Area: Approx 172 ha – 425 acres.
Location & Directions: Jabiru” is located approx 3 ½ hrs drive north of Sydney CBD with
access provided by the F3 Expressway and the Pacific Highway.
Just after Bulahdelah, about 200metres past the 110kms speed sign,
turn right into Lakes Way towards Pacific Palms. After 34kms, turn left
into Coomba Road and travel for 16.5kms. Then turn left into Shallow
Bay Road. The exotic location of “Jabiru” is at the end of the road,
8.4kms.
Property History: First settled in the late 19th century the property was developed by the
original owner to run dairy cattle and pigs. The original part of the
manager's cottage was built by hand. There was no pick up service
available for the milk produced, which was used for barter trade and
feeding the pigs. The cream however was picked up daily by the 'cream
boat' which also provided school transport for children.
The farm remained a productive dairy until 1960 when it was acquired
by a Sydney based stock broker. In 1986 he and his wife made the move
from Sydney and set up business in Tuncurry and he travelled to the
office each day by boat. During that period the property was stocked
with Brangus (Braham/Angus cross) beef cattle. When the current
owner acquired the property in 2000, it was stocked with 100 head of
breeding cows. The cattle were changed to the Murray Grey breed
which was chosen for their very easy going temperament and
reputation for easy calving.
In 2005 the construction of the new owner's residence was completed
and a full time manager was employed. Since that time major property
renovation and constructions have occurred.

population of approximately 34,000 people, 3½ hours drive from
Sydney CBD.
With one of the world's best all round climates, this area enjoys a
predictable warm/wet summer and mild winter.
Where Wallis Lake meets the ocean, surrounded by National Parks and
State Forests, with long stretches of secluded beaches, there is a huge
variety of activities to enjoy.
Get back to nature, trek through a National Park with a wide choice of
walks, from long distance paths to pleasant coastal tracks. Come
and watch whales from the deck of a comfortable cruise boat, or for the
experience of a life-time come and swim with wild dolphins. Join a
wildlife safari, learn to surf or simply pack up the sunscreen and head
off to one of the many uncrowded beaches. Take time to enjoy the
simple pleasure of a walk at sunrise or sunset along the beach or lake.
In the evening the ancient paper barks take on a golden hue and set up
beautiful reflections in the water. Then after the sun has gone the trees
form reflecting silhouettes.
If SCUBA diving takes your fancy, there is high quality diving at nearby
Seal Rocks in huge underwater caverns with grey nurse sharks.
The area offers a breathtaking combination of rivers, forests and
beaches that are a haven for nature and adventure. The region has three
huge national parks, over 100km of river systems in addition to Wallis,
Smiths and Myall Lakes, rare species of flora and fauna, and some of
the best unspoilt stretches of coastline in the southern hemisphere. To
explore the lakes by boat or canoe on glass smooth water, with wild
swans and other water birds is a truly memorable experience.
Horse riding is permitted on some beaches and in the Wallingat
National Park which can be entered via Shallow Bay Road.

magnificent waterways offering numerous opportunities for water

Wallis Lake is the home of the award winning Wallis Lake oyster which
can be purchased direct from the lakeside processing facility or sampled

themselves.
Tourism is a substantial and growing industry of the area, with plenty
of accommodation to suit every taste including resorts, farm stays,
hotels and motels, picturesque caravan and camping parks and
secluded bed and breakfasts.
Forster/Tuncurry hosts many cultural, community and sporting
events. The Manning Entertainment Centre in Taree offers the best
performing arts facilities between Newcastle and Brisbane. In 2007,
about 85 productions were presented and with the recent addition of a
Fly Tower, bigger and better productions can be staged.

Property Description: From the moment you enter the main entrance to “Jabiru” you are
captivated by the picturesque location. Gently undulating country with
dams glistening in every paddock, the stands of native gums which
have been retained for shelter purposes, thorough to the internal tree
lined driveway.
The property is currently running 60 Murray Grey cows plus calves in
addition to the family horses.
The property has current EU (European Union) accreditation which
attracts premium price for stock sales to either EU breeders or
processors.
The property includes about 90 acres of foreshore wetland and
comprises native vegetation that is a valuable natural resource in
respect to the health of the land, rivers and wildlife. The wetland area
on this property has been fenced off to exclude cattle from disturbing
this sensitive area. A letter of appreciation was received from the Great
Lakes Council in respect to this fencing and their management of the
Great Lakes catchment area.

Fertiliser History: The property has been limed (2t/ha) to adjust the pH to approx 5.0-5.3.
This has greatly accelerated clover growth and this in turn supplies
nitrogen to promote increased grass production. To the owner's
knowledge, no other fertiliser programme has ever been undertaken on
this property. With the recent completion of the 1.8mt boundary fence
the influx of kangaroos (which came to the coast during the drought)
has been reduced to almost zero. This protection now offers the
opportunity for pasture improvement without the threat of kangaroos
invading paddocks that are being rested and/or planted.
Rainfall: Approximately 1200mm (47 in) annually. Over the 2003-2005 period
when most of the state was in drought, the average rainfall was
1162mm. The coastal location ensures reliable rainfall.
Water: The 12 main grazing paddocks are serviced by a total of 13 dams.
Fencing: “Jabiru” is securely fenced with the boundary fencing being 1800mm
(6ft) high and constructed using best quality hardwood timber posts
and 10 plain wires (double galvanised) and electrified. The internal
fencing is to the same specification but 1200mm high and with 6 plain
wires and not electrified. The property has been sensibly subdivided
into 12 main paddocks and smaller holding paddocks together with a
laneway system which provides for the ease of management and
handling of livestock.

Structural Improvements:
Boatshed: The boatshed is built on foreshore land and subject to the management
of Dept. of Conservation and Land Management (DCLM) and their
control of lease conditions. In November 1991 DCLM adopted a policy
denying new leases or licences in respect to boatsheds. However in
2000 when the current owner purchased the property, DCLM granted
the right to retain the structure. In 2002 DCLM also granted permission
for the renovation of the boatshed.
For purposes of the valuation and sale of the property the boatshed
building has been attributed nil value.
The boatshed structure is a very attractive weather board building
constructed in sympathy with the environment and on the site (and
footprint) of the original boat shed that was built about 90 years ago.
The building is approved by both relevant authorities, DCLM and
Great Lakes Council.
