PRESIDENT’S MESSAGE
Hello neighbors!
I am happy to report our dues collection for the fiscal year
July 2019-June 2020 has had high levels of participation.
By the end of August, we had received dues from 80% of
the neighborhood. As of the end of October, that number
has increased to nearly 87%. Last year we did not reach
that number until the end of May! Thank you to the 302
homes who have paid your dues. It is a wonderful relief to
know we have sufficient funds as we move through this
fiscal year.
If you are one of the 46 homes who has not yet paid your
annual dues, please submit your $60 payment ($50 + $10
late fee) through superdues.com or deliver to our Treasurer
@ 5524 Doral. If you are using Evergreen as your waste
provider, you will receive a greater discount over the year
than the cost of your association dues. Collectively those
46 homes account for a $2,300 shortfall, which is about the
cost of one snowplow and salting. Please let us know if you
need to make arrangements with us regarding your dues.

A FEW NOTES ABOUT TRASH Members of the Fairway Falls Civic Association can receive a discounted rate for trash and
recycling service with Evergreen. A majority of residents have already taken advantage of the
savings and you can, too. This is an improvement. If you are already an Evergreen
customer and have not yet paid your dues, you will receive the discounted rate with your next
billing cycle after your dues are paid. Paying your dues will save you money.
If you have not investigated the savings and service with Evergreen, please take advantage of
this fabulous benefit for paying your dues. If you are a renter, you can also participate.
Evergreen picks up trash & recycling, (and yard waste for an additional fee) every Monday.
As we reduce the trash trucks going through Fairway Falls, we reduce the wear and tear on our roads and the fuel
needed to run those trucks. Additionally, it would be an improvement to the appearance of Fairway Falls if trash cans
were at the curb only one day per week. Please note, our deed restrictions require you to bring your cans from the

SOME REMINDERS ABOUT ARCHITECTURAL RESTRICTIONS AND EASEMENTS • Please be aware that all properties have easements that allow your neighbors to cross your property so they
can access their interior property. If you are crossing your neighbor's property, please be courteous.
• Fences are against our deed restrictions and are not allowed. If you put up a fence, you will be
required to remove it. We do allow privacy walls with prior Architectural Committee approval.
• There are some homes that have installed double hung windows. EVERY Section of the neighborhood is
authorized only for Slider/Crank Type Casements - Brown Clad Exterior. If you have double hung
windows you are in violation of the deed restriction.
• Avoid costly mistakes by submitting an Architectural Approval Form. Approval of your project will give you
assurance you are using the approved finishes.
PLEASE CLEAN UP AFTER YOUR DOG
Not just when someone is looking, but always. It is
the law. This includes properly throwing away the
bag. If you are walking your dog anywhere within
the neighborhood, you are doing so on private
property. Be considerate and always clean it up.
We have rolls of poop bags for sale for $.50,
contact us if you would like to purchase.
HELP WANTED
AREA REP We are looking for an area rep to deliver
newsletters to homes on Brookline. You do not need to live in
that section.
1st VICE PRESIDENT We are looking for a first vice president.
Responsibilities include deed restriction enforcement and
serving on the FFCA architectural approval committee.
SAND BARRELS We will again be requesting sand barrels
from the state. They are not guaranteed. Lids are also not
guaranteed. All sand barrels are placed on private property of a
homeowner who has volunteered to host the barrel. If anyone
sees a need for sand barrels in additional locations, please let
us know asap if you are willing to authorize a barrel to be
placed on your property and we will include this in our request.
The barrels are typically placed in early December. Please do
not use the barrels as a trash can. If you use the sand, please
be considerate and replace the lid/covering to keep
precipitation out of the sand/salt mix.

Our Deed Restrictions
• No building, shed, fence, wall, swimming pool, or other construction without approval of the Architectural Control Committee (ACC). Nor any exterior addition to or change or alteration thereof including but not limited to color change, change in grade, or drainage without approval of ACC.
• Trash receptacles shall be kept in enclosed areas, hidden from view, except on collection days.
• No commercial trucks, travel, utility or boat trailers, campers, boats, disabled vehicles, or buses on any lot, street, driveway, or parking bay.
• No signs of any nature, except for a single real estate “For Sale” sign in front of the home being sold. (Please note- if you are having an open house the neighborhood has an ‘OPEN HOUSE’ sign for your use at the entrance of our neighborhood for that purpose. Signs at street corners are not allowed and will be removed.
• No building of any kind except private dwelling houses
• No temporary structure shall be left upon a lot.
• No animals other than usual household pets.
• No building/improvements for habitation or enclosure of any animal.
• No trade or business of any nature whatsoever.
• No cutting down of any live tree exceeding 8″ diameter without approval of ACC.
• No fences or hedges on any lots that abut the golf course.
• No laundry shall be hung outside.
• No exterior television or radio receiving/ transmitting antenna (except 19″ satellite dish).
