The Board met on December 3 and minutes for all meetings are posted to the Bella Vista website after Board approval the following month.
Annexation – Great news! The City approved the annexation which was effective December 22, 2014. You should have received a welcome package from the City in mid-December which describes the services that will be provided by the City. Please note that free library cards are now available and registration of cats and dogs is required by the City. If you did not receive the package it is available for download from the City website at (www.cedarparktexas.gov/annexation).
Convenience Store - The board recently learned that a developer has submitted plans to construct a convenience store at the corner of Dies Ranch Road and Anderson Mill Road adjacent to the storage business. The Board is working with the City to ensure that increased traffic and pedestrian safety concerns are addressed in the review process. Twin Creeks has recommended the site be considered for annexation by the City which will provide access to water and preclude the need for a water tower. More details will be provided as they become available.
Maintenance – Please note that holiday decorations must be removed no later than 30 days after the holiday has ended.
Finances – The 2014 expenses are under budget and the Board is reviewing all invoices to ensure any corrections are made before the end of the year.
Storage Development – The Board ordered a new water meter be installed for irrigation of the trees that will be planted at the end of Orsobello Place.
BOARD REPORTJanuary Issue
CHRISTMAS EVENT
(Continued on Page 2)
January 2015 Official Publication of the Bella Vista Homeowners Association Volume 7, Issue 1
Bella Vista. WOW! We are so incredibly thankful and happy with the amazing turnout by all of our BV friends and families. The event was ABSOLUTELY AWESOME!!! We saw nearly 90 kids go down the snow slide and even more playing in the mounds of snow! Over 80 kids in line to see Santa. And, some crazy kiddos and adult muscles in the turkey toss! In our (The Smith's) 7 years of BV events, we saw the LARGEST crowd EVER!!! At it's peak there were well over 150 residents!!
We raised $54 in our first "Turkey Toss" and saw some proud (muscular) winners with Jared Hughes (adult division) and Caden Thompson (kiddo prize) taking the cake...The money was submitted as a donation the following day to Operation Brown Santa.
We want to especially thank: James Smith , Kevin & Bridget Thompson, Tim JohnPress, Julie Fowler, Kelly Reynolds (Kris Kringle), Julian Pham (DeLorean elf ride), Alicia Reynolds, Rhonda Pham, Jared Gaither, and our friend with the Green Bay-ish hat. We have only named a fraction of the folks who contributed and made BV so AWESOME!
Let's make neighboring communities guess what we'll do next! :)Thank you SO much to Debbie Pelfrey for providing Santa with such
a comfy chair!! It was perfect! Santa, and all of the good girls and boys, sat comfy during their chats and photos! We can't thank you enough!
Thank you,BV Recreation Committee
PS - We are very thankful to our Recreation Committee, their spouses, and neighbors who volunteer to help out throughout the year. If you are interested in joining, or helping, the Recreation Committee, please let me know as we can always use another set of hands, eyes, and new ideas! We will be meeting in January and reviewing our 2015 plan. We invite anyone who is interested in continuing to make Bella Vista such a wonderful community to join us! Please email me directly [email protected]

NOVEMBER
Thanks to Cody & Christi Cooper at 3006 Lombardi Way for helping to make Bella Vista a beautiful place to live! We like seeing how well our homes are maintained and improved, and we especially like when people decorated for the season. All of this helps improve home values for the entire neighborhood, and that’s why the Board awards Yard of the Month homeowners with a $25 gift certificate to Home Depot. Yard of the Month runs from May through Christmas to also encourage holiday lighting and decoration, so the next one will appear in the June newsletter.

1. Oatmeal - Great source of soluble fiber and slow-digesting carbohydratesthat will keep blood sugar and insulin in check so fat burning can stay high.
2. Eggs - A form of well-absorbed protein, healthy fats and Vitamin D (found in the egg yolk). Eggs also contain lecithin, which promotes healthy liver function, thereby helping the body to burn fat.
3. Salmon - High in omega-3 fatty acids, salmon reduces inflammation in the body and lowers LDL and triglyceride levels while raising good HDL levels. Salmon also has a beneficial effect on leptin (hunger hormone) levels in the body, which means it helps to suppress your appetite.
4. Nuts - Another source of fiber and rich in omega-3s, these fats help to regulate blood sugar and protect the heart and the immune system.
5. Grapefruit & Berries - These fruits contain slow-digesting carbs and are rich in fat-fighting fiber. Strawberries, raspberries, blueberries and blackberries all are loaded with soluble fiber and antioxidants that protect blood vessels and promote healthy blood flow.
6. Avocado - It’s got fat, yes, but the good kind! The monounsaturated fats found in avocado are burned readily for fuel during exercise and actually encourage fat burning. Good source of fiber and antioxidants.
7. Leafy Greens - Broccoli, specifically, is a fibrous carb that can make you feel full quickly—one reason why it’s a great food for getting lean. Broccoli also contains phytochemicals that can help enhance fat loss.
8. Cinnamon - Helps to reduce blood sugar levels, which in turn prevents the body from storing sugar as fat. Add it to your oatmeal and yogurt to enhance flavor without adding calories.
10 POWERHOUSE FOODS THAT WILL HELP YOU BURN FAT IN THE NEW YEAR
Marissa Balch - CPT, Nutrition Coach -Texas Fit Chicks Boot Camp
9. Green Tea - Drink this! Not only is green tea packed with antioxidants, it also contains catechins, a phytochemical that helps speed up metabolism and burn more fat.
10. Beans & Legumes - Great sources of protein and they normalize insulin levels and help keep your blood sugar steady throughout the day. Black beans, Garbanzo beans, red beans and lentils are all great to incorporate into your diet.
