Mosaic Community Lifestyle Realty’s owner MichaelFigura interviews Jim Samsel of Samsel Architectsand Jody Guokas of JAG and AssociatesConstruction on why they design and build greenhomes.

If you are thinking about a new home, there areaspects beyond location, style and finishes to con-sider. Comfort, health and ease of maintenance areall important factors that have a big impact on howmuch you enjoy your house. Green building helpsto ensure that you’ll have those attributes in yourhome.

“Green building is more than energy efficiency. Agreen home is really just a better built home,” saysJim Samsel of Samsel Architects. According toSamsel, smart building is synonymous with greenbuilding. “That is why a large majority of our clientsincorporate green building into their homes.”

Jody Guokas, owner of JAG Construction, has builtmore than 70 green homes in Asheville since 2005.According to Guokas,“green building starts withgood site selection, proper house placement andthoughtful design.” Both Samsel and Guokas agreeon this, emphasizing that well-sited homes takeadvantage of views and also are situated to haveproper solar access and excellent cross ventilation.

“Before air conditioning, prevailing breezes, thoughtful shading and careful porch placementwere paramount considerations in designing ahome,” said Samsel. Jody Guokas notes that,“thereis something elegant to building with nature inmind. The timeless buildings that we cherish in our

culture have the quality of being in harmony withnature. They take advantage of the prevailing windsto get good air flow and they maximize how thesun passes through the sky to get as much naturallight as possible.” Looking at Samsel’s and Guokas’buildings, you’ll see that their homes have carefullyplaced and ample windows for more natural lightand have operable windows in key locations forgood cross ventilation.

A cornerstone of green building is having an effi-cient thermal envelope, a term that means not hav-ing holes where air and moisture move throughgaps in the walls. “One of the things that shockedme when I first started construction was to learnthat the average home has enough small gaps inthe building envelope to equal having a door wideopen all the time,” said Guokas.

“Having unwanted air flow in the building createshot and cold spots, elevated moisture levels in thesummer, and can lead to mold growth in the wallsover time.” Jim Samsel agrees,“Creating an efficientthermal envelope is easy to do. Air sealing thehome, installing the insulation properly and framingthe home to minimize areas that cannot be insulat-ed are the key components to building an efficientthermal envelope.”

Another benefit of an efficient thermal envelope islower energy consumption and cheaper utility bills.Lastly, an efficient thermal envelope is quieter.Thicker walls, air sealing, quality windows and prop-er insulation all reduce noise coming into thehouse.

Page 11: Fine Homes of WNC Summer 2014

Summer 2014 | Fine Homes of WNC 11

Having efficient appliances, lighting andmechanical systems also make a quieter andmore comfortable home, notes Samsel. “Forexample, halogen lights get hot and createuneven temperatures throughout the house.New LED lights have the same light qualitybut do not emit heat. Likewise, efficient heat-ing and cooling systems are quieter, as areductwork systems installed according thegreen building specifications.”

Jim Samsel is quick to not let us forget thatdesign matters. “Building with timelessdesign means that you and others will enjoythe home now and in the future. Trendy

designs look dated quickly, and people willend up gutting and redoing a home if it lookstoo dated.” Samsel also says that some oftheir clients consider building legacy homesfor future generations of their family to enjoy.Building timeless homes helps conserveresources and keep construction waste out oflandfills.

Selecting finishes that do not off-gas (atermthat means to emit carcinogenic chemicals) iscritical to good design and healthy indoor airquality. Both Samsel and Guokas like to usereclaimed materials because they are usuallynot toxic and they also add to the character

Page 12: Fine Homes of WNC Summer 2014

12 Fine Homes of WNC | Summer 2014

of a new home, giving it a patina that many new homeslack. “Locally and regionally produced materials also helpgive a home local character,” says Guokas,“and usinglocal artisans to craft finishes for your home helps to sup-port our local arts industry.” Guokas also notes thatmany sites have hardwood trees that need to comedown during construction. Guokas works with his clientsto help them mill those trees into wood that can be usedfor floors, trim and accent pieces inside the house.

Towards the end of our conversations, Guokas andSamsel discussed renewable energy. “Tax credits, com-bined with rapidly declining prices and increasing effi-ciency are making solar panels attractive investments,”

said Guokas. He noted that in North Carolina, there is a35% state tax credit on top of a 30% federal tax credit forsolar electric and solar hot water. “Where solar is not fea-sible, geothermal heating and cooling is an option, espe-cially for larger homes in shady areas,” says Samsel. BothSamsel and Guokas have noticed that their clients whoare entrepreneurs and are business savvy tend to focuson renewable energy because it pays for itself over time,it increases the appraised value of the home and pro-tects the homeowner against rising energy costs.

, a locally owned andoperated natural food grocery store, was founded in 2013with a commitment to soul satisfying and body nourishingfood you can trust. Katuah opened in the heart of BiltmoreVillage, providing residents a convenient location for the bestlocal, natural, and organic foods with the convenience andservice of a corner grocery store and neighborhood bistroand cafe. Fresh and all-scratch prepared foods make dining inor taking out easy no matter what meal you’re ready to eat—

breakfast, lunch and dinner. The grocery store, however, is justthe tip of what Katuah brings to the community.

The owners, John and Heidi Swann, have a strong commit-ment to their family, friends, staff and community as well as along history in the food service industry. John’s been in thegrocery retail business for over 25 years; he played an inte-gral role in the management and early expansion of EarthFare and was a partner in Greenlife Grocery, which was sold

Fostering community at the market

against his wishes in 2008.“I have always been and willalways be committed to locally owned,” says John.“Local ownership enables the kind of dynamic cultureand community commitment that just doesn’t happenin a large corporation. A local owner can make thekinds of product and management decisions that areunique to the needs and interests of staff, customersand vendors. Local managers working for large corpo-rations just don’t have that freedom.”

So what kinds of decisions is John talking about? Thekinds of decisions that uplift and support the commu-nity: economically, socially, and environmentally.“Sincewe make the decisions about policies and procedures,we have great freedom and flexibility to do what webelieve will be in the best interest of everyone con-nected to our business: employees, customers, vendors, owners, the community and the environment. We canrespond to a customer’s request to stock an item. As anindependent store owner, I can be sensitive to anemployee who’s called by the school to pick up a sickchild. I can try out a new product and help an emerg-ing local food business get a start,” explains John.

John’s management style reflects a deep sense of com-munity, trust, and collaboration. He empowers staff tomake themselves and the store successful. His philoso-phy is to “find the right people, incentivize them ontheir performance, give them the tools and trainingthey need to be successful, and then get out of theway.”

He turns the 4 P’s—product, placement, price and pro-motion—over to his staff and they do an exceptionaljob. This gives them a sense of ownership and buildshigh morale among staff.“We are building this compa-ny together,” he says,“just like we did when we startedGreenlife Grocery. Greenlife was the highest-volumeindependent natural food store in the southeast; Ihope we can grow Katuah to be equally successful.”

John believes in a strong local food economy andKatuah’s extensive local product selection proves it.They purchase products from more than 250 localbusinesses including meat, fish, poultry, beer, wine andkombucha, vegetables, flowers, produce, baked goods, dips and spreads, cheese, grocery, dairy, frozen and

bulk foods, herbal supplements, body care products, soaps, and clothing. Some of these businesses have beenoperating for two and three generations, like Hickory NutGap Farm and Sunburst Trout Farm and some of themJohn helped start, like Buchi Kombucha, Lusty MonkMustard, Jack’s Nut Butters and Gallo Lea Pizza Kit. John’sintentional commitment supports neighbors, homegrown businesses, and new emergingentrepreneurs…and it helps minimize their collectivecarbon footprint; all of which help our region thrive!

John and Heidi obviously care about the community andare an integral part of it. They raised their children inthese mountains, and now their children are raising theirchildren here. They see the Market as one way to deepentheir relationships within this region and beyond, and tofocus on strengthening the health and vitality of WNCcommunities in ways that shows respect and honor forthe planet and people. The name they choose—KatuahMarket—reflects this.

Katuah is the name of our local bioregion, often referredto as Southern Appalachia. The word Katuah originatesfrom the Cherokee (Tsalagi) word “Kituhwa”. Kituhwadescribes the original and most culturally significant set-tlement of the Cherokee Nation, with a history datingback at least 9,000 years. John and Heidi felt the namewas fitting given their commitment to (a) buying local(within a 120 mile radius), and (b) honoring the ancientwisdom of native people who live within and respect thecycles of nature.

John’s commitment to community goes beyond simplybuying local and supporting local business.“Katuah isn’tjust a store;” says John enthusiastically,“it’s a platform foreconomic development in the food industry for theregion!”To this end, John supports newly emergingentrepreneurs in the food industry and partners withlocal initiatives to build a sustainable food system. Heshared this story about how he does this:

“I attend the annual Natural Food EXPO industry show inCalifornia every year. One year I discovered a new prod-uct just being introduced: Tonka Bars. They were great. Iordered a pallet full. They went like hotcakes. So I calledUnited Natural Foods Inc. (UNFI), a large distributor ofnatural foods, and asked them to stock the item, whichwould mean increased demand for the Native Americanentrepreneurs who created them. The next year back atthe show the sales manager wanted to know why I neverreordered from him. I replied,‘Do you sell to UNFI?’ Hesaid, ‘Yes.’ I smiled and simply said, ‘You’re welcome.’“Seriously? Duck Bacon?

John is on the Board of Appalachian Sustainable AgriculturalProject (ASAP), having served in a variety of roles includingPresident, Vice President, and Treasurer. Katuah is a proudsponsor of the annual Business of Farming Conference thatASAP hosts each year at Warren Wilson College. He has alsoserved on the Advisory Board for Blue Ridge Food Venturesand taught in their program on the business and productdevelopment side of the food industry, where he helpedmany food farmers and entrepreneurs learn how to bringproducts to market and create business plans.

Fostering community is among the activities that John andthe staff at Katuah take great pleasure in doing at KatuahMarket. During the summer, Saturday afternoon grill outs onthe patio bring people together over food and conversation. They make it easy for parents to eat out on Wednesdays byallowing their children to eat free. They offer special pro-grams, such as “BBQ to Braiia”, where community membersenjoyed a tasting of South African wines complemented by afull barbecue by South African Chef Hugo Uys. And patronsenjoy locally-ground coffee, beer or wine on the patio, oftenlistening to music sponsored by Katuah or local buskers.

Building community is clearly about giving back for John. Heand the staff at Katuah strive to be as actively involved andas generous as time and budget allows.“I believe in buildingrelationships,” says John.“One of the ways we can do that isby spending a large part of our marketing budget on dona-tions and sponsorships.” For example, all proceeds from ticketsales for the “BBQ to Braiia” event benefited Habitat forHumanity and Katuah generously donates food and funds tolocal area not-for-profit events such as LEAF, Asheville CitySchool Foundation, Mission Hospital, KenilworthNeighborhood Association, and the Oakley, West Ashevilleand Montford tailgate markets.

Katuah Market is just one example of the many businesses inWNC who are consciously doing business: intentionally mak-ing sure that all stakeholders in their business—employees, vendors, customers, investors, and the community itself(including the environment)—thrive right alongside the busi-ness. Those of us who live and raise our families here aregrateful for business owners like John and Heidi Swann.

Katuah Market is located at 2 Hendersonville Road, just northof the railroad tracks in Biltmore Village.

Driving into the green and rolling 1500 acres that comprise The Cliffs

at Walnut Cove can be a jaw-dropping experience. From the signature Jack Nicklaus golf course to the forested nature trails to the scenic splendor of the surrounding mountains, visitors will discover a rare gem of a community just ifteen minutes from sheville.

With the dramatic vistas of the Blue Ridge serving as a backdrop, the Cliffs at Walnut Cove offers potential buyers a diversity of luxurious options to suit every lifestyle, from expansive estates homes to the low-maintenance ease of a European-style townhouse.

The elegant townhomes of Club Village and Fairway Commons offer pedestrian-friendly access to the 19,700 square foot Golf House and both ine and casual contemporary

In a wooded knoll hemmed by very and Powder Creeks, the Millstream enclave offers low-maintenance, single-family homes for fans of long forest strolls and regular matches on the nearby Har-Tru lighted tennis courts. Close by are the Cove Park Homes, similarly low-maintenance and just a hop, skip and a jump from a irst-class itness facility itted with indoor and outdoor pools and a highly trained staff to help residents achieve all of their itness goals.

The beautiful surroundings encourage The Cliffs’ residents to enjoy a myriad of recreational opportunities. The 18 hole championship golf course offers challenges and rewards for players of every skill level (and an expansive practice area for those looking to improve their game). Six miles of nature trails wind through various woodland habitats, where hikers can use trail guides from the Dubose Nature Center to identify lora and fauna.

Interesting people from all over the country are moving to the Cliffs, and almost twenty new custom homes are currently under construction. I spoke to Walnut Cove resident and Cliffs Preferred Builder Nancy Thompson who said “Thompson Properties has been building for nine years. 2014 will be our best year yet! Helping people build their dream homes is so very rewarding. I love welcoming my new neighbors to such a warm, friendly community.”

No matter how many times I visit, I’m always struck by the magni icent landscape and the graciousness of the community. The Cliffs at Walnut Cove will always feel like home to me. nd I’d be so happy to help you ind yours.

Stillness ~ Beauty ~ ConnectionHighland Lake Cove

any given day you might findKerry Lindsey, founder of Highland Lake Cove, tending the large community garden, hosting aSpeaking Circle, helping launch a collaborativefestival, working with friends and colleagues ona new “tiny house” project, welcoming a week-end retreat group to the Sanctuary, or guiding acollaborative-cuisine gathering through thepicking and the cooking of a meal rich with con-versation. What do all these have in common: apassion for real community and meaningful con-nections.

Since they began at Highland Lake in 1985, Kerryand his family have worked to create genuinecommunities. Each one of their offerings hasbeen an expression of the family’s passion for“real food”—food picked minutes before servingand prepared with love, and “real places.”

Ahead of their time; the family was offeringfarm-to-table fare and slow food at HighlandLake Inn in the 80’s, years before it became thefashion. The transformation from a summercamp to full service Inn & Conference Center wasa ten-year labor of love. The Inn’s dining room, now called Season’s, was the first garden-to-table restaurant in the area.

Kerry’s passion for food and cooking straightfrom the garden did not stop when they sold theInn and Restaurant. He now hosts the Full MoonGarden Table—wonderful meals that call thoseattending to slow down, to connect, and to par-ticipate in the preparation.

Beginning in the garden and picking whateverhas just reached its peak of perfection, thegroup, with the help of a seasoned chef or two,

divvies up all the tasks that go into creating avibrant life-filled feast. These collaborative gar-den-to-table meals are at the heart of life at theCoveÖ and many of the retreats. The only thingbetter than the food—is the rich camaraderieand connection that emerges when people trulycome together to create just one thing.According to Kerry,“Whether we’re talking aboutcreating a meal, an event or a place together, thelevel of connection and heart-centeredness thatwe call in is what makes all the difference.”

Kerry’s belief that we must nurture not only ourbodies with wholesome food, but our souls withspiritual practice has led him to developHighland Lake Cove—created to serve the deep-er need many of us have for time away to trulyconnect with Source, Life and what really mat-ters. The Cove is a uniquely nourishing settingfor retreats, workshops or to call home. Yourwhole being is sustained by the natural beautyof the land, the garden-centered cuisine and thestewardship of a teaching/learning communitydedicated to the awakening and full blossomingof the human spirit. They provide conferencesupport for groups, and experiential retreatsdesigned to help people find their way back to amore connected, more fulfilling and more abun-dant way of living.

The 58 acres includes a small working farm, gar-dens, walking trails, a yoga studio, a 30 acre lakewith canoes, secluded pocket neighborhoods, meeting facilities, and a waterfront event center.Accommodations range from private retreatstyle rooms and summer-camp like shelters, towell-appointed 2 and 3 BR cottages. Whether onthe water or overlooking the goats and gardens,

nature is at the door.

Place is important to Kerry. Creating community isnot just about bringing people together. It is attending to theenvironment in which people find themselves. Beauty, openspaces, and care for nuance are central to creating a placewhere people can relax, open to spirit, and allow life to trulytouch us. More than half of the land around Highland Lakehas been preserved in permanent, natural open space, leav-ing the remainder for homes and supportive businesses. It’sapparent that Kerry listens to the land, to nature and is guid-ed by a connection to and a respect for beauty and stillness. When you enter the Cove you know you’re entering sacredspace.

The Cove is wrapped around the peaceful headwa-ters of Highland Lake and it is designed to welcome peoplein a variety of ways: For those interested in living in a moreintentional community such as the Cove, there is a residentialcommunity. For teachers and resident program providersthere is the Sanctuary—a retreat center. And for those whovalue a quiet getaway space, there are opportunities to buildor rent a retreat cabin or second home.

Kerry is on a mission to create a deep and almostemergent sense of community. He says,“The word ‘communi-ty’ can mean different things to different people. For some it’sjust a physical place. For others, a more connected lifestylesupported by shared agreements, maybe even a clubhouse. While these particular levels of community can be supportedthrough careful design and select processes, the level of

community we envision is not usually something that can becreated by designing external or governance parametersalone.

“Our definition, regardless of context (i.e. residential, business or workshop group) relates to a subtle quality, which from my experience, seems to emerge primarily; whenindividuals share certain values (including a commitment tosome form of personal practice), have done a good bit oftheir personal work, and choose to come together to createsomething that is larger than the sum of the parts. This typeof lifestyle or journey—this search for what is true, authenticand congruent within us and each other—benefits greatlyfrom the kinds of supportive structures that one typicallyfinds when attending a week long retreat experience.

“Our goal is to extend those kinds of structures intothe design and activities of this community itself in order tosupport people wherever they are in their respective jour-neys.”

At the Cove, there are three primary venues throughwhich folks can come together to experience a deepening oftheir connections and relationships:

• Participate in a Full Moon Garden Table, a retreat, thedrum circle or a workshop. A sampling of the offeringsinclude numerous personal growth workshops, the FaerieFestival, a Timber Framing workshop, The Fava Fest, aMushroom Walk, True Nature Country Fair, the One WorldMusic Festival, the Garlic Fest, and the Art of the Feast (are

you sensing a food theme here?)

• Join the community and create an ancillary con-scious business to serve the community; offer your ownworkshop or retreat at the Cove.

• Become a resident and choose to share any formof intentional practice with others who are living here.

For those looking for an oasis in a world that seems to begoing faster every day, you are cordially invited toHighland Lake Cove.“Come spend some time with us;”welcomes Kerry,“come for a day of connection andrenewal or a lifetime of learning and growth.”

that a community is thriving is a flourish-ing arts program that supports economic, social and cultur-al development. Since 1978 dedicated residents of MadisonCounty have been discovering, developing and promotingthe arts in this beautiful, rural county. In 2002, the MadisonCounty Arts Council (MCAC) hired staff for the first time andfound a space large enough to hold its vision.

On a recent Thursday afternoon, the high lonesome soundof a train whistle is accompanied by the driving sound offiddles, guitars and banjos. An artist works on an exhibit fea-turing images inspired by crop circles and the Large HadronCollider. A meeting is held to determine the logistics of anall-day festival to promote a new community radio station.

Meanwhile, parents call in to register their kids for summertheater camps, shoppers browse a store filled with locallyproduced crafts, and a mythology class holds its weekly ses-sion. All of this happens in a former department store build-ing on Main Street in downtown Marshall, NC.

This is home base for MCAC, who’s mission is “strengtheningcommunity through the Arts.”The MCAC has been bringingartistic opportunity to residents and promoting the artistsof the county to the wider world since 1978. Even before ithad a home, events were held at schools, private homes, and parks around the county.

The idea was and is that the residents of Madison Countywould get to know their world and each other through reg-ular experience with art of all kinds. The firm belief thatexposure to art and creative activity makes the world a bet-ter place. Creative problem solving is made easier for thosewho engage in creative activity.

Like the proverbial ‘little train that could’, the MCAC contin-ues this mission with a wide variety of programming.Thosefiddles? This creative conversation becomes a way to bring people inthe county together. Parents, artists, musicians, kids, teachers, farmers,‘from heres’, and ‘outlanders’ – all get to know eachother through these community activities. These interactionshelp foster greater community understanding and coopera-tion, all of which serves to help the community flourish.

Historically, Madison County boasts a strong tradition in thefolk or traditional arts. The county is home to the longestunbroken ballad singing tradition in North Carolina. Last yearone of those singers, Sheila Kay Adams, was honored with theNational Endowment for the Arts Heritage Fellowship, she wasthe second traditional musician from the county to earn thisaward. Ballad singers are still singing the old love songs andnew songwriters are weaving their stories in innovative ways.

Time and money invested the MCAC over the past 25 yearshas been returned with interest, resulting in vibrant and ener-getic cultural activity in Madison County. Every week dayevening you can hear live music downtown at one of our ven-ues.There are multiple artist & writers retreats in the county.Artists’ studios have popped up in long dormant buildings, while technology has allowed artists to market their workround the world.

The Madison County Arts Council is instrumental in creatingand supporting a vibrant network of artists and audiences, car-rying on the rich traditions of the area while encouraging newartistic activity. Onward and upward…

The Art Economy of Madison County. Frances Goodrich startedthe craft movement in the small community of Allanstand.Allanstand Cottage Industries took its name from its originallocation along a remote crossroads near the North Carolina-Tennessee state line, forty miles north of Asheville.

“Allan’s Old Stand” was a resting point for drovers taking live-stock to market on the hoof. Originally a Presbyterian mission, the unexpected gift of a hand-woven, pre-Civil War coverletinspired the transformation of the mission into a cottageindustry. Allanstand Cottage Industries commissioned a widevariety of traditional handwork, which was sold locally as wellas through mail order.

In 1908, Allanstand founder Frances Louisa Goodrich opened ashop in downtown Asheville where she could take advantageof residential and tourist traffic. In 1931 Goodrich deeded theproperty to the newly formed Southern Mountain HandicraftGuild (today’s Southern Highland Craft Guild). The Allanstandsales shop continues to operate out of the guild’s Folk ArtCenter on the Blue Ridge Parkway in Asheville.

This industry enabled many mountain people to earn a cashincome for selling their handmade goods. Asheville is nowhome to the nationally recognized Southern Highland CraftGuild and Handmade in America, two organizations that pro-mote craft and fine art, both of which find their roots inGoodrich’s work.Today there are different kinds of weaversand chair makers in Madison County.
