My Story and Your Opportunity
Before we get started, let me tell you a little bit about me
and my story, how I got to where I am and how I got to
creating the Property Maintenance Business in a Box.
Now, everything I'm about to tell you about me is not to brag.
You have to understand how I got here and why I'm doing this
and also what I have done, so you really know who you're
dealing with.
Let's just start with some of the businesses that I've done over
the years.
These businesses I’m going to mention are the bigger ones.
There's other little ones I've done over time. These three
business form the basis of the Property Maintenance Business
in a Box.
Graffiti Gone was specialised property maintenance. We did
graffiti removal, line marking and pressure cleaning. We also
did concrete sealing. We did other handy jobs here and there
over the time as we went.

It was quite a lucrative business. It was my first really big
business.
I actually sold Graffiti Gone, and I'm going to explain more
about that in a minute, but business two was a Gazebo and
Bali Hut business.
I bought this around about seven years ago. I've since sold it
so I can concentrate on the actual Property Maintenance
Business in a Box.
But basically what I had there was a whole bunch of
contractors working for me; a whole bunch of staff working
for me.
There were huge infrastructures set up, big factories
manufacturing, installing, doing property maintenance; doing
all these types of things altogether at once.
Business number three, I actually had a Portable Building
business that I ran.
It was originally part of the Gazebo and Bali Hut business but
then it just got bigger and bigger and bigger and I stopped it to
actually turn that into a Business in a Box as well.
The Early Days
I didn't always have those businesses, that's for sure. I grew up
in Sydney's Hills District. My first house was in beautiful

downtown Riverstone on the corner of Church and George
Street… nice walk down to the station.
It was actually in a 1 in 100 flood zone and it wasn’t a very
fancy house. I think the house in total was around about 100
square metres, so not a big house.
I bought it, from memory, for exactly $129,000, when I was
25.
I had been working pretty hard and managed to save up a
deposit, which is not a huge amount of money on that house.
In fact, the doors were so small, when I moved out of that
house, I actually had to pull a window out to get the lounge
out. I don't even know how I got it in
there. I think I didn't have a door
frame.
Anyway, I guess what I'm trying to
say is, I wasn't born with a silver
spoon in my mouth. I built these
things up myself. I didn't have
someone just give me a whole bunch
of money.
I went in there and got it myself. I've got the runs on the board
you might say.
I dropped out of high school in the year 10. I don't have a
university education. My education is hard fought. It's done by
doing things and educating myself.
I wasn't born with a
silver spoon in my
mouth. I built these
things up myself.

I’ve spent a huge amount of money on my education. Even
now I subscribe to things, I have mentors, I do as much as I
can.
Because I know, by having mentors and having someone that's
been there and done that before yourself, massively shortens
your learning curve and gives you maximum chance at
success.
I've spent a huge amount of time and money on my own
personal education, which is all stuff that gets filtered through
to you in the Business in a Box and made into specific things
as well.
After I left school, I completed an
apprenticeship.
Pretty much as soon as I was done in
that apprenticeship I left that type of
business and then started a whole
different bunch of jobs.
I was always working hard. I worked
in the construction industry with
cranes. I'd look after things myself, working long hours.
But I knew something had to give, and I knew I had to take
the step from being the guy working for someone to the guy
running my own business.
After I'd looked at it, it'd been a dream, but I knew I had to
take that massive leap.
I've spent a huge
amount of time and
money on my own
personal education.

So what I actually did, I went out and borrowed as much
money as I could against my house.
Then I also got a vehicle, which I'm going to explain about in
a minute, which I got on a lease and then I quit my job. So I
took a big risk.
But in saying that, the most interesting thing is, I didn't have
the systems I have now that you have
available to you with this Business in
a Box.
I didn't have any of that. I just had
me and hope and I did a lot of things
the wrong way.
But I've learned from all those
mistakes. I've taken all those things
away, so you've got shortcuts for yourself.
I guess what I'm trying to say is, if you are sitting there and
you have a job at this point in time, do not fear taking that
leap.
I got through it no problems. Everyone gets through it if
they're willing to have a go.
If you've got a job and you want to leave that job and you
want to walk out and do this type of business, and then you
just want to sit at home and do nothing, you're not going to
succeed.
I knew I had to take the
step from being the guy
working for someone to
the guy running my own
business.

But if you follow the systems and follow the guidance I give
you… and I'm there in the background helping you… you can
be successful.
This is a very, very lucrative business, which I'm going to
show you.
Building a Business
Anyhow, once I got all that money, which I never even needed
anyway but it was nice to have it in the background, I started
Graffiti Gone.
As I explained before, we did those niche property
maintenance things, which is really the concept of how this
whole Business in a Box came about.
I went from zero, so I walked out of a job, to $1 million in
sales in the first month.
Now remember, I did not have the system that you have now.
I didn't have the A to Z training.
I wasn't able to just pay someone and walk in there and get all
the answers. I had to figure it all out the hard way but I still
did this.
So is it possible for you to do this with a system? You can
probably do better.

Who knows, you may not want to do that much. You might be
happy to do $200,000 worth of sales and take home $120,000
in your hand.
That's perfectly fine, nothing wrong with that. The system will
let you go up or down.
I'll show you sweet spots in the business, I'll show you exactly
how to do it, where to do it and what to do to get there – all as
part of Business in a Box.
Then, the next year, our turnover went to $2.5 million and
then $3.5 million.
By the end, I had in the vicinity of 15 trucks working in three
states plus I facilitated a lot of jobs, which I'll show you how
to do as part of the Business in a Box training.
I facilitated a whole heap of jobs and I was basically picking
up a commission off my existing clients that had properties in
different areas.
I'll show you how to do all that as part of Business in a Box
and how to basically set it up so you could even go as far as
running it from home and maybe having one vehicle and
having guys doing everything with you all over Australia.
I managed to sell it for a nice seven figure sum and when I
sold that for a seven figure sum I moved up to Queensland.
That was my goal.

Graffiti Gone was in Sydney. So I moved up to Queensland. I
just wanted to have a change and get up there.
I bought another business for a couple of hundred thousand
dollars, which at the time was called Bundall Gazebos.
There was an old guy, John, running it. It had been in the same
location since 1981. So quite a long time.
Basically I went in there, saw it, and went, “Well this is bit of
an opportunity here.”
It really came with no systems. He gave me I think one job. I
had to go through and do everything you could possibly
imagine to set the business up like build systems, so that it
could operate without me having to do everything.
This is what I'll show you as part of the Business in a Box.
I actually give you those systems. Systems that took me a lot
of trial and error and a lot of money to work out.
I rebranded it at the start and turned it into a much bigger
business that manufactured Bali huts, gazebos, patios,
pergolas. We used to sell outdoor products.
I had a bunch of staff, a bunch of contractors, a whole heap of
people working for me.
After doing what I did in Graffiti Gone, I applied my same
formula, the exact same formula you get in the Business in a
Box.

You don't have to take it this far, but this is what you can do if
you'd like.
I went from zero to $2.5 million in year one. That's the sales
from nothing.
The guy gave me nothing except a
block of land, which I thought was a
good location, and the basic concept
of the thing.

Do you want to do that amount of
sales? Totally up to you.
Like I said, you can pick and choose whatever you want to do.
Generally, when I talk to someone and say, “How much
money do you want to take home per year?” they go, “As
much as possible.” But then, when it comes down to it, most
people are happy with $100,000 or maybe $150,000 and some
like $200,000. That's great.
What I'm showing you here are the exact systems I picked up
over years and years and years and millions of dollars’ worth
of sales, running big businesses or mid-size businesses myself.

In year two I did $4.7 million in sales so it was growing very,
very quickly. Then in year three, $6.1 million in sales.

Recognition from Others
If you stop and say, “Well where does that really put you,
Matt?” It puts me at position 58 in the BRW Fast 100, which
is pretty darn good when you think about it.
My growth was around about 58% per year, so it lines up at
the same number interestingly enough.
Also, it got me nominated as Gold Coast Entrepreneur of the
Year in 2011, which was a bit of an honour. I think I was 38 at
the time so it was a good thing to get nominated for that.
I've also had four books. There's actually a couple more, but in
a nutshell, four books:

something I used to include for customers with the Gazebo
and Bali Hut business.
A few of my books you can find on Amazon. I find it
interesting that there's even a book there for sale, used, for
$62.56 – and someone's put an offer on it, so that's great.
My business was also recognised as the 29th fastest growing
company out of 50 companies in the Smart Top 50,
That’s another award similar to the BRW Fast 100 but it just
shows recognition from others. When you actually Google my
name you see that come up.
I also represented Australia as International Marketer of the
Year in Chicago. Out of thousands of people, I got chosen to
represent Australia.
Then, out of those thousands of people, there's other guys
from the USA so I was the only Australian.
I think there were three other Australians in the audience of a
couple of thousand people. Then obviously I was the only
Australian in the competition there.
When I went through that competition, I came second to the
guy that actually won the Marketer of the Year. So I didn't do
too bad.
I think that was my first trip the USA. You don't go to
America and get up and talk in front of thousands of people

about marketing and running a business unless you know what
you're talking about. People just don't choose you to do that
randomly.
I was invited to speak in front of Streetsmart Business School,
where I won Marketer of the Year in 2011. There was about
two or three hundred people in that room all looking to see
what I'm doing and see what I'm talking about.
I was featured in Gold Coast Business News a couple of times.
I was also featured in the Gold Coast Bulletin.
My marketing also featured many times under Outrageous
Marketing.
This is all part of what you get as the Business in a Box…

This is interestingly a guy that works direct with Jerry
Seinfeld.
This guy has worked with the who's who of big brands: KFC,
Channel 9, Channel 10, BHP, big shopping centres,
Westfield… Anyone you can think of, this guy has worked for
them; including, obviously, Jerry Seinfeld.
As I said, I was featured in the book “The Wow Manifesto.” It
was about one of my expos. I got a couple of thousand people
through that store in one day.
It was pretty well organised and basically to put a couple of
thousand people in a store that normally has 10 or 15 people in
that store is quite an effort. That's the sort of stuff I can do.
That's the sort of stuff, which you get in your system in the

Also, I was featured as a speaker in the 2012 Our Internet
Secrets seminar. Andrew and Darryl Grant teach people how
to do stuff online. I was featured there with some of the stuff
that I'd done with the Gazebo and Bali Hut business.

Now that I’ve told you about me, let's talk about you. And
let’s talk about making money.
The problem: Making money is tough.
Finding a good, quality, profitable business is difficult.
You've probably looked, and looked, and looked around
everywhere, and you know there’s lots and lots of average
businesses out there.
Quite often, people that have good business aren't willing to
sell them.
And franchises are all geared for failure because the fees are
really your profit and you've got to pay it back to the
franchisor.
The franchisor needs those fees to be able to feed the admin
team but the problem is the whole system's flawed from the
start.

Yeah some people survive, but quite often franchisees are
really making only $60,000 or $70,000 a year and they're
doing everything to run their business.
All they're really doing is improving someone else's business
i.e. the franchisor’s business.
Option #1: Buying a Business
If you decide to buy a business, the first issue is it can really
be difficult to choose the right business.
There's lots of websites out there with businesses for sale. You
can spend days just looking and looking and ringing and
talking to business brokers, talking to different people, and it's
so difficult to choose the right one.
A lot of people will spend months and months and months
looking and they're wading through a pile of garbage, looking
for that needle in a haystack.
I really think the Property Maintenance Business in a Box is a
needle in a haystack.
One of the reasons the Property Maintenance Business in a
Box is a needle in a haystack is because you can actually just
do the work yourself or you can be the person that talks to the
customers and organises things.
So you can do either, whichever you prefer.

Now, even if you find a good business, the owners are always
looking to get out fast.
Generally, what happens is the owner has had enough, he's
retiring, he wants to move.
They're not going to hang around with you for 12 months.

Now, talking about existing businesses, so many people want
more money than what it's really worth.
A business that makes $100,000 a year, some people will ask
for $500,000 or $600,000. They're emotionally connected to it
and they want more than what it's worth.
Finding a good, quality,
profitable business is
difficult.

Even if it is a good business, you can't pay more than what it's
worth, that's just crazy because you're losing all this money.
It's just a really bad situation.
Then, if you do manage to find a good business, you don't
know really what you're buying.
• You don't know what the staff have done in the
background.
• You don't know what pending things might be floating
around with suppliers.
• You don't know if the landlord is secretly negotiating
to knock down the building and put a shopping centre
there.
You don't know what's going on.
Talking about shopping centres, you might be within a
shopping centre… for example, down the road here, they've
just renovated the shopping centre and they're still in the
process of doing it.
They've knocked down nearly the entire shopping centre.
People had businesses in there, they're completely gone.
When you buy into a business, that might be about to happen
to you but you don't even know.
You can check and do whatever you like, but ultimately, if the
lease doesn't stack up and there's a little hidden clause in there,
you can lose the business overnight.

The guy is gone and it doesn't matter to him.
Here's the question: how do you solve this problem? How do
you find a good business?
Remember, we talked about it earlier, there's really only three
types of businesses to choose from:
• An existing business, so you're going in there and
investing in an existing business.
• A franchise, you're actually going in and investing in
someone else's business and buying a franchise, they're
quite often expensive and obviously have ongoing
fees.
• Or you can look at the Property Maintenance
Business in a Box.
I'm going to show you the pros and cons of all three as we go
through.
Example Business 1 Let's look at some options. Option one, you can buy a business
maybe making $100,000 a year for say $250,000 or more.
Literally, what you're doing is you're working for about two
and a half years just to get back your original purchase price.
Do you have an asset that you can probably resell for the same
value? Yes. Do you have something that you can probably
increase in value as well? Yes.

But $250,000, that's a lot of money. That’s a lot of legwork.
You could use that money wisely in something like the
Property Maintenance Business in a Box, and not anywhere
near that amount, and be a country road ahead of where you
are.
Here's an example from a recent ad. It’s a landscaping and
property maintenance business for sale. It’s advertised at
$200,000 plus the stock at value plus equipment.
So it's plus, plus, plus. Who knows what the full price is.
The full ad says it’s working 7:00 to 3:00, which is not too
bad. There’s two owners, a full-timer and five contractors.
Everything's bought in specifically for jobs two days before.
Now this is a $200,000 business plus the stock, plus the
equipment. They give you all the numbers. You’re probably
paying maybe $300,000 for this business.
Now let's have a look at what it makes. The weekly sales of
$8,500 pays the rent, which is a storage unit. Wages, we both
know that you're not actually taking any proper wages out
here as there’s a full-timer and five contractors.
It’s exactly what I said, you don't really know what you're
buying.
Straight off the bat, they're asking for $300,000 for this. It's
making $2,760 per week.

That's really your wages, and it's split over five people
because I don't think they've included all the costs.
So straight off the bat you can pay around $300,000 for this
type of business.
Now, I’m going to show you how you can make exactly the
same amount of money, or actually more I think, with the
Property Maintenance Business in a Box.
You're not going to pay $300,000 for that, you're going to pay
way, way, way less and you are in complete control.
You can get it up and going. You don't have to work for three
years to get your money back. It's as simple as that.
Example Business 2 Here's another example. Property Maintenance Business for
Sale: $600,000 plus stock plus equipment.
They’re doing strata building management. One owner, four
contractors. That in itself is a bit of risk because you can't
have contractors doing 40 hours per week.
That's a whole other story, that's all part of my experience. I
know these things you can and can't do.
The figures are based on a combined average of 2013 and
2014 numbers.
What that's telling me off the bat is that this particular
business didn't make as much as in 2013 and probably has
made everything look a bit more buoyant, a little bit better.

$15,400 in sales, the wages are $6,700. He doesn't have rent
so where's all the equipment going? You have to look at that.
So he's making about $7,000 a week, which I must admit is
not bad money. You can't really complain about that.
Now, we go on to the price. $600,000 plus stock plus
equipment. So who knows? Is that a $650,000, $700,000
business to make seven grand per
week?
Geez, man! Do you want to work for
all those years and not actually really
be making any money and just be
paying back your own savings? One
thing goes wrong and it's all over.

It's so much better value and it gives you everything so you
can go off and you can be this guy in a year and you don't
even pay a fraction of the price.
But it proves the market out there and what people are doing.
When I had Graffiti Gone, I actually took business from other
businesses that had been heavily established for a long time.
The exact same methods I show you how to do, and I do for
you, and I give you all the tools to do within your own

It's a huge cost to invest in someone else's business.
Do you really want to be putting your entire house on the line,
going and borrowing money and going to buy someone else's
business, giving them the money?
They're going to take off, you don't know really what's wrong
with it, you don't know the hidden
things.
You pay $200,000, $400,000,
$500,000, or who knows, $600,000
like that other one, and then they just
disappear.
They're gone, you don't really know
what's going to happen, and you've
given away an entire chunk of life savings.
There is no guarantee of success and you're paying a huge
upfront cost. You're taking a huge risk. If you buy that
business for $600,000, you are taking a monumental risk.
It was probably $700,000 once you added the stock in there,
and it didn't even have the cost of the rent taken out. That's
crazy, crazy stuff.
As I said, many times, you will need to risk it all to get it
started.
If you invest in someone
else’s business, there is
no guarantee of success
and you're paying a huge
upfront cost.

The owner literally will take your money and take off. If you
need help or assistance, they'll be gone. They won't be around.
They won't answer the phone. They've gotten paid, that's it.
You need someone that's going to be in the background and
help you for a full 12 months, get you off the ground and get
you off the ground with virtually no risks, and at an absolute
fraction of the cost.
Option #2: Buying a Franchise
Let's have a look at option two. It's a good old franchise.
You can buy a franchise from $25,000 and up.
Something for example like Jim's Mowing which is
technically property maintenance, you're mowing lawns, you
basically bought yourself a job.
You might make $60,000 or $70,000 a year but you're always
paying fees back to them. You really are just buying a job.
Remember, as a franchise, you're buying part of someone
else's business. It's not an ideal situation to be in.
You really want to be having your own business, your own
identity, and your own thing moving forward.
You really do not want to be paying fees forever. You want to
cut your ties and move on. It's just not good.

The biggest problem with franchises is the franchisor needs
the fees so he can survive. Then the franchisee is paying all
his profit off as fees. So you really are working in a situation
that's almost doomed.
Yes, some franchise models work and some you can do okay
in. But even using probably the world's most famous
franchise, which is McDonald's, if you went and spent $1
million on a franchise for McDonald's:
• Yes, you’ll get people walking in…
• Yes, you could make good money…
• Yes, you'll be paying fees to McDonald's…
But ultimately, the franchise is really not worth much more
than what you paid for when you go to sell it in five or 10
years’ time.
Plus, you have to pay multiple times over for the franchise
agreement.
Let's assume you paid $1 million for that McDonald's
franchise. You can take that million dollars and open up three
restaurants in three separate areas, spending $330,000 on each
one and probably make more money than the actual
McDonald's. Plus, you’ll build a more sellable asset.
Now, in saying that, you may not have the brand of
McDonald's but you've got your own brand, you've got your
own identity. There could someone out there that wants to

take it in the future and buy it from you and turn it into a
McDonald's.
If you spend that million dollars, the
business is probably worth $3 million
so you’ve got three times your money.
Buying a franchise is just not a good
option.
Here are some example franchises:
Touch Up Guys have been around for
ages. You’re investing $85,000 to $117,000 in this franchise,
plus you need another van as well.
These guys have got 130 franchises. Good on them, that's
great.
But the agreement is only for five years. After five years, they
can end it and say, “Thanks so much, Bob, we’ve really
enjoyed you working here but we’ve decided we don't want to
sell the franchise to you again. Off you go! You can go get
yourself something else.”
It's not a good thing, you can lose all the value you've built up,
and you probably can't even get really much more if you can
get the original asking price from it to start with.
Because really all you're doing is buying someone else's
business.
You really want to be
having your own
business and your own
identity.

It's not a good way of going forward, buying into somebody
else's business as a franchise.
Here's another example, a building inspection franchise. This
is just inspecting houses. $66,000, including GST. You don't
get anything else, you get some training and then you have to
pay them fees forever.
You're really going around promoting them. Franchises have a
marketing fund. When the money goes into that marketing
fund, the money is actually spent across all the franchisees.
It's not even. It can't be even, it's impossible.
With my Property Maintenance Business in a Box, the way it's

This might be a great franchise. I don't really know. But the

and you’ve got to buy everything off them, the whole thing.

They're just slowly, slowly, slowly, taking money from you,
taking money from you, taking money from you.
Really? Do you really want to be standing up on a roof all day
long?
This is not something you can just do easily, this is not
something you can just organise things and talk to the
customers. You're always going to be worried about your guy
falling off the roof.
What happens when it's two storeys high and on the other side
there's a hill, and it drops down another six metres at the back
of the house? That's a long way to fall. You can't put harnesses
on when you're working on a roof.
That's not a good business. It may be for some people but
anyone that reads this book is probably going to say, “Well
that’s probably not the greatest idea.”
Now, what about this? Probably one of the most well-known
franchises available is Hire a Hubby. Basically, what do they
do? They do property maintenance. Exactly what I'm talking
about here. Exactly the system I'm talking about here.
I'm going to get into more detail on the specialised parts of the
property maintenance that we do as part of the Property
Maintenance Business in a Box.
Now, the most important thing I'm going to tell you when I get
towards that part of the book, is I'm going to explain to you
how the things are specialised and how you can make more

money as a specialist in things and then pick up the other jobs
by being a little bit proactive. I'll explain that more shortly.
This is between $45,000 and $75,000 and you're paying fees
forever. You’ve got to buy a van; you've got to buy certain
equipment exactly as they say.
I've taken all that expense away from you. You can make
money so much easier and I'll explain more as we get towards
the Property Maintenance Business in a Box.
Really, the bottom line is, you are restricted, you can't use any
of your own nous, and you must do as they say, plus you're
always going to be paying fees for support for these guys. It’s
going to be an extremely difficult process as you go forward.
And, they can throw you out. If you don't abide by what they
say… those franchise agreements are an inch-thick, they’ve
got clause after clause. They can ask you to leave.
You've also got the other bad problem… if you've bought a
franchise and, in your area, someone around the corner is
doing the wrong thing and it takes a year for them to get
thrown out of the franchise system, they're burning your
reputation.
When you're set up in your own business with your own logo
and your own brand and your own business card and your own
name, that can't happen because it's you.
You're responsible for what's happening in front of you and
you're taking all the profits.

You're not handing off to a franchisor and you're not handing
off to me. I give you the complete system and get you going
for the first 12 months.
After that, if you need help, yeah we
can work something out. But I don't
think you will, because you'll have
everything and you've got a system
to refer back to.
As I've said a couple of times, most
franchise agreements are five years.
There's an option at the end of them
and really if they wanted they can
kick you out. They can kick you out at any time.
It's all set up because they want to protect themselves.
Remember, franchisors have to protect themselves and hide
things from you. They can't tell you everything.
Because, if they tell you everything, then what can end up
happening is you know all their secrets and you can't move
forward from there because they've given you everything that
they know.
What happens quite often… not all the time, but quite often…
is the franchisor must squeeze you to remain profitable.
What this means is, the franchisor quite often leaves holes in
their agreement so they can carve up your territory.
Franchisors have to
protect themselves and
hide things from you.
They can't tell you
everything.

Let's take an example of, say, Subway. Subway could have a
certain amount of people in an area and then they can go and
open another store 500 metres down the road.
Now, some of the people that will
come into your store are now going
to go into that other store.
You're losing and the franchisor has
to do that because he has to make the
fees to survive. He still has to pay
things, do things, and so on and so
forth.
I've set the Business in a Box

The reason why is because anyone coming into a franchise
cannot take it and make it bigger exponentially.
That is, they can't make it into anything that can be sold
independently.
It's always a small part of someone else's business. That's the
way it is, be that good or bad, whatever it is.
You might read this and go off and buy a franchise. If you do
that, that's fine.
You might read this and apply for the Property Maintenance

Then you might still go and buy the franchise.

There is repeat business. Really, what happens with repeat
business, you use my systems, you use the knowledge I give

business and you can live off a base
set of customers.
If you have a set goal in mind… and
this is one of the things I do in
training. I work with you backwards
from how much money would you
want to make.
Some people say $50,000 or $60,000; some people will say
$100,000; some people will say “I want as much as possible,”
and then some people will say $300,000.
Who knows what your number is? But whatever it is, I work
with you to get a solid plan and work out how you can go back
to those customers, offer more things and put in systems that

an even better business model.
If you go to Google AdWords and go
into the Keyword Planner, you can see
actual keywords that people are
searching on over time.
Even if you only put in the specialist services, you can see
there is lots of demand. A lot of people look at the numbers at
first and say, “Matt, I don’t think there’s enough demand.”
But I can tell you beyond any doubt that there's enough
demand. Even if you're painting, there's enough demand. Even
if it's just one of the four main services.
If you go down the full list, you’ve got things like high
pressure water cleaning, house washing, painting, road
marking, property maintenance, pressure washing, painter,
paint remover, smoke damage, maintenance, line marking,
line markers, house painting, contractors, graffiti paint,

facilitate. So, in reality, you could actually sit at home and
facilitate the services using the system that is part of the

I would go as far as saying you could even not have a single
vehicle and you can facilitate with the customer, talking to
people on the phone and organizing things.

The estimates show that gets us between 166 and 200 people
actually clicking and coming to our website.
Now, let's say for example 5% of those people came and
enquired from your website and asked you about your
services.
That would give you a total of 10 people per day enquiring.
Let’s say out of those ten people, only two of them actually
became your customer and then they bought over and over
again.
You can see that over the first 12 months, you'll build up a
good, solid base of customers.
That's exactly why I've got a Marketing Management Program
and that’s exactly why I'm going to help you over a period of
12 months. Because the customers are there, it's just a matter
of building them up.
It's really, really important you understand the amount of
volume. The volume doesn't have to be Australia-wide, the
volume can be in a regional area.

simple as that.
You're probably sitting there going, “Well I'm not sure if
there's enough work.”
Believe me, there's enough work and I can show you beyond

If you want to earn $50,000 or $60,000 a year, that's perfectly

in and get into this and get going. This ticks all the boxes in
that sort of thing.
It's also perfect to go from a job to this. As I mentioned at the
start of the book, so many people in a job are so scared to go

I remember, it probably delayed me a few years in making the
decision. But the truth of the matter is, once you leave a job, if

They're going to do that because they are working for
themselves and they had a go and they've got a system. You're

You could go and invest in someone else's business, like I
showed you, businesses that don't make as much as this, for
$300,000.
This is nowhere near $300,000. It's a whole lot less.
The bottom line is, you can go forward and take way less risk
with the Property Maintenance Business in a Box.
As I've said before as well, kids, family, it gives you the
opportunity to spend more time with them.
#7: Highly Profitable Benefit number seven is that it’s highly profitable. There's

In this section, we’ll look at exactly how much money you
can make in your property maintenance business so let's
look at some actual example jobs.
Remember, this all comes in under the scope of property
maintenance.
There's other jobs outside this scope which I will cover during
the training, but these are the more specialised ones that make
you the highest profits in your business.

• First one we'll look at is graffiti removal.
• I'll also cover on pressure cleaning and associated

the concrete.
• Also line marking, which is a specialised property
maintenance thing that makes good income.

you don't need any special skills to be able to do this. I cover it

As long as you're a little bit handy, you'll be just fine.

Graffiti Removal First of all, graffiti removal. A normal job, just a standard job,
a couple of square metres of graffiti.
Let's say you travel from wherever you are, it might be the
first job of the day, it might be in between jobs, but it averages
out over time at say 15 minutes’ travel.
Then you go there, you set up and it's not difficult to remove
graffiti once you know how. I'll obviously show you that
through the training. You just do 30 minutes’ work, then you
might say 15 minutes to travel to the next job.
A job like this, you’d charge $240 + GST for, maybe a little
more, depending on if it's a
bit more difficult. But that
would be the average
dollar amount that you’d

Then there will be $10 in
materials, not a huge
amount, depending on
what you do, maybe it's a

Now, it's very realistic to do this five times per week. This
could equally be a small pressure cleaning job; it could be
whatever. It depends on what it is.
So your $230 after materials… and there are other costs which
I'm going to cover in a minute… times five becomes $1,150.
Now, remember, as part of the training I'll show you exactly
how you get actual enquiries coming directly to you and how
you can get repeat business so people will send you actual
work orders and you can go and do it.
Total hours per week, five hours.
Pressure Cleaning Now pressure cleaning. Let's say you do the front of a
commercial building, a restaurant or something like that.
For example, I used to do KFCs and this is pretty much a KFC
job in a nutshell.
Once again, average time spent is maybe 15 minutes driving
to the job. It might be slightly longer, it might be slightly less,
it depends on where you're traveling from.
You spend three hours doing the job, so you set up…
obviously I'll show you during training how you set up the
right equipment, set up quickly and do the job as efficiently as
possible.
That's the reason why you don't quote at an hourly rate.

and exactly how to quote jobs and processes you can use to
work out the exact price of

something like that if
there's a couple of stubborn stains or something like that. I

have your own trucks or use other people and deliver the

we're also talking about specialised jobs within property
maintenance which is really important for you to understand

Line Marking These are very common – small shopping centres, small strata
complexes, so many different places, restaurants like KFC,
McDonalds, Red Rooster, all these types of places.
Fifteen minutes to the job, three hours on the job.
It's really simple. I'll show you exactly the right equipment to
use.
There's more expensive equipment and cheaper equipment. As
part of the training, I'll show you how to get everything set up
on a shoestring budget, and then I'll show you what it would
look like if you went to town on everything.

Although this is not about lawn mowing or anything like that,
there’s no reason why, given the opportunity… and I show
you how to do this during the training… if you can make it a
profit centre and make it repeat business, there's no reason
why you shouldn't investigate it.
Obviously you can go in there and be a handyman with no
problems. Handyman has different levels, you might fix a
couple of things, be proactive and talk to customers, and you
will literally pull money out of thin air – general repairs,
internal painting.
Lots of people, you might do one little job for them and they
want something else done. You'd be surprised how many little
jobs pop up.
All these are extra streams of income which are available
based on your skills. A lot of things you're probably going to
be handy with anyhow. Even if you're not, I'll show you how
to facilitate people to do this work for you. Let's tally all this
up and have a little bit of a look at it.

Working Out Income and Expenses Now remember, we haven't taken very much in the way of
expenses here yet, but we're about to. I'm going to get into
expenses in a moment.
Before I do, first let's look at the monthly income. We're going
to tally that across, times it by 52 and back it out.
Your overall revenue doing this… and that's really without
having off time now and again. We’re not going to work 52
weeks; I’m going to cover that off in a minute but I just want
to have a monthly rate.
• $5,810 x 52 = $302,120
• Divided by 12 = $25,176.66, after you've paid for
the base materials to do each job
Let's have a closer look at the expenses over a month.
• We are going to spend money on marketing, say
$3,000 per month
• Obviously you've got to get to the job, so $500 on fuel.
$120 a week on fuel is a reasonable amount
• Phone, is probably going to be cheaper but let's say it
includes internet or whatever so $200 per month
• Miscellaneous expenses: you might buy lunch, you
might have to buy something extra, you might have to
buy a second Jerry can because you're doing a big job

and you don't want to have to go to the service station,
who knows what. So say $1,000 per month
• Materials, some of your materials might blow out so
you might spend a little extra on some materials, say
$500 per month
• You might even have an offsider a few days a week.
You might have a younger guy, there’s pros and cons
to that; maybe an older guy, you'll give him three days
a week. Say, $2,000 per month
• Total expenses work out at $7,200
• Total profit across a month is $17,976.66
The total profit is darn good. This is a darn good business.
This is only really running with one truck. You can obviously
build off this, get more vehicles on the road and get more
business coming through your doors and make more money.
What really is this over a year as in profits, remembering that
you're not really going to work 12 months and you're not
really using up your whole week? We worked out before that
it's only 21 hours that we're using.
12 months x $17,976.66 = $215,719.92 a year income.
That's a pretty darn good income and, remember, you can
build on top of that and make it better and better and better,
add trucks and so on and so forth. I cover it all in the training
as well.

I'm going to be brutally honest here with you.
As I've said multiple times, you will have time off. So let's
work this out. Let's take a whole month of income out:
11 months x $17,976.66 = $197,743.26 a year income.
Basically, in a nutshell, this is actually a $200,000 income
business now.
It’s not difficult to do better than that, and it's not difficult to
work less and still do okay.
Remember you still have to live per week, even though we
worked it out for the year:
$197,743.26 divided by 52 = $3,802.75 per week
Now you'll remember, earlier in this book, there was a
business for sale that was actually $300,000 and it was making
less than this per week.
So that's the income of a sale price of $300,000.
Obviously we're not talking about anywhere near to $300,000
here.
Are you seeing how good this business is?
This business is an absolute no brainer.
If you seriously want to get into a good business, this is a no
brainer.

examples of what's out there.

no brainer.
It's a six figure income, no brainer.

Yes, of course you are. It is a no-brainer opportunity. It's as
simple as that.
But what do you have to invest?
We’ve already talked about the fact that a business earning
$220,000 a year can sell for $660,000 plus stock, plus
equipment. I gave you examples of that earlier on.

talking about. Again, you're probably sitting there going,
“Yes, I understand. I'm all over this. I get it.”
To be completely honest with you, just like I'm going to be a
mentor for you and your property maintenance business, I still
have mentors. They have told me, “Matt, this business is so
profitable, and it's so low cost, and it's such an opportunity for
people, they're all going to be saying ‘Yes.’ You really should
put the price to $150,000.”
But I know that not everyone can come up with $150,000. It's
not simple and easy to do.
My whole goal is to put the Property Maintenance Business in
a Box in a situation where anyone that applied, that was the
right person and that agreed to go ahead, that there was a way
to make it affordable. That is really my big goal at the bottom
of it all.
Business brokers and other business experts have suggested
that I price this at $100,000 and call it a franchise.
Even then it would be very low price, considering the huge
return on investments.

You can see other franchises going for around that price, a
little bit under, a little bit over.
But I didn't want to be in a situation where I felt like there's
fees coming in every month and I was in the situation that I
just don't like.

the start.
There’s a huge amount of opportunity
out there. I'd rather just know that
people are out there building their
own businesses. I’d rather just help
you build your own business.
So it’s not that price and it's not called a franchise.
You probably already know this is a no-brainer. You're
probably saying “Yes” already, and you probably already
know that your investment is much, much less than that. You
can get going with a huge shortcut for much, much less.
I've mentioned it a few times, I’ll just mention it again.

I totally understand what you're saying about the
optional marketing program.
Ultimately as I've explained to you it's going to cost
you one way or another.
It's completely optional. If you think you can do better,
go for it. I don't have any problems with that. It's your
own business, after all.

But I wanted to present it as a solution that was a no-
brainer, that you could say “Yes” to, that could get you
leads, get you enquiries right away.
As soon as you step out and say, “Yeah, I'm ready to

“I want the business, but I don't like paying interest rates on
loans.”
I totally understand where you're at. But ultimately
paying 8%, 9%, 10% or whatever interest rate on a
loan, the amount of money you'll be able to earn over
and above that is massive. It's as simple as that.
While you'd have to check with your accountant, I'm
pretty sure it would become a tax deduction.
It's a no-brainer to get a loan. Or if you do the rent to
own option, yeah it's going to cost you more and
technically it's similar to interest but, ultimately, even
though you're going to pay more over time, you're still
making more and you're still getting ahead.
“I'm afraid to leave my job.”
I spoke about this earlier on in the book. When I first
got started in my own business I had a mortgage. I
borrowed more money. I went out and got a truck and I
quit my job with a lease on a truck.

In the end, I didn't need any of it, but it was nice to
have it there. You don't have to have it there.
Ultimately, you're stepping out into a system.

The only reason you wouldn't be successful is if you

probably cost me, in my mid-20s, a few years, and I
could have gotten up and going earlier on.
“My partner or friend said it's too risky.”
Well, your partner or friend is entitled to their opinion,
but I'd also say what have they done in the past? Are
they successful in business?

You only really want to be taking advice from other

It's always easy to go, “Oh no, it's not possible. Oh no,

to your partner or your friend if they're not
encouraging you.
That's not supporting you, that's taking you backwards.
Especially if they're in a job and they haven't worked
for themselves in the past.
They don't really know, so what are they commenting
on? It’s only hearsay that they're commenting on.
What I'm giving you is actual 100% facts. It's a no-
brainer.
You're probably saying “Yes,” and your partner might
be saying “No,” but you've got to be saying “Yes.”
Even if your partner is saying “No,” sometimes you
just have to push back and go, “Yes, I'm doing it.”
Could it be your accountant saying “No”?
Few and far between accountants will say “No” when

before I run out of places that need property
maintenance.

places that need property maintenance. It's as simple as
that.
“How much money do I need to invest in equipment?”
To be honest with you, all you need is a ute and
preferably you may have a ute already, and then a
handful of equipment.
You can get going for less than $10,000. If you bought
everything outright, about $12,000 or $13,000 tops.
However, there's options, and I'll show you how to do
it with the equipment, where you can get going for
almost nothing.
Why do I say almost nothing? Because you can use
finance to get the vehicle – which is quite easy through
a car dealer – and you can use something called
Flexirent for getting the equipment.

can use a trailer, but it's a hindrance. I cover this all off

easy thing.
