“Green building is more than energy efficiency. Agreen home is really just a better built home,” saysJim Samsel of Samsel Architects. According toSamsel, smart building is synonymous with greenbuilding. “That is why a large majority of our clientsincorporate green building into their homes.”
Jody Guokas, owner of JAG Construction, has builtmore than 70 green homes in Asheville since 2005.According to Guokas,“green building starts withgood site selection, proper house placement andthoughtful design.” Both Samsel and Guokas agreeon this, emphasizing that well-sited homes takeadvantage of views and also are situated to haveproper solar access and excellent cross ventilation.
“Before air conditioning, prevailing breezes,thoughtful shading and careful porch placementwere paramount considerations in designing ahome,” said Samsel. Jody Guokas notes that,“thereis something elegant to building with nature inmind. The timeless buildings that we cherish in our
culture have the quality of being in harmony withnature. They take advantage of the prevailing windsto get good air flow and they maximize how thesun passes through the sky to get as much naturallight as possible.” Looking at Samsel’s and Guokas’buildings, you’ll see that their homes have carefullyplaced and ample windows for more natural lightand have operable windows in key locations forgood cross ventilation.
A cornerstone of green building is having an effi-cient thermal envelope, a term that means not hav-ing holes where air and moisture move throughgaps in the walls. “One of the things that shockedme when I first started construction was to learnthat the average home has enough small gaps inthe building envelope to equal having a door wideopen all the time,” said Guokas.
“Having unwanted air flow in the building createshot and cold spots, elevated moisture levels in thesummer, and can lead to mold growth in the wallsover time.” Jim Samsel agrees,“Creating an efficientthermal envelope is easy to do. Air sealing thehome, installing the insulation properly and framingthe home to minimize areas that cannot be insulat-ed are the key components to building an efficientthermal envelope.”
Another benefit of an efficient thermal envelope islower energy consumption and cheaper utility bills.Lastly, an efficient thermal envelope is quieter.Thicker walls, air sealing, quality windows and prop-er insulation all reduce noise coming into thehouse.

Having efficient appliances, lighting andmechanical systems also make a quieter andmore comfortable home, notes Samsel. “Forexample, halogen lights get hot and createuneven temperatures throughout the house.New LED lights have the same light qualitybut do not emit heat. Likewise, efficient heat-ing and cooling systems are quieter, as areductwork systems installed according thegreen building specifications.”
Jim Samsel is quick to not let us forget thatdesign matters. “Building with timelessdesign means that you and others will enjoythe home now and in the future. Trendy
designs look dated quickly, and people willend up gutting and redoing a home if it lookstoo dated.” Samsel also says that some oftheir clients consider building legacy homesfor future generations of their family to enjoy.Building timeless homes helps conserveresources and keep construction waste out oflandfills.
Selecting finishes that do not off-gas (atermthat means to emit carcinogenic chemicals) iscritical to good design and healthy indoor airquality. Both Samsel and Guokas like to usereclaimed materials because they are usuallynot toxic and they also add to the character

of a new home, giving it a patina that many new homeslack. “Locally and regionally produced materials also helpgive a home local character,” says Guokas,“and usinglocal artisans to craft finishes for your home helps to sup-port our local arts industry.” Guokas also notes thatmany sites have hardwood trees that need to comedown during construction. Guokas works with his clientsto help them mill those trees into wood that can be usedfor floors, trim and accent pieces inside the house.
Towards the end of our conversations, Guokas andSamsel discussed renewable energy. “Tax credits, com-bined with rapidly declining prices and increasing effi-ciency are making solar panels attractive investments,”
said Guokas. He noted that in North Carolina, there is a35% state tax credit on top of a 30% federal tax credit forsolar electric and solar hot water. “Where solar is not fea-sible, geothermal heating and cooling is an option, espe-cially for larger homes in shady areas,” says Samsel. BothSamsel and Guokas have noticed that their clients whoare entrepreneurs and are business savvy tend to focuson renewable energy because it pays for itself over time,it increases the appraised value of the home and pro-tects the homeowner against rising energy costs.

A local owner can make thekinds of product and management decisions that areunique to the needs and interests of staff, customersand vendors. Local managers working for large corpo-rations just don’t have that freedom.”
So what kinds of decisions is John talking about? Thekinds of decisions that uplift and support the commu-nity: economically, socially, and environmentally.“Sincewe make the decisions about policies and procedures,we have great freedom and flexibility to do what webelieve will be in the best interest of everyone con-nected to our business: employees, customers, vendors,owners, the community and the environment. We canrespond to a customer’s request to stock an item. As anindependent store owner, I can be sensitive to anemployee who’s called by the school to pick up a sickchild. I can try out a new product and help an emerg-ing local food business get a start,” explains John.
John’s management style reflects a deep sense of com-munity, trust, and collaboration. He empowers staff tomake themselves and the store successful. His philoso-phy is to “find the right people, incentivize them ontheir performance, give them the tools and trainingthey need to be successful, and then get out of theway.”
He turns the 4 P’s—product, placement, price and pro-motion—over to his staff and they do an exceptionaljob. This gives them a sense of ownership and buildshigh morale among staff.“We are building this compa-ny together,” he says,“just like we did when we startedGreenlife Grocery. Greenlife was the highest-volumeindependent natural food store in the southeast; Ihope we can grow Katuah to be equally successful.”
John believes in a strong local food economy andKatuah’s extensive local product selection proves it.They purchase products from more than 250 localbusinesses including meat, fish, poultry, beer, wine andkombucha, vegetables, flowers, produce, baked goods,dips and spreads, cheese, grocery, dairy, frozen and

Some of these businesses have beenoperating for two and three generations, like Hickory NutGap Farm and Sunburst Trout Farm and some of themJohn helped start, like Buchi Kombucha, Lusty MonkMustard, Jack’s Nut Butters and Gallo Lea Pizza Kit. John’sintentional commitment supports neighbors, homegrown businesses, and new emergingentrepreneurs…and it helps minimize their collectivecarbon footprint; all of which help our region thrive!
John and Heidi obviously care about the community andare an integral part of it. They raised their children inthese mountains, and now their children are raising theirchildren here. They see the Market as one way to deepentheir relationships within this region and beyond, and tofocus on strengthening the health and vitality of WNCcommunities in ways that shows respect and honor forthe planet and people. The name they choose—KatuahMarket—reflects this.
Katuah is the name of our local bioregion, often referredto as Southern Appalachia. The word Katuah originatesfrom the Cherokee (Tsalagi) word “Kituhwa”. Kituhwadescribes the original and most culturally significant set-tlement of the Cherokee Nation, with a history datingback at least 9,000 years. John and Heidi felt the namewas fitting given their commitment to (a) buying local(within a 120 mile radius), and (b) honoring the ancientwisdom of native people who live within and respect thecycles of nature.
John’s commitment to community goes beyond simplybuying local and supporting local business.“Katuah isn’tjust a store;” says John enthusiastically,“it’s a platform foreconomic development in the food industry for theregion!”To this end, John supports newly emergingentrepreneurs in the food industry and partners withlocal initiatives to build a sustainable food system. Heshared this story about how he does this:
“I attend the annual Natural Food EXPO industry show inCalifornia every year. One year I discovered a new prod-uct just being introduced: Tonka Bars. They were great. Iordered a pallet full. They went like hotcakes. So I calledUnited Natural Foods Inc. (UNFI), a large distributor ofnatural foods, and asked them to stock the item, whichwould mean increased demand for the Native Americanentrepreneurs who created them. The next year back atthe show the sales manager wanted to know why I neverreordered from him. I replied,‘Do you sell to UNFI?’ Hesaid, ‘Yes.’ I smiled and simply said, ‘You’re welcome.’“Seriously? John is on the Board of Appalachian Sustainable AgriculturalProject (ASAP), having served in a variety of roles includingPresident, Vice President, and Treasurer. Katuah is a proudsponsor of the annual Business of Farming Conference thatASAP hosts each year at Warren Wilson College. He has alsoserved on the Advisory Board for Blue Ridge Food Venturesand taught in their program on the business and productdevelopment side of the food industry, where he helpedmany food farmers and entrepreneurs learn how to bringproducts to market and create business plans.
Fostering community is among the activities that John andthe staff at Katuah take great pleasure in doing at KatuahMarket. During the summer, Saturday afternoon grill outs onthe patio bring people together over food and conversation.They make it easy for parents to eat out on Wednesdays byallowing their children to eat free. They offer special pro-grams, such as “BBQ to Braiia”, where community membersenjoyed a tasting of South African wines complemented by afull barbecue by South African Chef Hugo Uys. And patronsenjoy locally-ground coffee, beer or wine on the patio, oftenlistening to music sponsored by Katuah or local buskers.
Building community is clearly about giving back for John. Heand the staff at Katuah strive to be as actively involved andas generous as time and budget allows.“I believe in buildingrelationships,” says John.“One of the ways we can do that isby spending a large part of our marketing budget on dona-tions and sponsorships.” For example, all proceeds from ticketsales for the “BBQ to Braiia” event benefited Habitat forHumanity and Katuah generously donates food and funds tolocal area not-for-profit events such as LEAF, Asheville CitySchool Foundation, Mission Hospital, KenilworthNeighborhood Association, and the Oakley, West Ashevilleand Montford tailgate markets.
Katuah Market is just one example of the many businesses inWNC who are consciously doing business: intentionally mak-ing sure that all stakeholders in their business—employees,vendors, customers, investors, and the community itself(including the environment)—thrive right alongside the busi-ness. get to know their world and each other through regular experience with art of all kinds.

that a community is thriving is a flourish-ing arts program that supports economic, social and cultur-al development. Since 1978 dedicated residents of MadisonCounty have been discovering, developing and promotingthe arts in this beautiful, rural county. In 2002, the MadisonCounty Arts Council (MCAC) hired staff for the first time andfound a space large enough to hold its vision.
On a recent Thursday afternoon, the high lonesome soundof a train whistle is accompanied by the driving sound offiddles, guitars and banjos. An artist works on an exhibit fea-turing images inspired by crop circles and the Large HadronCollider. A meeting is held to determine the logistics of anall-day festival to promote a new community radio station.
Meanwhile, parents call in to register their kids for summertheater camps, shoppers browse a store filled with locallyproduced crafts, and a mythology class holds its weekly ses-sion. All of this happens in a former department store build-ing on Main Street in downtown Marshall, NC.
This is home base for MCAC, who’s mission is “strengtheningcommunity through the Arts.”The MCAC has been bringingartistic opportunity to residents and promoting the artistsof the county to the wider world since 1978. Even before ithad a home, events were held at schools, private homes,and parks around the county.
The idea was and is that the residents of Madison Countywould get to know their world and each other through reg-ular experience with art of all kinds.The firm belief thatexposure to art and creative activity makes the world a bet-ter place. Creative problem solving is made easier for thosewho engage in creative activity.

“Allan’s Old Stand” was a resting point for drovers taking live-stock to market on the hoof. Originally a Presbyterian mission,the unexpected gift of a hand-woven, pre-Civil War coverletinspired the transformation of the mission into a cottageindustry. Allanstand Cottage Industries commissioned a widevariety of traditional handwork, which was sold locally as wellas through mail order.
In 1908, Allanstand founder Frances Louisa Goodrich opened ashop in downtown Asheville where she could take advantageof residential and tourist traffic. In 1931 Goodrich deeded theproperty to the newly formed Southern Mountain HandicraftGuild (today’s Southern Highland Craft Guild). The Allanstandsales shop continues to operate out of the guild’s Folk ArtCenter on the Blue Ridge Parkway in Asheville.
This industry enabled many mountain people to earn a cashincome for selling their handmade goods. Asheville is nowhome to the nationally recognized Southern Highland CraftGuild and Handmade in America, two organizations that pro-mote craft and fine art, both of which find their roots inGoodrich’s work.Today there are different kinds of weaversand chair makers in Madison County.
