true collaboration among
designers and subcontractors has created Tocci’s
reputation for excellence.

Lila oversees culture at Tocci and helps develop

The family business started as John Tocci & Sons by
Giovanni Tocci, a skilled mason who immigrated to the
United States in 1917.
Giovanni’s son Valentino assumed control of the firm and
increased the scope of the work to include commercial
and public projects.
John L. Tocci, Valentino’s oldest son, took the helm
and developed one of the most innovative construction
management firms in the Northeast.

Abbot MillSector: Adaptive Use Location: Westford, MASpecifications: 209,000 square feet
Abbot Mill is a group of restored and renovated historic mill buildings located in the Forge Village of Westford, MA. The 209,000 square-foot community contains
131 loft-style apartments, each with a distinctive character and layout. Tocci worked with the owner to reuse materials and optimize space in every unit. One
sustainability feature is 20,000 square-feet of solar panels on the roof, producing 331KW of non-carbon energy. The New England Chapter of the Construction
Managers Association of America (CMAA) awarded Tocci and the Abbot Mill team with Building Project of the Year in the Renovation/Modernization Project Over
$20 Million category.

Tocci’s Process Transformation empowers owners
to transform their way of designing and building
from old-school to today. Whether you’re adopting
BIM on a single project, multiple projects, or as an
organization, BIM is a complex undertaking; it’s
10% technology, 90% sociology. Our approach
addresses both the technology and the sociology
of BIM.
Tocci provides services to clients to transform
project delivery on specific projects or across
organizations. Our collaborative approach enables
teams and organizations to learn about BIM as
they implement.
Tocci offers Program Management, a complex
and overarching service for projects. As Program
Manager, we become an extension of our clients
to see that their vision is faithfully implemented.

We appreciate the accolades from our LEED® AP and
LEED® Certified projects (including a LEED® CI Platinum
certified), but Tocci values sustainability beyond the
certifications. We use our BIM capabilities and lean
mindset to reduce waste and limit carbon footprints.
The core lean mindset of “do better today than yesterday”
focuses efforts on continuous improvement. Tocci’s
Planning Committee supports teams with continuous
improvement frameworks and training.
Our projects frequently use lean strategies including
system prefabrication (above) and modular construction
(opposite page). BIM enables us to precoordinate and
fabricate systems, reducing labor and material waste.

PARK87 is comprised of 54 factory-built rental units, built on a restricted budget and compressed schedule. Modular construction, including rough
systems and interior finishes, was performed in a Maine modular building facility. Through integrated use of a Building Information Model, Tocci
and the PARK87 team planned, optimized, and coordinated the logistics of erecting 54 modular units on a tight, urban site in only five days.
The Association of General Contractors (AGC) awarded Tocci with the 2011 Build New England Performance Award for extraordinary team
collaboration in the midst of PARK87’s physical and technical challenges.

The Peter W. Rodino Federal Office Building is a 16-story, 467,000 square-foot precast concrete building constructed in 1968. The modernization program abates
and renovates nine floors of office space and overhauls the mechanical systems. The project is targeting LEED® Silver certification. The team uses advanced Virtual
Design and Construction (VDC) technology, including integration of Facilities Management and BIM: a select project in the GSA’s FM-BIM Pilot Program. The
modernization is a design/build bridging project, led by Tocci/Driscoll, a Joint Venture with KlingStubbins as the Architect and Engineer of record.

Capitol Cove is a 96-unit, 158,000 square-foot dormitory for Johnson and Wales University, situated in the heart of Providence. The Cove, as Johnson and Wales
refers to the project, offers high end apartment-style living for upperclassman. The four-story wood frame building sits on a two level steel and concrete platform.
The façade, designed by Elkus | Manfredi Architects and HDS Architecture, contrasts traditional masonry with aluminum panels.

The eco-friendly 123-unit element and stylish 136-unit aloft are among the first of these two new brands on the world market. Tocci collaborated with Starwood Hotels
and Resorts’ prototype designers on the dual hotel campus. The modern aloft includes the XYZ bar, custom lighting, and exposed mechanical systems. The Lexington
aloft, designed by Fruchtman Associates, is a four-story, 66,000 square-foot block and plank construct. An extended stay brand enhanced with sustainability, the
Lexington element, is a four-story, 79,000 square-foot LEED® Gold Certified Building designed by Kondylis Architecture. Tocci also received the 2008 Associated
Builders & Contractors (ABC) Excellence award for both projects.

Tocci employees can apply for Humanitarian Service
Award Grants with Tocci. Our first recipient, Johan
MacKenzie, stands proudly with Homeowner Noxolo on
the Habitat for Humanity site in Mfuleni, South Africa.
Any Soldier: Tocci employees donated snacks, drink
mixes, and toiletries for US soldiers stationed in
Afghanistan. They wrote thank you notes, packed boxes,
and shipped them to men and women serving our country.
John connected with a student on a home visit during a
World Vision trip to Georgia + Armenia. Tocci funded
gas-fired boilers for three kindergartens in Armenia, so
the children could attend school in the frigid winters.

Dobson Mills Sector: ResidentialLocation: Philadelphia, PASpecifications: 300,000 square feet
Dobson Mills, designed to mirror the 19th century Philadelphia row house, is 284 luxury rental units. Eight 4-story interconnected buildings provide 300,000
square-feet of living units, surrounded by a steel framed garage. The project exterior features copper roof details, elongated bay windows, brick, and cultured stone.
Community amenities include an outdoor pool, fitness center, business center, tenant gathering rooms, and 7,000 square-feet of streetside retail space. As part of its
corporate giving program, Tocci and Winther Investment sponsored a community mural, designed and painted by children from four schools local to the project. The
mural gave the students an opportunity to explore leadership and community involvement.

Harmon CoveSector: ResidentialLocation: Secaucus, NJSpecifications: 130,000 square feet
Harmon Cove, also known as Osprey Cove, is located in Secaucus, New Jersey with views of the Meadowlands and New York City. The building consists of 116
residential units with a fitness area, lounge, bicycle storage and onsite leasing office. Tocci delivered model units and common spaces two months before the contract
completion date, facilitating early leasing. Harmon Cove’s desirable location combined with early leasing led to the building being 50% leased as the last units
were delivered to the owners. In May of 2012, Tocci Building Companies was a platinum sponsor of the Harmon Meadow Run for the Warriors® 5k race held in
Secaucus, NJ. Over $54,000 was raised at the Harmon Meadow event. In 2013, the USGBC recognized Harmon Cove as LEED® for Homes Silver.

Industry Involvement
Tocci enriches the building community by founding
industry initiatives such as the BIMForum while partnering
with trade organizations such as the Association of
General Contractors (AGC), where CEO John Tocci acted
as president of the Massachusetts chapter for two terms.
Our reputation for early adoption of Virtual Design and
Construction (VDC) technologies and methodologies has
garnered interest from fellow building professionals in
the Far East, where an official delegation from China met
with Tocci to discuss BIM implementation strategies.
We share lessons learned with future generations of
designers and builders through speaking engagements at
local institutions such as Harvard’s Graduate School of
Design, Yale’s School of Architecture, and MIT’s School of
Architecture and Planning.
