Maguire’s  parking  consultants,  engineers  and  designers  assist  our  clients  to realize  their  parking  system's  potential. We  start  by  working  with  clients  to identify  the  most  cost‐effective  and  efficient  options  for  achieving  their objectives. We design durable,  low maintenance parking structures or  lots that optimize the site for vehicle circulation and pedestrian movement, and we make them look good.  Parking structures are a big part of their surrounding landscape, whether urban, suburban  or  rural. Maguire’s  designs  blend with  the  surrounding  buildings  or landscape  and offer users  efficient,  visible  entry  and  exit points,  safe  lighting, clear  sight  lines,  and  low‐impact  ventilation  and  noise  emissions. Whenever possible, we specify money‐saving items such as high output lighting and simple operating equipment that facilitates self‐parking. We strive to minimize the need for mechanical ventilation as well to maximize the structure’s durability.  Parking  facilities  are  also  exposed  to  the  elements,  so  our  designs  take  into consideration the structure’s ability to withstand environmental changes due to temperature,  seismic  forces,  salt  penetration,  and  concrete  shrinkage  and volume change.  Once design  is complete, Maguire  is able to assist the owner/operator through the entire construction process from selecting and negotiating with a contractor, to administering and overseeing construction.

M aguire  Group  is  committed  to  providing  our  

clients with  the high  level of  service  they expect 

and deserve  from a professional services  firm. Part of  this 

commitment  extends  to  the  technology  used  to  develop 

our  projects.  For  years, Maguire  has  utilized  the  latest  in 

2D‐CAD  technologies.   Now, Maguire has  the capability  to 

provide  our  clients  with  Building  Information  Modeling 

(BIM) services through Autodesk’s Revit software. 

 

BIM  utilizes  the  latest  generation  of  CAD  software.    This 

software allows the design team to actually "construct" the 

building via a 3D computer model which permits the design 

team to understand potential conflicts and  issues  long be‐

fore  they  are  realized on  a  construction  site.    This  ability 

provides  our  client  with much  improved  coordination  as 

well  as  the  ability  to  visualize  the  building  and  make 

changes during the design rather than during construction. 

 

There are many advantages to using BIM for project design 

instead of traditional 2D‐CAD.   Some of these advantages, 

which ultimately  translate  into potential  costs  savings  for

                Union Station Parking Garage Worcester, Massachusetts Cost:  $16 million  Maguire provided architectural and engineering services for the design of a 500‐car parking garage for the City of Worcester.  The project site is located at the corner of Harding and Franklin Streets on the site of the former Parcel Post Building south of Union Station and adjacent to AMTRAK and MBTA rail connections.  The project includes  approximately  5,000  SF  of  retail  space  along  Franklin  Street  that  will  encourage  pedestrian interchange and serve to enliven the streetscape south of Union Station. The architectural context and details of  Union  Station  were  studied  and  incorporated  into  the  design.    The  parking  garage  will  have  a  direct connection to Union Station through a tunnel under the railroad tracks.  The parking garage  is one piece  in the development of a major transportation center at Washington Square.  Union Station, which was built  in 1911 at a cost of $750,000, has been beautifully restored and construction was completed on a bus terminal to its west.  Plans are also proceeding on reconstruction of the Washington Square "roundabout" to the north to  improve pedestrian activity, enhance traffic flow and provide optimum accessibility to Union Station.  The construction of the parking garage was an important consideration in the preparation of a feasibility study associated with the Blackstone Valley National Heritage Corridor.  In fact, the city has recently received funding to develop a comprehensive plan for restoration and replication of the canal immediately south of the parking garage, development of historical markings along  the  canal’s  route and development of a Blackstone Canal Park along the canal bed.

Allmerica Financial  Parking Garage Worcester, Massachusetts Cost: $15,000,000 

Maguire Group provided complete architectural and engineering services associated with the planning, design, and construction of a 1,368‐car parking garage at their Worcester, MA campus.   The  initial planning  included survey, subsurface and environmental explorations, and the development of a number of site plan options for consideration.  The intent of the design was to create 1000 net parking spaces on the campus while preserving the campus‐like atmospheres of the site.  The design consists of a five  level open parking structure, within a footprint of 240 feet x 380 feet.   The first level  is partially below grade and the  facility will  include a covered pedestrian  link to the North Wing to the South and the Hanover Building to the North.  The facility was built on a fast‐track schedule.  Project Features

      Arcade Parking Garage Providence, Rhode Island  Cost:  $5.5 million  The Arcade Garage  is  a 600‐car open parking  structure  located  in  an historic district of Providence, with  a National Register property located directly across the street.  It was obvious from the outset that the project had to be developed with an acute awareness of the surrounding structures.  These buildings, in general, are constructed of cut stone and/or brick masonry and typically have a second‐level cornice line. Maguire worked closely  with  community  groups  and  the  local  Historic  Preservation  Commission.  It  was  the  consensus  of opinion within  these  groups  that  a  solution  incorporating  both  precast  concrete  and  brick masonry would complement and relate most appropriately to the architecture of the area.  The  lower  levels of  the  front  façade were  treated as architectural precast and  incorporate  the  second‐level cornice line that is common along the streetscape.  The articulated arches and columns are reminiscent of the cut stone used in a number of neighboring buildings, and the brick spandrels and stair towers relate nicely with the surrounding brick buildings. To  further complement the adjacent buildings and to blend the precast and brick,  all  exterior  precast members were manufactured with  a  special  "Manchester"  sand  and  then  lightly sandblasted,  resulting  in  a  warm  buff  color  consistent  with  the  soft  off‐white  tones  of  the  marble  and limestone  of  the  adjacent  buildings.    As  a  final  touch,  the  brick  was  laid  in  a  mortar  mix  of  this  same "Manchester" sand.  The structural system consists of untopped precast double tees supported on precast spandrels and columns.  Because of the height of the structure, the requirement for angled parking, and a desire to keep the garage as open as possible, a unique structural solution was developed consisting of a combination of shear walls and full‐bay moment frames which resist wind and seismic forces.  In order to complete construction by the holiday season,  this  project  was  designed  in  a  fast‐track  method  with  the  deep  piles  and  foundations  being constructed when the superstructure was in design.

  Bradley Airport Garage Windsor Locks, Connecticut Cost:  $35 million      The main parking garage at Bradley  International Airport  is a 1,111,400 SF  structure.    It  is  five  levels and  is approximately 304  feet wide and 722  feet  long and accommodates 3,500  cars.   The  structure  is entirely of precast concrete composed of columns,  interior beams/girders, exterior spandrels,  interior k‐wall  frames  for lateral bracing,  light walls  for  ramp  supports  and  structural  flooring  tees.    There  are  three  two‐way  ramps within the garage accessing all levels of the garage.  The garage is divided into two areas with flexible borders to separate short‐term and long‐term parking and to accommodate changing space needs.  The parking garage has seven vertical cores.  The three cores facing the terminals have stairs and elevators and serve to circulate the  majority  of  pedestrian  traffic  between  the  garage  and  either  the  lower  arrivals  or  the  upper departure/viaduct level.  Access between  the garage and  the  viaduct was accomplished with an enclosed pedestrian  skywalk, which collects pedestrians at  the  three main cores and  leads  to  two skywalks crossing  to  the viaduct at midpoints between  the  three main cores.   Access at  the  lower arrivals  level  is at grade and  is open although covered overhead by  the  skywalk.   There are  separate entry plazas  for  short‐term and  long‐term parking; however, both culminate into one large exit plaza. All entry and exit plazas are covered by canopies.  Adjacent to the exit plaza  is a 2,500 SF administration directional signage utilized  for convenience and efficiency  throughout  the structure and adjacent facilities.

      College of the Holy Cross Worcester, Massachusetts   The purpose of  the Needs Analysis was  to determine  the approximate number of spaces  required  to satisfy proposed development and/or parking policy changes at Holy Cross.   Maguire completed and assessment of the on‐ and off‐campus parking. It was determined that there were ~1,366 parking spaces available on campus and 105 spaces available off‐campus, totaling 1,471 available spaces.  Once the Needs Analysis was completed, Maguire visited the campus, reviewed available maps, and met with college  staff  to  identify areas  for potential  surface and/or  structured parking.   An area  in excess of 3 acres (140,000  SF) was determined  as what would  be  required  to  accommodate  400 parking  spaces.   Given  the competing  interests for open space for athletics and future building sites on campus,  it became  immediately apparent that surface parking for the number of spaces identified in the Needs Analysis could not be achieved without significantly impacting future campus development.

       Gateway Parking Garage Worcester, Massachusetts  Cost:  $10 million  Maguire designed a six‐level, 650‐car parking garage as part of a Brownfield urban renewal project at Gateway Park  in Worcester, MA.   The project was a partnership of the Worcester Business Development Corporation (WBDC) and Worcester Polytechnic Institute (WPI).    The parking garage  is  the  second  structure  to be built  in  the park and  is  intended  to address  its  long  term parking needs.  It was constructed of precast concrete beams, girders, columns and spandrel panels with thin brick  veneer on  three  sides  to  compliment other buildings  (new  and proposed) within Gateway Park.    The spandrel panels are articulated arches reminiscent of other buildings in the area.    Staircases are  located at each end of the building with two elevators at the main staircase at the south end.  Security systems  include call‐for‐aid stations and surveillance cameras.   The garage has entry and exit gates with card reader access.      The foundation design was complicated by the fact that a portion of the garage was constructed over the Mill Brook Sewer, which is a major sewer in the City of Worcester.

         Harvard Square Garage Cambridge, Massachusetts  Cost:  $4.8 million  The Harvard  Square Garage  is  a 6‐level parking  and  retail  facility  located  at  the  comer of  John  F. Kennedy Boulevard and Elliot Street in Cambridge, Massachusetts, and two blocks from the heart of Harvard Square.  It consists of approximately 8,000 SF of ground level retail space and five levels of parking for 210 cars.  One of the main challenges of the project was to design a parking facility with ground level retail space on an extremely  tight  15,000  SF  site.    This  was  accomplished  by  dedicating  a  portion  of  the  first  level  to  an access/egress ramp for the parking levels above.  A continually sloping ramp system with a central core serving the retail space below was developed for the superstructure.  The  second  major  challenge  was  to  design  a  facility  compatible  with  the  architecture  of  the  area  and responsive  to  the wishes  of  the  community.    In  order  to  accomplish  this;  the  owner  arranged  a  series  of meetings with the community groups.  The brick facade treatment with arched openings at the lower levels is a result of these meetings.  The exposed portions of the party walls were also treated with brick for uniformity.  In order to help address a concern with the overall mass of the structure, the top parking  level was stepped back from the main structure.

      High‐Hanover Garage  Portsmouth, New Hampshire Cost:  $4 million  As  the  architectural/engineering  component  in  a  design/build  arrangement, Maguire  was  responsible  for planning  and  helping  to  implement  a  250‐car  addition  to  an  existing  parking  facility.    The  original  garage, located within a highly sensitive historic district, was built in the mid 1980's.  With a capacity of 680 cars, it is now at capacity as a result of the burgeoning redevelopment of the downtown core.  The garage serves a mix of shoppers, businesses, and tourists.  Built on a hill, it consists of four parking decks with  access  at  the  two  lowest  levels.    The  decks  are  predominately  level  plates with  ramps  that  occupy approximately half the length of one of two parallel double‐loaded bays.   Maguire  developed  an  innovative  solution  that  solved  a number of  critical  functional  and  aesthetic  issues.  These include:  

• Established  level  deck  geometry  for  the  addition  that  simplifies  search  patterns  and  permits  the exterior facade to be composed on a manner consistent with neighboring buildings. 

• Maintained a number of metered surface parking spaces at grade to facilitate access to local shops. • Provided  a  covered  truck  service  drive within  the  building  for  deliverables  to  an  adjoining  office 

building. • Improved  circulation  and minimizing  traffic bottlenecks at  the entry  and exit points  in  the original 

structure.  The project met with the approval to be built of brick with sensitivity‐scaled arcades and “punched” masonry openings, of Portsmouth's Historic District Commission and downtown merchants.

     Roger Williams University North Parking Garage Bristol, Rhode Island Cost:  $4.8 million  Maguire Group was retained by Roger Williams University to design and provide construction administration services  for  the  construction  of  a  third  parking  level  onto  an  existing  two  level  parking  structure  at  the University's Bristol, RI facility. The new parking level provides an additional 300 parking spaces.  The design was  complicated by  the  fact  that  there was a  code  change  in  the  seismic  requirements  for  the structure resulting in a different approach to transferring seismic loads to the foundations.  The  project was  completed  in  association with  Bond  Brothers  Inc.  as  construction manager  and  Blakeslee Prestress Inc. as the precast concrete supplier.  The total design build time frame was 10 months.

       New Britain Courthouse Garage New Britain, Connecticut Cost:  $12 million  Maguire Group was  part  of  a  design‐build  team  to  design  a  1,400‐car  parking  garage  for  the  City  of New Britain.   The garage  is connected  to a  then‐new  judicial complex by an overhead walk.   The garage  itself  is divided  into  two  separate  sections: one  for  the  judges  and  employees of  the  courthouse,  and one  for  the public.  The judicial section of the garage contains 280 parking spaces.  It is controlled by a card‐access system both for access by vehicles and for access to the stair towers.  It is separated from the public portion by a security wall and is linked to the courthouse by a glass‐enclosed overhead walk at the third level. The facility is also directly connected to the courthouse with its security systems, and was designed to be fully handicapped accessible.  The public portion of the garage accommodates 1,120 cars.  Access can be gained at one location and egress is achieved at two points.  The parking facility was designed with the security and safety of patrons in mind.  The building is a precast structure with concrete beams columns, spandrels and double tees.  Stair towers are designed to serve as focal points and add interest to the façade.

     Department of Administration Facility/Garage Rhode Island Public Buildings Authority Providence, Rhode Island Cost:  $34 million   This facility houses the entire Rhode  Island Department of Administration  in 280,000 SF of office space.   The building  includes a  full‐service  restaurant, day care center,  training center,  fitness  facility, and a conference center.  A full‐height atrium enlivens the interior and brings daylight into the building's core.  Located directly beneath the building and connected by elevators is a 600‐car underground garage.  The garage is three levels and is fully ventilated, with a state‐of‐the‐art smoke evacuation system.  The  building  is  steel  frame with  a  granite  exterior.    It  has  a  cellular  floor  deck  to  accommodate  changing communications and data technology.  As part of the mechanical system, the building has a co‐generation unit to provide for a portion of the building's electrical demand through the capture and reuse of waste heat.  Services  provided  included  programming,  schematic  design,  construction  documents,  and  construction administration.  The project was designed on a T‐track basis with multiple bid packages for major components of work.

Adriaen’s Landing Parking Garage Hartford, Connecticut   Maguire  Group  Inc.  development  design‐build  proposals  for  two  garages which  are  part  of  the  Adriaen’s Landing development in Hartford, Connecticut.  Adriaen’s Landing  is a parcel of  land owned by the City of Hartford that  is being developed  into a retail and residential complex.  Associated and attached to this development are two parking garages.    One  is  nestled  between  an  existing  office  building  beside  Constitutional  Plaza  and  the  retail/residential complex.  This garage has segregated levels for residential, office and retail customer parking.  Also, a portion of the garage structure serves as an extension of Constitutional Plaza and provides space for an ice skating rink and amphitheater.    The second garage attaches to the complex on the opposite side and is exposed to the surrounding streets.  At grade level, retail spaces are provided in this garage.  The segregation of parking levels is similar to the other garage.   The design of the garages camouflages function and resembles the retail residential buildings and  in the area.    There have been numerous complexities associated with this development which have required the expertise of our multi‐disciplined firm to reach economical resolutions.  Soil‐bearing  issues, contaminated soils, existing site utilities  location, connections to the many buildings both new  and  existing  various  levels  of  each,  the  structural  complexities  of  being  sandwiched  between  other structures and  the  required  load‐capacity of  the plaza area are a  few of  the many  issues  that needed  to be resolved taking into consideration the needs of the complex and the overall design compatibility.  Project Features
