Mayeld Site Entitlement History
The Mountain View General Plan designates the Mountain View portion of the Mayeld Site Medium-High Density Residential. On June 27, 2006, the City of Mountain View rezoned approximately 21acres of the 27-acre Mayeld Site located within the City of Mountain View city limits and adopted the
Mayeld Precise Plan. The Mayeld Precise Plan allows development of up to 530 new residences;6,500 square feet of supporting neighborhood commercial uses, and public parks. In December2008 the City of Mountain View approved the Mayeld Master Plan, Planned Community Permits andTentative Tract Maps for Areas 2, 3, and 4.
The Mayeld Precise Plan
The Mayeld Precise Plan is the zoning for the portion of the Mayeld Site in Mountain View. ThePrecise Plan is a comprehensive framework of land uses, development objectives, standards anddesign guidelines addressing the unique opportunities and challenges of the Mayeld Precise Planarea. The Mayeld Precise Plan species allowed uses, intensity of use, relationship to neighboringproperties, parking and circulation, design standards, public improvements and the procedures andprocess for development review.
The Mayeld Master Plan
In accordance with the Mayeld Precise Plan, the Mayeld Master Plan is the Master DevelopmentPlan for the entire Mayeld Site. The Mayeld Master Plan is consistent with the General Plan andthe provisions of the Mayeld Precise Plan and zoning because, the land uses described in the
Master Plan match the same land uses in the same locations identied in the General Plan and thePrecise Plan , and because, the Master Plan incorporates the Precise Plan development standardsfor each land use area. It accompanies the pending application for a Master Plan Alternate for 42Single Family Detached Homes in Area 1, 112 Multifamily Homes proposed for Area 2, 18 MultifamilyHomes in Area 3 and 86 Multifamily Homes in Area 4 . The Alternate Master Plan offers an additionallower impact use in conformance with the Mayeld Precise Plan. All reference to the Mayeld MasterPlan shall inherently include this Alternate. All subsequent PC Permit applications shall conform tothe Precise Plan as rened in the Mayeld Master Plan.
The Mayeld Master Plan denes and provides specicity for all of the proposed land uses andunit types, describes the phasing, depicts pedestrian and vehicular linkages, and shows locationsof public parks and private open space. The Mayeld Master Plan includes a master landscapeplan that shows trees to be preserved and generally depicts how the project will contribute to the
development of the residential area, relate to the adjacent neighborhood and provide a pedestrianand bicycle linkage to the Caltrain station.
The Mayeld Master Plan complies with the Mayeld Final Environmental Impact Repor(EIR) and subsequent addendum, and incorporates all applicable mitigation measuresThe proposed development will not be detrimental to the public interest, health, safetyconvenience or welfare, and the proposed project demonstrates superior site and buildingdesign and compatibility with surrounding uses in conformance with the General Plan. The
Mayeld Master Plan achieves all of the Goals 1-9 of the Precise Plan such as:
Creating a new residential community (Goal 1) Developing an interconnected system of streets and paths Serving all transportation modes (Goal 2)
Creating a system of open space including new public parks (Goal 4)
I. Mayeld Master Plan Land Uses
The following key land uses are described in the approved May 2008 Master Plan:
A. Maximum of 450 Single-Family and Multifamily homes in Mountain ViewB. Two public parks totaling 3.53 acres of public parksC. Private recreational amenities including a community clubhouse and poolD. Public streets, park strips, and sidewalksE. Public and private improvements which may include pedestrian paths, driveways,
walkways, paseos, parking garages, parking lots, trash servicing facilities, and other
supporting infrastructure and facilities.

Master Plan Site Dat a
The Site Plan depicts a maximum of 303 dwelling units in
accordance with the development standards, building locations
and building envelopes set forth in this Mayeld Master Plan
Alternate. Subsequent PC Permits for land use areas within the
Mayeld Master Plan shall dene building envelopes, building
congurations and locations in a manner consistent with the
Precise Plan as further rened through the Mayeld Master
Plan. This site plan identies proposed building locations and
building envelopes that are consistent with each land use area
designated on the Master Vesting Tentative Map.
