FINANCIAL DEFINITIONS
Discount Rate
The rate of return a developer expects when investing in a project.i.e. opportunity cost
Internal Rate of Return (IRR)
The IRR may be defined as the interest rate that equates thepresent value of expected future cash flows to the cost of theinvestment.
The IRR can be compared to the Discount Rate.
Net Present Value (NPV)
The NPV is the present value of all future cash flows, discountedback to today's values at the Discount Rate.
The NPV indicates in today's dollars the profit or loss a developermakes above or below his required profit (based on a nominatedDiscount Rate).
72 Rule
The approximate number of years required to double your capitalcan be calculated by dividing the interest rate into 72.
e.g. If interest rate = 10% p.a.Then 72 10 = 7.2 yearsIt will take approximately 7.2 years to doubleyour capital if it is invested at 10% p.a.
FINANCIAL FORMULAE
Future value of $1
Future value of $1 per period
Sinking fund (the amount required
to be put away periodically to realise
some future sum)
Present value of $1
Present value of $1 per period
Annuity with a PV of $1
(Mortgage bond formula)
FV = PV (1+i)n
FV = PMT [((1+i)n - 1) + i]
PMT = FV [i ((1 +i)n - 1)]
PV = FV [1+ (1+i)n]
PV = PMT [((1+i)n - 1) + (i(1+i)n)]
PMT = PV[(i(1+i)n) + ((1 +i)n - 1)]
PVFVPMT
= present value= future value= payment amount= period (e.g. 10 years with monthly payments,
n=10x 12=120)= interest rate per period
(e.g. 12% p.a. compounded monthly;i = 12% + 12 month = 1% per period)
