The property is located in the Digbeth district of Central Birmingham, around 0.6 miles south of Bullring and other city centre amenities. Digbeth is a developing area less than a 15 minute walk from Bullring and Grand Central and has a fast emerging reputation as Birmingham’s Creative Quarter. Digbeth was recently named the ‘Coolest Neighbourhood in Britain’ by the Sunday Times and has a traditional industrial heritage which is undergoing considerable residential redevelopment.

Digbeth has several Enterprise Zones which will reinforce the areas economic activity. Both HS2 and Phase 2 of the Metro extension, which

is proposed to stop at Deritend High Street, will provide additional transport links transforming connections and boosting the regeneration potential of Digbeth.

More specifically, the property is situated on the corner of Cheapside, Moseley Street and Moseley Road. Surrounding uses include residential apartment schemes and various commercial properties and public houses. The site is within a short distance of several Ofsted rated schools, both primary and secondary. The property is situated in the heart of the local transport network. By road, the property is situated only 3.7 miles from Junction 6 of the M6 motorway, 7.5 miles from

Junction 3 of the M5 motorway and 9 miles from Junction 6 of the M42 motorway, via excellent local road connections from the A4540 ring road, A38 and A456. In 2015, Birmingham New Street Station completed a £650 million refurbishment and offers a recognised interchange station with peak time journey times to London of 1 hour 23 minutes. DESCRIPTION The site extends to approximately 1.75 acres (0.71 ha) gross as detailed on the attached plan. The site currently comprises a vacant site with the benefit of frontage to Cheapside to the north, Moseley Street to the south and Moseley Road to the east.

Beyond the northern boundary of the site is a residential apartment building known as Avoca Court whilst a 6 storey residential development of circa 67 units is currently under construction to the south western boundary.
