The old adage, “you can’t please allof the people all of the time,” does-n’t apply when designing family
rooms. Generally speaking, these spacesmust meet the needs of many individuals,so it’s a designer’s job to make sure every-body is happy.This makes tackling family rooms fairly
difficult, and I was reminded of this duringa recent project for my clients, Becky andJ.D. They live with their two young daugh-ters in a lovely, 1960s-era home. Theylonged for a comfortable space where thewhole family could work, play and just betogether, but they were stuck with a cold,dreary basement space that seemed stuckin a ’60s time warp.Using the fundamentals of family-room
design, I set out to transform the dysfunc-tional space into a beautiful, relaxing, fam-ily-friendly zone.Good design starts with function, and
that’s especially true in a family room. Thecouple wanted the room to work on a fewdifferent levels — as a lounge, as a work areaand as a play space — so my job was to cramheaps of utility into a relatively small area.
I started with some minor renovationsand revamps. We installed a new drywallceiling with recessed lighting. The wallswere painted a light linen color, and Ichose a gorgeous vinyl flooring that lookslike wood but has the added advantage ofbeing waterproof. So perfect for base-ments!I decided to create an attractive, kick-
back-and-relax lounge space at one end ofthe room, and used the wall with the fire-place as my focal point. I spruced up thedated brick with a dark mushroom tonepaint, which really popped against the sur-rounding, lighter-hued walls. We alsoinstalled a clean, modern brushed-nickelgas insert and voila — instant face-lift.So much of what family rooms are about
today is electronics and media. So, Iflanked the fireplace with two store-bought base cabinets, customized withoriginal wood tops, that provide all sortsof media storage. Adjacent to this, beauti-ful new recessed cabinetry now houses abig-screen TV, a DVD player and the gam-ing consoles.The main seating in this space is a large,
mocha-colored sectional that is comfyenough for the whole family — and acts asa room divider between the lounge area
and the work/play area. Linen ottomansand a round wood table can be used forentertaining or for play activities. Using carpet tiles in cream, butter-
scotch and a warm gray, we created acomfy, durable and attractive area rug.Not only do they help keep feet warm,these tiles are great for dealing with littlemesses — if chocolate milk gets spilled,say, you can remove the dirty tile, have itcleaned and put it right back in.On the opposite side of the room I fash-
ioned a multipurpose work/play zone.Becky and J. D. needed a home office andthe kids needed a place where they coulddo arts and crafts. So I put in a large, white,L-shaped work surface and chairs as wellas a bank of storage underneath for artprovisions, books and playthings.The family needed a place to showcase
the children's masterpieces, so I used cus-tom magnetic blackboard panels to createa practical feature wall.With careful planning, a bit of paint and
some stylish furniture, I provided thisyoung family with a multifunctional roomthat is truly all things to all people.

Selecting the proper roof coatingsystem can get pretty confusingthese days. At any time, there could
be as many as a dozen manufacturers ofroof coatings telling you why you shouldbe using their system.

Choosing The Right TypeThere are three main types of fluid-
applied roof coatings that work well inHawaii’s climate.
1.Acrylic Elastomeric Systems. Theseare by far the most popular and
widely used type of roof coating. They’vebeen around since the 1980s, and have
proven to be an extremely effectivemeans of water-proofing a roof structure.
They exhibit tremendous reflectiveproperties that substantially cool theroof surface along with the interior of thestructure. They can be used as a coatingonly, or used with a polyester fabric rein-forcement for the best long-term results.Also, extended warranties are availablethrough licensed applicators.
2.Polyurethane Elastomeric Systems.Again, polyurethane roofing sys-
tems have been around for many years,and are widely used for water-proofingroofs. They have similar cooling benefits,and are less susceptible to “pondingwater” conditions as their acrylic coun-terparts. Pricing and application are in
line with an acrylic system, and extendedwarranties are available through licensedapplicators.
3.Silicone Elastomeric Systems.High-volume solids (95 percent or
greater) silicone roofing systems are thenewest in the fluid-applied roof coatingarsenal. Although Silicone technologyhas been around for ages, the “high vol-ume solids” version is fairly new. Thesesystems have taken the industry bystorm. With their ease of application andminimal fabric reinforcement require-ments, and resistance to “ponded water,”silicone continues to prove to be thechoice of many licensed applicators andhomeowners alike. But be realistic whenchoosing a warranty that may be “too
good to be true.”
Not All Coatings Are Created EqualWhen buying an acrylic product, look
for qualifications such as ASTM D-6083or FM 4470 Class I. These let you knowthe system has been tested and meets thehighest of standards. Polyurethane sys-tems will have similar ASTM qualifica-tion listings. Silicones have much morelimited amount qualifications, but be cer-tain that you are buying the high-volumesolids version because the rest is just notthe same.

Americans still con-sider owning ahome essential to
the American Dream, andWashington policymakerswould be wise to keep thisin mind in the comingelection season. Proof of this statement
is evident in a poll con-ducted earlier this year onbehalf of the NationalAssociation of HomeBuilders by PublicOpinion Strategies ofAlexandria, Va. and LakeResearch Partners ofWashington, D.C. This
national poll reached2,000 likely voters andasked them about theirattitudes regarding home-ownership and housingpolicy. The results couldnot be clearer. Despite the ups and
downs of the housingmarket, and whether ornot they currently own ahome, voters overwhelm-ingly indicated they placea high value on homeown-ership as a core achieve-ment in their lives. Of thepoll respondents who arecurrent homeowners,nearly all of them, or 95percent, said they are
happy with owning ahome, and believe such adecision is important.Almost three-quarters ofthe respondents whodon’t own a home said it isa goal of theirs to eventu-ally buy one. Equally telling, voters
rated the importance ofhomeownership just ashighly as the importance ofbeing successful at their jobor being able to pay for afamily member’s educa-tion. “The bottom line is, even
after years of economicturmoil and an unprece-dented and prolonged
downturn in the housingmarket, homeownership isstill a central goal for mostAmericans,” said JimByxbee, president ofHomeworks Constructionand 2011 BIA-Hawaii pres-ident. “It’s an undeniablydeep emotional attach-ment that can’t be ignoredby the politicians who arelooking to address budgetissues by cutting housingincentives in the tax codesuch as the mortgageinterest deduction.”Americans also feel
strongly about the finan-cial benefits, and chal-lenges of homeowner-ship. Poll respondentssaid they consideredowning a home their bestinvestment, more thantheir retirement savings
program or stock marketinvestments. And 75 per-cent said that owning ahome is worth facing thepotential ups and downsof the housing market.Meanwhile, non-ownersidentified saving enoughmoney for a down pay-ment and closing costs asthe No. 1 barrier keepingthem from homeowner-ship, more than jobuncertainty or concernsthat the value of theirhome may drop belowthe purchase price. “Lawmakers need to
put themselves in theshoes of the averageAmerican, and see thatexcessive down paymentrequirements and areduction in housing taxincentives will keep
homeownership out ofreach for most first-timehome buyers and manymiddle-class house-holds,” said Byxbee.“This would be a fatalblow to the AmericanDream for many, manyfamilies.”To learn more about

roofing system that hasproven itself in Hawaiiover the years.

1.Cracked Or MissingRoof Tiles

just the natural weatheringthat occurs when the pro-tective glazed coating onMonier tiles finally burnsout from the sun’s UVrays. Whatever the cause,the cracked tiles can bereplaced and recoatedwith a new protectivecoating to match the origi-nal color. LeakMasterRoofing has been doingthis successfully for morethan 21 years.
2.Missing Or BurntOut Roofing Felts
Under The Tile
Believe it or not, whenMonier tiles were firstintroduced in Hawaiimore than 30 years ago,they often were put downwithout any underlyingroofing felts at all. Thisworked fine for a while —until the tiles crackedover time. When thathappened, leaks occurredbecause the felts acted asa backup waterproofingsystem.
Even the originalMonier roofs that wereput down correctly withthe traditional 30-poundroofing felts — whichwere state-of-the-art atthe time — are now com-pletely burnt out afteryears of intense roof heat.They literally will crum-ble in your hands whenyou touch them. This is aserious problem that canbe fixed — but it isn’teasy. The existing con-
crete tiles need to betaken off, set to the side,and then re-installed aftera new Peel & Stick felt isput down underneaththem.
New heavy duty, rein-forced roofing felts —such as the popular Peel& Stick brand — will lastmuch longer than the old,flimsy 30-pound felts ofthe past. LeakMaster con-siders these felts to be agreat insurance policyagainst cracked Moniertiles.
3.Faded Or BareConcrete Tiles Due
To Sun ExposureAll coatings will fade
away over time. The pro-tective glaze coating thatwas put on at the factoryyears ago is no exception.After the missing tiles arereplaced you may wish toconsider recoating your
roof with a new protec-tive coating that willblock the sun’s UV rays.If you choose a lightercolor than your old rooftile, you also will be ableto reduce the heat insideyour roof. That new coolroof will make your homemore livable as well asyou lengthen the life ofyour underlying rooffelts.
