A traditional Victorian family home in Hawick

Built in the 1880s Duntersdale is a substantialdetached Victorian property that has beenextensively upgraded in recent years by Julieand Johnny Redpath, who bought thehouse in 1999.

“We were attracted to the house straightaway, but it was the location as much asanything that prompted us to buy it,” saysJohnny. “Situated in a dead-end road withthe Slitrig Water in front and allotments nextdoor, the house has a real country feelyet it’s only two minutes walk to the localprimary school and the town centre,” headds.

Major improvements carried out by theRedpaths included rewiring, re-plumbing,installing a new kitchen and bathrooms, newdouble-glazed windows and gas centralheating. In addition, the interior has been tastefully decorated in a style thatcomplements the age and character of thehouse, which has many original periodfeatures – deep skirting, ornate plasterworkand stripped woodwork. And there are afew unexpected extras, like the ground floorutility room, which incorporates a usefuladditional toilet and a small sauna cabinet.

The layout comprises vestibule, hall withstaircase to one side lit by an attractivearched window on the half landing, 20ft living room, dining room, spaciousbreakfasting kitchen, utility, cloakroom. Thestaircase divides on the half-turn; on the leftis bedroom three, on the right a large familybathroom with separate shower.

Off the top landing is a further threebedrooms, a very large main bedroom withviews to the front over Stilrig Water, and asecond front-facing double room (currentlya TV/playroom) with en suite shower room.

The Redpaths use the fourth, single-sizebedroom at present as a dressing/ironingroom but it could equally be a child’sbedroom or study.

The living room is a beautifully proportionedroom with a large bay window and lots of original period features – picture rail,decorative cornicing and ceiling roses andpine finishes. It also has a feature fireplaceand inset Living Flame fire. Double doorslead through into the adjoining diningroom, both areas have oak flooring thatcomplements the wood skirting andfinishes, while the dining room also hasFrench doors to the patio and reargarden.

Over 17ft in length, the contemporarydining kitchen is well fitted with white walland floor units, wood-effect worktops,stone tiled splashbacks, and integratedappliances – dishwasher, fridge freezerand a sizeable range-style cooker withextractor above. There is also plenty ofspace for dining furniture for everydaymeals. Outside, the gardens include a well-stocked shrubbery at the front and a pathleading round to a patio, where steps leadup to the garden proper, which is fullyenclosed making it safe for children andpets and includes a large lawn.

At the far end of the garden are twosheds and a paved area that currentlyhouses kennels (only the latter notincluded in the sale). The size of the garden is such that this propertycould easily be extended at the back – subject to planning consents etc.

The Village lives up to its name and is a quiet residential area with a realcountry feel, helped appreciably bythe river that flows along the front, yet Hawick town centre is only a fewminutes walk, as is the local PrimarySchool and High School. Duntersdaleis an attractive property in a goodlocation – an ideal combination forfamilies.
