I fi nally became a home owner (read: mortgage holder) for the fi rst time a few years ago, after
more than 15 years of paying some form of rent. As a serial renter I’d always dreamed of buying
my own place, something a bit rundown that needed some work. I imagined weekends spent
in Bunnings and up ladders, juggling paint sample pots and performing some simple DIY that
would transform my new house into a home. When I fi nally did move into a place where my
name was on the rates notice, it did require some work – painting mainly – which I threw myself into enthusiastically, well, for the fi rst few days anyway. I’m ashamed to report the architraves
and doors into the lounge room are still waiting for their fi rst coat. The reality of renovation
(even if it is just slapping on some paint) is that it can be hard work. For investors with rental
properties that need some love, out of sight is too often out of mind, and as long as the rent keeps
coming in, why bother with the hassle and expense of renovating? I went looking for the answer to that question for this week’s cover
story, and found it on page 6. I just wish I could fi nd the energy to fi nish those architraves.

It’s time to fi x up the rental property, but is it worth spending
the cash, and what do tenants really want?
MPP fi nds out.
We’ve all toyed with the idea of buying a rundown rental property, adding a coat of paint and some new bathroom taps,
then sitting back to watch the prospective tenants fi ght it out to live there. Renovating a home to rent out is a valid investment strategy, and something many property owners have done successfully, but how easy is it to get it wrong? And how much money can you make by simply throwing up some new curtains and laying down fresh carpet?
Smith & Sons’ Monica Kohler knows a thing or two about renovations, and is a fi rm believer that revamping a tired rental home is essential. “Renovating a rental property will ensure the home is maintained (providing optimal rental return) and kept at ‘current’ market value,” she says. But there are some big do’s and some even

kitchen and bathrooms are relatively cheap to replace and will modernise the home. Fitting
inexpensive roller blinds to replace worn window furnishings will provide a clean minimalist appeal and will complement the freshly painted walls.”
Glennis Schindler from Vic Murphy Real Estate adds, “Tenants are looking for fencing, fans and security screens. Add those things and [landlords] can ask for more money and will get more applicants.”
Sometimes simply thoroughly cleaning the walls with sugar soap, giving the garden a good weed and washing the grubby curtains makes all the difference. A thorough clean is what Glennis advises her owners to do. “The better the property presents, the better the chance you’ll have of securing a good-quality tenant.”
However, while every tenant has different needs, most are looking for plenty of storage, which is something that is often lacking in older homes. Add built-in robes to the bedrooms and some extra storage in the garage or outdoor area and you should be able to add an extra $10 or

…and don’tsTenants have their own furnishings and favourite colour schemes, so brightly painted feature walls and unique, extravagant fi xtures – even expensive, high-quality ones – can turn off would-be renters. “You have to keep to very basic and standard fi xtures and fi ttings,” says Glennis. “Don’t go overboard and keep the colouring very neutral. And add practical carpet that will clean well.”
A common area where owners come unstuck is outlaying too much cash, especially on things like pools and spas, or making unnecessary structural changes that don’t make the home any more appealing to renters or translate to higher rents.

Always have the tenant in mind when making changes – it might be pointless splashing out on a big kitchen if your likely tenants are students or young people, but if the property is in an area that appeals to families with kids, popping in that extra bathroom will pay dividends.
Unless the electrical wiring or plumbing has to be moved or replaced because it is damaged or unsafe, leave it alone – tenants won’t see changes here so money spent won’t be recouped on rent.
“Set a budget and stick to it!” Monica advises clients who are embarking on a renovation. “Talk to a professional renovation consultant who will specify a range of modern fi nishes within a budget.”
Have a plan about what you want the property to achieve in the short, medium and long term and make decisions based on that plan. Spending $10,000 on a kitchen that adds say $50 a week to the asking rent might not seem like a sound investment, but that $50 translates to $2600 a year, and the capital expenditure adds to the value of the property, which is important when it comes time to sell.
So, when is it worth dropping some cash on big improvements?

to renovate the kitchen and will modernise it at the same time.
“The most important area to renovate in a rental property is the bathroom,” she adds. “Silicon sealants and waterproof membranes quite often fail over time. This may cause water damage in the walls, structural damage as well as mould and damage to carpets and walls to the adjoining areas. A full bathroom renovation – including waterproofi ng, re-tiling and adding easy-to-clean and water-effi cient fi ttings – will ensure this area
remains watertight, modern and hygienic.”
If you are buying a new property with the aim of renovating to rent it out, thoroughly research the market as you would any other property investment. Take a look around some rental properties in the area you are looking
to buy in and see what they are lacking. Talk to tenants to fi nd out what they need. And bend your real estate agent’s ear – he or she will be a great source of information on what tenants are after. Getting some advice from people who have done it before isn’t a bad idea, either.

McMullin and Bev’s sister Lorraine Horn bought their fi rst rental
property, and three more properties on, they haven’t looked back.
Renovating has been a big part of their investment strategy. “We spent
quite a bit of money on renovating one of those four,” says Bev. “It was a slightly cheaper property, but that
kind of capital expenditure is all about long term. The ones we
renovated to rent were excellent properties. They had great potential to be good, sturdy rentals over time.
We try to renovate to a good standard that is going to last.”
As a result, says Bev, the trio gets a better tenant. “If we look after the house, the tenant will look after it.”
But the work doesn’t stop when the tenant takes hold of the key.
Bev, Dexter and Lorraine also have an excellent property manager, and Bev says whenever repairs need to
be carried out on one of their properties they get onto it straight
away. Bev says this shows the tenant that the home is valuable to its
owner, and as a result, the tenant is more likely to look after it.
“When you buy a house you have to have a vision for it,” Bev says.
“Every property we buy we have a specifi c purpose.”
She adds, “If we get a good house and we spend say $10,000 to $15,000 on it, that might sound like
a lot but that money can translate into perhaps an extra $70 a week.
Look at that over fi ve to seven years and that’s a good return.”
So what do tenants want? “Location,” says Bev. “Buy a
property that is close to transport. And if you want to attract families,
look at schools close by as not everybody has a car or wants to use the car all the time. We also look at the size of the yard and whether it has a fence. For us we don’t mind
families with pets – what family doesn’t have a pet?”

A snapshot of who’s doing what in the industry
Say what, Michael?
A property expert with decades of experience writing on the region has
come out in defence of local property after morning TV personality David Koch made disparaging remarks about our real estate market.
Michael Matusik – who is not known for sugar-coating the news – publishes a weekly commentary on property (MPP reprinted one of his columns last week) called the Matusik Missive, and on March 7, Michael dedicated his missive to Mel’s other half.
Apparently Kochie used some strong language in describing the Sunshine Coast’s property market (which he lumped in with the Gold Coast’s) as being “catastrophic”. It was this that Michael took umbrage to and in his missive he offered some promising numbers on Kawana hospital, one of the nation’s largest infrastructure projects, in answer to Kochie’s claims.
Michael wrote, among many other things, “The ‘Kawana Health Hub’ – for the sake of calling it something – is a very big regional initiative, comparable with a major resources project. Yet few know about it. It is a game changer; a recovery catalyst; a smart job generator which the likes of David Koch should be

Will the Sydney-based television presenter actually listen? Perhaps not – blanket statements of doom and gloom still unfortunately command more column inches in many of the country’s newspapers, and require less research. Clearly Kochie didn’t read MPP’s cover story last week on maintaining a positive attitude. Or maybe he just needs a holiday – we know a great place for that!

How home cooks are helping the kids
It’s something many westerners take the time to do when visiting poorer parts of the
world – stop in at the local orphanage, offer some money, hand out gifts to the children and walk away wishing more could be done.
After a trip to Cambodian orphanage Together for Cambodia about two years ago, MPP publisher Michael Kramer did do more. He came home and quickly persuaded MPP staff, a Melbourne chef, a well-known food photographer and printers PMP to donate time and resources to help him put together a cookbook, which he called Food for the Soul. Sold in local cafes, online and in Spotlight stores, the book has so far raised more
than $30,000 for the Siem Reap orphanage, and earlier this month Michael visited the country to see how the much-needed funds are being spent.
Michael says, “Money raised from sales of the book has provided food, clothing, education and counselling to the orphanage’s 39 children, some of whom have been orphaned as a result of AIDS, some have been abandoned, while others come from families that live in extreme poverty.”

Over many years the Housing Industry Association, which is the
peak industry body for residential construction, has been consistently calling for major tax reform to deliver affordable housing to all Australians.
Despite construction costs in general having increased only in line with the CPI over the past decade, other costs attributable to taxes and levies have pushed the dream of home ownership outside the realms of many aspirants.
Late last year the Centre for International Economics’ independent economic modelling vindicated HIA in its advocacy on this issue by fi nding that the total taxation burden on a new home in many instances exceeded 40 per cent of its purchase price.
On the Sunshine Coast, which has some of the least affordable residential land in Australia, the tax burden could well be more when one of the offending taxes, stamp duty, is applied to these higher prices.

The Housing Industry Association joins other commentators in calling for tax reform to ease the fi nancial burden of home ownership.

package on the Sunshine Coast once the cumulative effects of imposts such as stamp duty, land tax, infrastructure charges and GST are factored in. There’s also the proliferation of new taxes such as Queensland’s waste management levy and the Federal Government’s carbon tax to add even further pressure on new house prices.
Unfortunately, this reliance on the taxation of new housing has had a negative economic and social impact. Deteriorating housing affordability has stymied housing activity, which is costing jobs and generating a critical under-supply of housing stock. With residential construction being a key driver of the economy, this is not a desirable outcome, and governments at all levels may be fi nally waking up to the fact that the new-housing industry is not the ‘cash cow’ they thought it was.
The Federal Tax Forum held in October 2011 may well have provided the fi rst signs of this awakening. This forum had as one of its objectives the alleviation of the nation’s chronic housing shortage through tax reform, an objective that was fervently
supported by this association. This objective allowed us on
behalf of industry to highlight the inequitable tax treatment of new housing and to promote tax incentives that encourage investment in new housing stock. At the same time we urged the government to maintain its commitment to:
• not alter the treatment of the family home in the income support means test;
• provide a fi scal focus on improving the effi ciency of housing supply; and
• reform stamp duty, which is a highly ineffi cient tax.
Housing is a true necessity of life and the current restrictions to housing supply, including excessive taxation, have created a large dwelling shortage that has driven escalating prices and climbing rents, and has placed unnecessary fi nancial pressure on Sunshine Coast residents already struggling to meet the rising costs of living.
More needs to be done to address this, and the conversations that were had with government in 2011 need to be progressed this year and must lead to proper tax reform.

The team from Harcourts were kept busy at last Wednesday’s in-room auction event – as well as negotiating with registered buyers and keeping track of bids, they had to hunt for more chairs. A crowd of more than 65 people packed into the function room at Grand Pacifi c Resort in Caloundra to see seven properties go under the hammer. “It was a great turnout on the night, with standing room only,” says Harcourts Caloundra principal Sally Mulhearn. “The event had a relaxed feel, with Harcourts auctioneer Ben Brady (pictured) calling the action.” Ben was quick to take healthy opening bids on several properties, with homes in Pelican Waters proving popular. While no sales were recorded on the night, Sally says she and her team are still busy following up on interest.

body corporate meetings. No one likes a long meeting, but in the past six months there have been major changes to body corporate laws and the penalties for non-compliance are hefty. Archers Body Corporate director Andrew Staehr reminds unit owners that it is important to attend body corporate meetings, to keep up to date with changes in legislation, agreements and general changes within the complex.
“Attending body corporate meetings is often overlooked by unit owners,” Andrew adds. “But regular, effi cient meetings are key to keeping costs down, keeping the management of your complex organised and ensuring all owners and tenants are happy.”
Open communication is essential and Archers offers these 10 tips on getting the most out of these meetings in the shortest time possible.
Short and sweetAndrew Staehr from Archers Body Corporate speaks to MPP about the importance of communication among bodies corporate and unit owners.
Start your meeting on time – It might seem obvious but waiting for latecomers is often the biggest problem and only reinforces for them that they can be late next time.
Create an agenda – Arrange it so you’re dealing with the most pressing matters, particularly matters of compliance, fi rst.
Write notes about every item on your agenda and stay on track – Avoid raising things like new business in a meeting unless
it’s absolutely essential, and only at the end of the meeting.
Circulate your agenda and reports before the meeting – Everyone will arrive
prepared.
Circulate motions before the meeting
Set deadlines – If owners communicate any concerns or information before meetings, managers have time to incorporate it into the agenda and ensure it gets discussed.
Ensure the chairperson chairs the meeting
Avoid open discussions – Each member should be given the opportunity to have his or her say through the chairperson. Once a decision has been made on a topic, it’s
important to move on to the next matter.
Consider using technology – Video and teleconferencing can be good to keep
people focussed.
Stick to your time frames – When all owners are aware of an impending deadline they will be more inclined to deal with matters quickly
