History of the Company

Zeitlin & Company, Realtors® opened January 2, 1979 at its present location, Continental Plaza, 4301 Hillsboro Road, as a Corporation with Shirley Zeitlin as President and Managing Broker, a secretary/office manager and six sales associates.

In a forward thinking move that was well ahead of relocation business concepts, the company developed a relocation and marketing department in 1981. With remarkable success over the years, the Relocation Department now consists of five staff members, having won several national awards. The department has enjoyed national recognition as a leader in their field. They hold the distinguished RQC, Relocation Quality Certification, accreditation.

Additionally, a separate marketing and advertising division has been added with three full time staff members. This department serves both the associates and the corporation with exceptional graphic design, marketing materials, and advertising opportunities. Our first branch office opened in April 1986 in Brentwood with Patty Carter as managing broker. A second Williamson County branch opened in 2000 with Matt and Mary Frances Ligon as managing brokers. During that period, the Green Hills office continued to grow, acquiring new associates and adding accommodations for clients, agents and staff. In 2004, Patty Carter was named President of the Company, which had grown to 100 associates. Shirley remained CEO; Sue Chilton, Vice President of Continuing Education; Danny Anderson, Vice President of Community Relations and Associate Recruitment; Price Lechleiter, Vice President of Associate Production and Managing Broker for the Green Hills office; Jeanne Fawbush, Executive Vice President. In 2006, Jessica and Sam Averbuch joined our management team. In 2008, Price Lechleiter was named Chief Operating Officer. Shirley Zeitlin created an urban services division, Zeitlin InTown in 2006. In September of 2007, Shirley Zeitlin & Co., Realtors officially changed its name to Zeitlin & Co., Realtors to incorporate all aspects of the company.

The Zeitlin NewHomes division was created in 2007 to focus on marketing and sales of new construc-tion projects. Our InTown office opened in 2008 in the Gulch with a new business model in space planning relevant to the urban client and associate. In 2009, the Brentwood and Franklin branch offices consolidated and opened a state of the art office space designed to accommodate the suburban lifestyle client and associate.

In thirty years, the company has stood the test of time and grown from a small independent firm to the present comprehensive organization. There are currently three offices – Green Hills, InTown and Williamson County. The company has remained independent and is always strategically positioning itself with an eye on the future. There are now approximately 110 full time professional associates and a staff of 15.

Unlicensed assistants MAY: 1. Answer the phone, forward calls and give information contained only on the listing agreement as limited by the broker 2. Fill out and submit listings and changes to any multiple listing service 3. Follow up on loan commitments after a contract has been negotiated and generally secure status reports on the loan progress 4. Assemble documents for closing 5. Secure public information from courthouses, utility districts, etc. 6. Have keys made for company listings 7. Write and submit ads for approval of Realtor 8. Receive and record earnest money, security deposits and advance rents under the direct supervision of Realtor 9. Type contract forms for approval by Realtor 10. Monitor licenses and personnel files11. Complete & submit control sheets 12. Place signs on property 13. Order repairs as directed by the Realtor 14. Prepare fliers and promotional information for approval by Realtor 15. Deliver documents and pick up keys 16. Place routine telephone calls on late rent payments 17. LICENSED PERSONAL ASSISTANTS: According to Tennessee Real Estate Commission policy, licensed personal assistants work under the supervision of, and can only be legally paid by the managing broker of the office. The Realtor for whom the assistant is working (employing Realtor) will reimburse the company for any compensations paid to the personal assistant, including company tax liability. A Licensed personal assistant is required to acquire and maintain membership in the same local board as their employing Realtor. All fees and/or dues for such membership will be the responsibility of the employing Realtor if not paid by the assistant directly.

INDEPENDENT CONTRACTOR STATUS It is the policy of the Company that all Sales Associates affiliated with the Company shall be “independent contractors,” not employees. Whenever any activity of the Company or a Sales Associate shall operate to classify the associate as an “employee” by the Internal Revenue Service, the Associate’s affiliation with the Company may be terminated.

ERRORS AND OMISSIONS INSURANCE As required by the Tennessee Real Estate Commission, each Associates will be responsible for renewing their personal Errors & Omissions insurance; however, Company will bill Associates individually for an annual umbrella policy, prorated per Associate, which expands the coverage limits for the Associates.

OFFICE HOURS The Green Hills, Williamson County, and InTown offices are open Monday through Friday from 8:30 A.M. until 5:00 P.M. The Green Hills and Williamson County offices are also open on the weekends: Saturday from 9:00 A.M. until 4:00 P.M. and Sunday from 12:00 noon until 4:00 P.M., except for the following holidays: New Year’s Day, Easter Sunday, Memorial Day, 4th of July, Labor Day, Thanksgiving Day, Christmas Eve and Christmas Day.

Consideration is given those who desire to observe religious holidays on other days.

AWAY OFFICE HOURS Sales Associates are requested to subscribe to the individual office policy regarding indicating their presence or absence from the office. Messages may be referred to voice mailboxes or whomever is covering for the associate. When an associate leaves town, provisions should be made for another associate to cover, and this information provided to the receptionist in writing.

OFFICE SUPPLIES AND FORMS 1. Only authorized personnel may purchase supplies on behalf of the Company. 2. We have numerous TAR forms to assist associates with transactions. We constantly strive to improve these and incorporate desirable new ones. If associates see the supply of any form low, they are requested to be courteous and inform the secretary to make replacement copies. 3. Stationery (over 25 pieces) and postage are the Sales Associate’s personal responsibility. Bulk pricing of stationery is available, with the actual cost passed on to the Associate.

SALES MEETINGSEach office will schedule individual monthly meetings and caravans. Company-wide peer learning sessions will be held monthly, and company-wide meetings will be scheduled in February, May and August. A company calendar is emailed each month with all scheduled company events listed. When it is necessary to adjust a meeting schedule, Associates will be given proper notification. Associates are expected to attend all meetings,as active participation can be beneficial to all.

CARAVANS Listing caravans are effective in the following ways: 1. To know our inventory 2. To stimulate thinking of potential prospects 3. To use as a listing tool 4. To support other Associates’ listings 5. To build fellowship and team spirit

Policy pertaining to caravans: 1. There will be a scheduled caravan (viewing of our Company’s listings in each office every month.) 2. Caravans should be a maximum of two hours and geographically well-planned. 3. Only Associates who participate on a regular basis will have their listings included. 4. Caravan comment forms will be at the property when the listing agent desires feedback. CONTINUING EDUCATION To stand still is to move backwards. To move ahead, we must never stop learning. Following are some of the many ways we continue to learn and grow:

1. Reading: newsletters, magazines, books (many excellent ones on Real Estate continually available). The Association of Realtors’ library is a resource, as well as our Company library. 2.
