These are the 2 most popular methods of selling,
PRIVATE TREATY
• Private Treaty is when you set the price at which your house will be sold to the public. We are here to negotiate the sale price with the prospective buyer in private this is the Most common way to sell your home
• This method of selling gives you time to consider offers by potential purchasers
• The ability to extend the time for which your home is for sale
• Potential purchasers must make offers for your property 'blind', without knowing what other buyers think it is worth
• Savings on the expenses of an auction
• Can often take a longer time to sell your home compared to an auction
AUCTION
• Auction is when prospective buyers come together to bid on your property with the highest bidder buying the property (subject to the reserve price being met)
• More public way of selling your home
• Competitive bidding, which means there is no price barrier. This makes an auction especially good for unusual or desirable properties, which are difficult to put a price on
• A definite sale is made (assuming the reserve price is reached)
• Controlled open house inspections
• Maximum exposure for maximum market impact
• A set date of sale encourages potential buyers to act quickly
• Identifies most likely buyer to negotiate with, if not sold on fall of the hammer
HOME OPENS
Our home open schedules are not fixed, we usually suggest the first week that we open yourhome by appointment and we book in one or multiple viewing times dependant on inquiry,however this is not always the best option (please discuss at time of listing or prior) week 2 wewill open either Saturday, Sunday or Both depending on the interest generated on the firstweekend and from there on week to week we will book times that will suit both yourself andyour agent.
CONTRACTS
LISTING: In most circumstances your home will be listed for sale for a period of 3 months,this timeframe is not fixed and may be negotiated at time of listing your property.
SALE: All reasonable offers of purchase as per the sellers instructions, will be written andcommunicated/presented to the owner at the earliest convenience, you will be given time tolook over all contracts presented to you it is not our job to pressure you through this process.
SERVICE GAURANTEE
If for any reason you are unhappy with the service we are providing due to negligence orsimply you have not sold within the nominated timeframe and you wish to move on, wewill cancel your listing agreement, however you will incur a $550.00 break cost to coverphotography, signage, internet uploads and part advertising cost.
