If you currently own a family houseand expect to move to somewhere‘more practical’ once the childrenhave grown up, you might need to

reconsider your plans. According to research by the Alliance &

Leicester, we are currently experiencing ademographic shift to a low mortality/lowfertility society and creating a newgeneration of future homeowners.

As the population is living longer,people are spending more time at certainlife stages and living in more houses than

ever before. However, one of the predictions is that by 2026, almost 80 percent of the adult population will be ‘adkids’, an amalgamation of adults andkids, who are quite happy to rely on mum and dad for longer, primarily as aresult of higher housing and living costs. This, in turn, leads to an increase inthe age at which these ‘Peter Pans’ leave home, get married, and have theirfirst child, with a knock-on effect on future generations. For example, womennow have their first child at an average age of 26.7 years, and by 2026, this ispredicted to rise to around 29 years.

It is predicted that parents will spend less time being ‘empty nesters’ andmore time in the ‘sandwich’ generation, where they experiencesimultaneous demands from both their elderly parents (who are livinglonger), and the ‘adkids’ who haven’t yet left home.

So if you have teenagers and are pushed for space, don’t bank on themmoving out in the foreseeable future. And if you are a purchaser, perhaps youshould consider buying something bigger than you currently need in order toprovide enough space, perish the thought, for your extended family! There were 28,600 first-time buyermortgages in June – 7% morethan in May and 19% more thanin June 2013.

It means that in total, almost half ofresidential mortgage lending – excludingremortgages and buy-to-let – was tofirst-time buyers.

The data, from the Council ofMortgage Lenders, appears to be insharp contrast to a claim by the NationalAssociation of Estate Agents that only3% of home sales in June were to buyers

under the age of 30 – an all-time low. The NAEA story madefront page headlines, notably in the Daily Mail.

Although the CML data does not give their ages, itdoes show the number of first-time buyers risingquite dramatically. By value, loans to first-timersalso went up, totalling £4.2bn – 11% up on Mayand 27% higher than June 2013.

In the second quarter of this year as a whole,there were 79,900 first-time buyer loans – 17% upon the first quarter and 24% up on the secondquarter of last year.

On Saturday 16 August a procession of piratesand smugglers wound their way through theterraces of Rottingdean. The pirates, who camefrom all over the South Coast, were taking part

in the ‘Little Smugglers’ event sponsored by GeneratorDevelopments which culminated in a fireworks display.

For two hundred years from the mid-17th century,the Rottingdean gang of smugglers ran contrabandcargoes from landing sites nearby. The illegalmerchandise was hidden anywhere and everywhere,stashed in bars, tunnels, and even churches. The goodsincluded brandy, gin, tea, coffee, spices, lace and arange of highly prized goods.

Commemorating Rottingdean’s intriguing history ofpirates and smuggling, those taking part in the LittleSmugglers procession wore an array of pirate themedcostumes and were accompanied by drumming bands.The Little Smugglers made their way along thebeachfront alongside friends and family, to witness thedisplay of fireworks by the Nevil Bonfire Society.

I t’s only a year since Latest Homes last visitedand wrote about D & L Property Services, andin that time the company has grown massively.

They are now dealing with two to three times thenumber of letting agents across the city andsomething in the order of 3,000 houses

Directors Craig Dwyer-Smith and AndyBabbayan have been focused on this newexpansion, but always with an eye onmaintaining – and indeed improving – thequality of the service they can offer, andcompetitive pricing. It’s a policy that is clearlypaying off.

We met with them to talk about where they now stand and their plans for the future.“We have certainly gone through a period ofconsolidation here at D & L. “We make sure that we deliver on three keypoints; cost, time, and quality – all important

“In the expansion of our offering we haveimplemented new levels of automated workingsystems, but at the same time we have employedmore staff across the company to focus on andensure that we are doing everything right. Wecan now take on more work, and do so knowingthat we are confident we can deliver a very top-end service.

“That rationalisation and the introduction ofnew systems and technology has been key to ourupsizing and expansion. Our capacity has risenfrom 200 jobs a month to 460, and we havecapacity now for more work as the year goes on.

our business that we have grown. We have gonefrom running 4 vehicles to 16 in the last year.

Regular readers know that I rarelywrite about properties that are forsale. But a curious upside-downhouse, on a unique backland plot

overlooking the railway line, has reallycaught my eye.

Buckingham Place is the busy stretch ofbright white terraced Victoriantownhouses that runs from Seven Dials toBrighton Station. Behind it is theextremely quiet Howard Place that offerselevated views across the railway and theLondon Road valley. Local architect AlanCronshow, whom I have mentioned beforein this column, has just finished workingon a brand new detached house, frontingHoward Place, at the rear of 51Buckingham Place.

The plot was previously occupied by alarge garage with a driveway, so it makessense that the new house has beendesigned to ‘read like a coach house’. It hasactually been named ‘The Coach House’.Planning permission was some time in themaking, and the final decision was won onappeal by developer Ian Bunday of Clifton

Properties. Levitt Construction was chosen as main contractor. The reason that I was particularly interested in the project is that I

like it a lot, despite constantly being torn on the issue of garden/garagedevelopments (though in this case I should point out that there isactually more garden space now than before developmentcommenced). I suppose that the rule should really be that parts of aplot with their own road frontage are fair game, but true backlanddevelopment where there is garden-grabbling (behind Hove Parkhouses for example) should be discouraged.

In the case of 12 Howard Place (‘The Coach House’), it pretty muchgoes without saying that it is delightful inside. The upside-down layoutcreates incredible views from a 30ft-long open-plan lounge/kitchenupstairs. The house’s two double bedrooms downstairs do not needrequire such views to fulfil their purpose fully, after all. Gadgets include alight tube in the bathroom and a light chamber in one of the bedrooms.They really do work.

This isn’t the first time that I have written about Alan’s work. He wasthe architect who was responsible for combining two flats into one at thetop of 58 Marine Parade which has arguably the finest staircase in the cityon one of the longest building footprints. Mathematical tiles or ‘M-tiles’ arenotorious for their characteristic usein Brighton and Lewes, circa 1700 and1800. Today they are often mistaken

for conventional brickwork, especially to theuntrained eye; a material my early mentorrepeatedly confused aspiring buildingsurveyors with.

The tiles are laid in a convincing interlockingbrick-effect bond/pattern; typically hung andfixed to horizontal timber battens and securedto the external façade of a timber-framedbuilding (in a similar way to traditional tilehanging). To bamboozle you even more they’reneatly pointed flush with a lime mortar toimitate brickwork.

Many believe the influenceof mathematical tiles wasdue to architectural fashion –simply, at the time timberbecame old hat! Although,not considered the primarymotive, the tiles were easierto lay than bricks and lessskilled workman wererequired (sorry roofers!).Their use also avoided theBrick Tax levied in 1784 – agovernment initiative to raiseadditional revenue. 

This fashion was certainlynot a modern method ofconstruction; mathematicaltiles were used to provide

protection against the elements way before theenforcement of brick tax. Unsurprisingly, whilstthey initially had the added price advantage overbrickwork, being used in newer buildings, thetiles later become liable to tax.

Their shape bears a resemblance to brickworkand can be found in a mixture of colours; red,greys, cream and the distinguished black-glazedsurface which features throughout early parts ofBrighton. In particular, the much-loved crescent-shaped terrace of houses situated on RoyalCrescent is a worthy example.

ADDING UPIndeed, the appearance of mathematical tilescan be very misleading at a quick glance andsomewhat difficult to tell apart from a traditionalbrick building. However, you don’t need to be amathematician to work out the answer. Cornersand exposed window reveals are often a big give-away. Friable mortar joints can also give someclue to a tile’s profile. Similarly, decayed timberbattens and corroded fixings behind cansubsequently result in slippage and missing tileswhich expose the conspiracy. If in doubt a soundrap of the knuckles followed by the echo of a tilecould mean a modest timber-frame structureclad in the fashion of its time. www.grantjamescrossley.com

A ndrew: The air at The Latest is rife withanticipation right now. Our channellaunches in a matter of days (which is a

strange feeling to us all) and everyone isworking ridiculously hard. It's tremendouslyexciting, but I won't dance around the truth …it's nerve shredding!

My co-presenter Simone and I have doneour final rehearsal now. That's it! Last chancesaloon! The next time we are on that set it willbe the real thing. Latest Homes Live is shot ‘aslive’, which, if you are unfamiliar with TVjargon, means we film it without stopping,starting or re-doing. It's as if we were actuallybeing broadcast there and then. This is a goodway to make television. It makes thingsquicker, cleaner, and the crew and cast aremore diligent in getting it spot-on.

I once went to a recording of Friends in LA.On air, Friends was only 22 minutes long, yetthe taping took 10 hours! The producers hadpizza delivered twice during the day, to feed usand keep the audience energy going. There'snone of that with Latest Homes Live. We willrun through our two hour show as it will bewatched by you, the viewer. Then, there will bea very brief edit process to tweak the odd slipof the tongue, and we will air that very night.Our show is fresh, current, and very much inthe moment.

This also means that the production turn-around is a succinct one. Simone and I have amatter of days to prep, design, script and shootcontent, which is then sent on to be edited. Ihave the utmost respect for those that producedaily shows (This Morning, The Wright Stuff,Loose Women). Maybe one day, if you all tunein and help make our channel a success, we'll

to discover it along with you and learn allthere is to know – we will all be experts by theend, and will be qualified to set up a city tour!
