methods are not as effective as before . That's why we have made a
strategic move to better promote and service our sellers. As a Certified
Marketing Specialist, my job is to concentrate only on marketing
properties and my partner, Renata Menendez Broker Associate, will be
responsible to keep home sellers informed, help with negotiations, and stay
on top of the paperwork for a smooth closing. Our new strategy
increases the number of potential buyers seeing the property

The “Your Choice” Pricing Plan
You will have a choice to choose a price plan that fits
your property and your needs.
Placing your home at Market Value
will bring a good amount of buyers
that will pay around the price of
your home with little difference.
This can create lots of traffic and
multiple offers. You have the choice
of rejecting lower offers and waiting
for the full price. In some cases with
multiple offers you can receive
offers at market value or even
higher. This is an option for sellers
who need to sell quickly.
This option is for the seller that has
time to sell and that is waiting for a
cash buyer that is willing to pay over
Market Value. This option will reduce
the number of serious buyers seeing
your property because it might be out
of their price range. Some sellers use
this approach to test the market. If no
traffic to this property is acquired the
price is usually adjusted after the first
week or two.
To determine your market value and sell your property at the
highest level we offer two choices.
We will provide you with MLS Data of what buyers are
paying for homes in your neighborhood. Then we will
break it down to age and size with similar
characteristics. To help us decide the market Value
based on what buyers are paying.
For unique homes or for homes in areas that don’t have
the MLS Data to support a good market value. We

In order to see if our marketing plan is working I can keep you updated with Statistics on
how your home is showing online. We keep track of Realtor.com, Craigslist, Backdoor, You
Tube and most important Visual Tour.com. This information helps to determine how the
marketing plan is working and if we need to make any adjustments.
According to The National Association of Realtors 89% of all home
buyers search for there home on the Internet. As a Certified
Marketing Specialist I dedicate lots of time to make sure we extend
our marketing well over the top real estate websites. Our Internet
Marketing System is where the Home Seller Perspective and Visual
Marketing System all come together to provide your property with
Maximum exposure and a comprehensive visual view of your
property that will Market your Property At the Highest level.
Your property will show in Local, National and International Real
Estate websites that are associated with it. Most local Real Estate companies big
and small companies use the IDX System on their websites. This means that
your property will be displayed in most local real estate companies. That’s why
it’s so important our Strategic Visual Marketing System.

detail.
· Seller Net Sheet: Is created to give you different scenarios
for you to have an idea of how much money you will net
when the home is sold. We will also give you a net sheet
from the start and with every offer received.
· Keeps you informed on showings. Calls agents for
feedback and will inform you what the potential buyers said
about your property.
· Stays current with properties that have been sold around
your area so we can adjust the price if needed.
· Shows your home to potential buyers generated from our
Strategic Marketing Plan.
· Presents you all offers: Discusses all plus and minuses from
each offer. Make sure buyers pays cash or has a qualified
letter from a financial institution.
· Inspection: Present for inspection so that the inspector can
explain problem that we might need to be concern about.
· Keeps track of title work and the buyer’s finances to be
one step ahead if any problem comes up.
· Reviews the HUD Statement with you to make sure it’s
