What to expect
Stockport Homes is committed to maintaining and investing in customers’ homes and communal areas. We aim to deliver improvements to properties and the environment of estates to meet the aspirations of current and future residents.
This leaflet contains information on the proposed capital works to be carried out in the 2011/2012 financial year from April 2011 to March 2012.
Stockport Homes has a lot of work planned to maintain and improve your home over the next twelve months. We want you to know what to expect, where and when.
By looking at the table at the back of this leaflet, you will be able to find out the work and the areas we intend to target over the next twelve months. Please note that this list may change to cater for any health and safety works required and priorities that we may receive over the course of the twelve months that we could not have planned for.

Kitchen and bathroom replacements
The kitchen and bathroom replacement programme is now into its sixth year.
A survey of all the properties in this years programme will be undertaken to find out the condition of the existing kitchen and bathroom. Kitchens and bathrooms that already meet the Decent Homes standard will not be included in the replacement programme.
Customers will be contacted directly to arrange an appointment to see and choose from the kitchen and bathroom samples available. A choice event within Brinnington will also be arranged for customers who live in and around Brinnington.
These works will be carried out in the following areas:

Heating replacements
This year the programme for heating replacements contains those that have not been done in previous years and those where the heating system is near to the end of its lifecycle.
These works will be carried out in the following areas:

Electrical upgrades
Electrical upgrades will be carried out across the Borough. A large proportion of this work will be undertaken in conjunction with the kitchen and bathroom replacements.

Lift maintenance and replacements
Stockport Homes has an on-going lift replacement programme. This programme has been drawn up following surveys by our consultant and is based on priority need. Due to the nature of such works, we do operate flexibility and should a lift on a scheme deteriorate or fall into failure, we take appropriate action and bring the works forward as required.
During 2011/2012 we will see the completion of lift replacements where work commenced in 2010/11. These are included in the areas below.
We will also see work commence on lifts that have been identified for replacement and considered those most at risk, within the 2011/2012 programme, which are also listed below:

Fire prevention
The aim of fire prevention is to eliminate or reduce the risk from the spread of fire in multiple occupied properties. The fire risk assessment reports make recommendations on physical improvements needed in communal areas to bring properties up to the standards required under the Regulatory Reform (Fire Safety) Order 2005.
There is an on-going programme of fire prevention works. The areas that have been identified where fire prevention works are required to be completed within the 2011/2012 programme include:

District Heating / Communal Heating replacements
Many properties are heated by a communal heating system. This programme covers the replacement and upgrade of those that are considered to be in priority need for replacement.
One area of work will be the completion of the Bio-mass boiler at Lancashire Hill. Biomass is a renewable energy source. Heat is produced from incinerating (for example, wood chips) and this is then used as fuel to source heat to communal heating within flats.
These works will be carried out in the following locations:

Overcladding
The overcladding to properties improves the aesthetics of the area as well as delivering a considerable saving on fuel bills. This highly efficient external wall insulation is fixed to the outside of the property then finished with a tough and long lasting finish.
These works will be carried out in the following locations:

External works (for example, roofing, windows and canopies)
We will also be carrying out roofing works to those properties in most need where the roofing is in disrepair. Where feasible, we will also be doing other external improvements at the same time, such as replacement windows, fascias and soffits, canopies and front / rear doors. The areas where it has been noted where this type of work is required includes:

Tower block improvements
Part of the improvements to tower blocks includes improvements to bin stores. One of the improvements includes the replacement of the protective skirting to run around the chute to prevent any debris / refuse from coming out of the refuse bins.
This work will be carried out at the following location during 2011/2012:

Improvements to commercial properties
During 2011/2012, work will commence on improvements to shops. The improvements will focus on the condition of roofing, walkways, balcony’s and generally improving the flats above the shop area.
The priority for 2011/12 is listed below:

Drainage
To resolve the issues we have had with drainage throughout the Borough with clearage of blockages and overflowing drains, land drainage will be a priority on the 2011/2012 programme.
The type of work required will include removal of silt build up, excavations for the replacement of collapsed and broken or sunken drainage pipework and will focus within the following area considered as a priority:

The programme and you
If your home is included within the Planned Maintenance Programme, Stockport Homes will contact you to confirm that your home has been included and discuss with you in more detail the exact scope of the works to be undertaken.
In addition to the main programme of works, additional miscellaneous projects will be carried out including:
• pre-painting, painting and repairs;• communal area painting;• maintenance work to garages, fences and gates;• work to improve housing, health and safety; and • improvements to door entry systems and concierge.

Thinking ahead and reviewingthe programme of work
This is a rolling programme of works and we expect things are likely to change.
We must allow a degree of flexibility; therefore we will regularly review the programme to ensure that those properties most in need are improved first. With your feedback, you can influence what work is needed and where the works are carried out.
