PREAMBLE: Whether it is the gradual depletion of the asset in or on the land, as with the minerals contained in mines or the aggregate held
in gravel pits, or the decrease of available land as a landfill site progressively reaches its capacity, the viability of these sites as going concerns in
their present state may be affected. This Webinar will examine the effect if any that these diminishing assets have on the property’s value. How
machinery and storage areas are treated in the valuation process will also be discussed. Site reclamation and remediation at the end of the
productive cycle is another phase in the valuation of these properties and requires careful consideration of the market’s potential acceptance of
these reclaimed sites as viable and part of the group of similar properties available for use and exchange. This Webinar will provide in-depth
information on the relevant inputs associated with the valuation of these properties as well as practical steps to follow in developing their market
values.
WEBINAR LEADERS: John Glen, MA AACI FRICS M.I.M.A. Director, Research & Valuation Equitable Value Inc. John is a well known international lecturer who has specialized in valuation and property tax consulting relative to retail, office, shopping centres, hospitality properties, multi-residential, recreation and industrial facilities. He has worked in the Public Sector for Municipal &Provincial governments to assist in the development of and implement mass appraisal procedures for Ontario, Alberta, New Brunswick, Winnipeg and New York City. John has also worked as a private sector commercial appraiser specializing in real estate portfolio asset valuations for Private Real Estate Corporations, Insurance Companies, Pension Funds and REITs.
Carlos Resendes, M.I.M.A. Carlos is a property assessment professional with thirty-five years of management, tax policy and property valuation knowledge. His experience includes: VP Business and Innovation Services for the Property Valuation Services Corporation in Nova Scotia; Assessment Commissioner for the City of North York with the Municipal Property Assessment Corporation; Ontario; Manager for the Revenue Department at the City of London, Ontario. Carlos’ main focus has been on finding process and procedural efficiencies and implementing valuation best practices and tools. He is a graduate of the University of British Columbia Real Property Assessment and Administration program and holds the M.I.M.A. designation from the Institute of Municipal Assessors, Ontario. Carlos is also a licensed paralegal with the Law Society of Ontario.
