Low interest rates have remained thesame at 0.50 per cent for 21 months.

Economists have changed their view constantly on how longit will take for the Bank of England to put the rates backup, mid-2010 they predicted a two per cent rise by end of2011, but those estimates have reduced dramatically in

light of crises in neighbouring economies such as Ireland.

The rise and fall of housing prices led to a similarinstability in confidence in the housing market. In the

latest report by Halifax, housing economist Martin Elliscommented that the higher number of properties for sale,combined with reduced demand, have caused the recentdecrease in prices. House prices in 2010 were marginallylower than 2009 (-0.07 per cent). This flagging confidence

is a combination of high unemployment, muted wagegrowth, a fiscal squeeze and low consumer confidence.

There are tentative signs that homeowners arebecoming more reluctant to put their properties onthe market which, if continued, will help to relieve

the current downward pressure on prices.

The new Coalition Government announcedthe suspension of Home Information Packswith immediate effect from 21 May 2010.

The Energy Performance Certificate (EPC) willbe retained. Sellers will still be required to

commission, but won't need to have received, anEPC before marketing their property.

Landlords are the major beneficiaries of the currentstagnant mortgage market, since those who cannot buy ahome need to live somewhere. Research from Rightmove

showed that the return on investment for buy-to-lethomes is now more than 6 per cent, while the amount of

rental stock available has fallen 23 per cent since last year.

Rents are likely to rise further and demandincrease as social housing stock remains stagnate,

leading to investors returning to market.

The Council of Mortgage Lenders saidmortgage lending dropped in October at

16 per cent lower than a year ago.

Despite this, the council said that the depositneeded to be found by the average first-time buyer

dropped to 20 per cent, from 24 per cent inSeptember, and expected a similar outlook in 2011.

It’s compact, as youwould expect, it’s built for convenience.The storage is great, as an overflow to thekitchen you’ve got units on the side, sowe’ve got plates and cups in there. We’vealso got this lovely clock that’s acombination of two clocks from Next.

What about the bedrooms...

The design is practical; the bed and units are frommy girlfriend Kate so we matched everythingaround those colours. It’s a great size bedroom,with extra space for everything you need.

And the bathroom?The ensuite and second bathroom is ideal.It’s good for a couple living together so wecan both use it during the mornings sothere’s no fighting over the bathroom.

And finally, what would be your ideal buy?I would like art for the living room of the Liverpool skyline.

I think most people tend to make the same mistakes, so don’t worry you’re notalone! There is no rule regarding storage for Christmas decorations, the mostsensible suggestion I can think of, is to take photographs of your decorationswhen they are up, so you know exactly what you have. Then store them in clearplastic boxes and attach the photographs to the outside of the boxes. If you’regoing to be extra organised you could make a list now, of what new decorationsyou would like to buy for the following year and either attach the list to theboxes or even buy new decorations in the sales now.

Underwater sees painting, sculpture, photography and video by 10international artists curated under the theme of total submersion. Amid the economic gloom oflast September the Liverpool-based deli and eatery successfullyexpanded into a spaciousrestaurant, food hall andbutchers at Brunswick Dock.

The new Delifonseca is anairy but homely space decoratedin rich shades of cream andbrown, offering squashy boothsfor privacy, and is attached to a

well-stocked food hall, sellingthe local produce for whichDelifonseca has become knownacross Liverpool.

Known to the staff atVenmore, definitely, since theircurrent Stanley Street citycentre premises is just a skipand a jump along the samestreet from the originalDelifonseca, where thelunchtime board offers twists onthe usual sandwich like smokedpork loin and cream cheese ononion ciabatta.

Today chilly temperaturesmake us chose something moresubstantial.

Joanna opted for deluxeshepherd’s pie from the specialsboard - chunks of CumbrianHerdwick lamb served with rootvegetables and topped withleeky mash.

Over a warming cup of teashe revealed Venmore’s citycentre sales, lettings, auctionand property management officeis also on the move – to the siteof the old Allied Irish Bank onthe corner of Dale Street andExchange Street East.

It’s a sign business atVenmore, who scooped a YourMove award for Best CustomerService in Estate Agency, isremaining buoyant.

The duck legswere moist and meaty and theskin had a naughty but satisfyingcrunch. I could easily have eatena plateful of the puree. Itssweetness was cut through withlovely citrussy flavours.

Getting into the propertybusiness was, said Joanna,always something she alwayswanted to do.

“I always liked looking roundhouses, saw a job in the paperfor a sales negotiator and neverlooked back,” she said.

I asked about her thoughtsfor the year ahead. The RoyalInstitute of Chartered Surveyorspredict house prices will fall bytwo per cent before picking up atthe end of the year.

“I would say that’s correct,”nods Joanna. “Buyers arenervous about coming in at theasking price because they needto feel they’re getting best valuefor money, and are influenced bywhat is happening with theeconomy. Also because there areso many properties available.

“But we’re seeing things pickup and I’m looking forward to avery busy 2011.”
