SituationGreshornish House has a spectacular position set in 9.5 acres of
attractive grounds over looking Loch Greshornish on the north
side of the Isle of Skye. It is about 2.5 miles from the settlement of
Edinbane and about 17 miles from Portree.
The Isle of Skye is one of Scotland’s best known islands and was
recently voted 4th best island in the world by National Geographic
magazine.
Portree is the principal town on the island and provides a good
range of shops and professional services. Skye became much
more accessible with the completion of the Skye Bridge in the late
1990’s. There are also ferry links from Mallaig to Armadale in the
south of the island and from Uig to the Outer Hebrides in the north.
There are excellent outdoor and sporting opportunities on Skye
and the mainland, with abundant sailing and watersports, walking
and mountaineering to suit all abilities as well as stalking, shooting
and fishing throughout the year.
Greshornish HouseThe old white manor house sits in a secluded, loch-side position,
surrounded by its gardens and a belt of beautiful trees. The remote
and unspoilt Greshornish peninsula projects northeast from the
base of Waternish and is a superb ‘away from it all’ location far
from the stresses of the wider world.
Greshornish Estate once belonged to the MacLeod’s of Dunvegan
and there has been a house on the site since the thirteenth century.
The original section of the current house was built by one of the
clan chief’s younger relatives in 1740 and the house remained
in the MacLeod family until 1959. It is built of white painted
harled stone under a slate roof. Internally the accommodation is
comfortable and well laid out. The panelled entrance hall leads
off to the drawing room, billiard room and morning room. In 2006
the Victorian kitchens were converted into the current dining room
which has been linked to the main house with a south facing
conservatory. To the rear are two kitchens; one domestic and
one commercial and an office as well as WCs and a variety of
storerooms.
`The main bedrooms are on the first floor and comprise six en
suite bedrooms, one of which was the Georgian drawing room and
another was a large music room with an impressive high ceiling.
There are two further en suite bedrooms on the second floor and
two smaller bedrooms approached from a rear staircase, both of
which have small en suite bathrooms.
Greshornish House is currently occupied as a family run hotel but it
would take little work to revert the house back to its original use as
a family home.
Gardens and GroundsGreshornish House is approached by a long curving gravel
driveway from the south side of the property. There are extensive
lawns to the south and east from where paths lead through mature
trees down to the shoreline.
There is a tennis court to the side of the lawn beside Garden
Cottage (available separately) and adjacent to Greshornish House
is a lovely walled garden. At the rear of the house is a laundry and
a boiler room.
To the south and west of Greshornish House is an area of open
ground and woodland which rises up to an elevated site which has
previously had planning permission for the construction of a single
dwelling house. This can be approached by a separate access
drive to the north and could therefore be developed by a purchaser
without interference with the privacy of the house.
Marine FacilitiesGreshornish House has marine facilities that make it stand
out from other country houses. The large fully clad sheds
(18.4m x 9.2m) incorporate three bays (one is currently used to
accommodate a 28 foot (8.72m) boat), along with an office, WC,
kitchenette and mezzanine storage above. There is also a slipway
and access to a pontoon jetty for handling and launching boats.
Garden Cottage (available separately)The Garden Cottage was built in 1992 and is of timber frame
construction under a tile roof. It has its own access to the north
of Greshornish House and has outstanding coastal views. The
accommodation on the ground floor comprises three bedrooms
(1 en suite), a family bathroom as well as a kitchen and a
comfortable living room. On the first floor is an impressive drawing
room with views across Loch Greshornish as well as a further en
suite bedroom. The house is surrounded by a small garden which
extends to about 0.3 acres.
While Garden Cottage provides useful and attractive annex
accommodation to Greshornish House, it is quite separate and,
if not bought with the main house, the two properties can be
occupied without impinging upon each other’s privacy.
General Remarks
AccessIn the event that the two houses sell separately, appropriate rights
of access will be granted.
ListingGreshornish House is category C listed.
ServicesGreshornish House: mains water and electricity, LPG gas and
private septic tank; central heating and hot water from an oil fired
boiler, woodchip biomass boiler also in situ but not currently in use.

a hotel licence and fire certificate. A purchaser wishing to convert
the property back to residential use would have to apply to the
local planning authority for the necessary change of use.
Fixtures & FittingsThe fitted carpets and light fittings are included in the sale. An
inventory of contents, including curtains, that can be purchased
from the vendor by separate negotiation can be provided on
request to the selling agent.
Right of pre-emptionA right of pre-emption exists in favour of the previous owner of
Greshornish House. Please contact the selling agents for an
