Plumbing Bros. began when three best mates - Joe, Jos and James - came together at a previous place of business and realised by combining their passion for teamwork, customer service and business operations they could become the best domestic plumbing maintenance company in Perth, and perhaps even the biggest.

Plumbing Bros. was born, and in just over two years, we have grown from three eager young men to more than 20 hardworking, passionate and reliable team members. All works are covered by a 3-month cooling off workmanship warranty. After 3-months, re-attends will be deemed non-workmanship faults unless proven otherwise, in which case you will receive our LIFETIME installation warranty. All product warranties are provided as per the manufacturers specification which we can supply on request.

WHAT IS A THERMOSTATIC MIXING VALVE? A thermostatic mixing valve has a wax filled thermostat cartridge, that blends hot water with cold water to ensure constant safe water outlet temperatures, even if other taps or appliances are used at the same time. The valve also shuts off rapidly in the event of a hot or cold supply failure, to help prevent scalding or thermal shock. This provides increased safety whilst showering.

The use of a thermostatic valve, rather than a manual system, gives user comfort, ensuring a constant water temperature. This is a great idea if young children or elderly use the shower. Easy to operate and water saving.

If you have a two-tap shower, this system can be installed by our plumber, replacing your conventional two-tap setup with NO pipework or tiling alteration - even if your handles are fitted vertically. This can NOT be used to convert a single lever mixer though.

DescriptionTherm-Oz is the perfect alternative to performing a full breech replacement. Not only will it avoid having to perform invasive works and removing of tiles, it comes with a thermostatic mixing valve to assist in setting your shower to the perfect temperature.

WHAT IS QUOSS?Quoss is a new patented technology which allows you to retrofit ANY in wall tap set to a mixer style set up. It is the solution to any ancient tapware or any in wall breech which is beyond repair and requires replacing. In the past if the in-wall breech was beyond repair the only option would be to cut/jackhammer walls and tiles, renew the breech and then re-tile once complete. This is not only an invasive exercise but can also be a costly one too. Therefore, this new tapware allows our clients the option to save them the hassle of the previously mentioned exercise and instead install Quoss tapware.

Blocked Drains

Provided you halt running the shower, sink or toilet then your house is at no risk of flooding.

Most blockages are caused by 3 things.

A cracked sewer pipe — This generally shows up by retrieving roots from the drains.

Sanitary products — Please be very cautious of what you are flushing down your drains. All sanitary products should be placed in the bin and not down your toilet.

Hair — Shower and basin blockages are generally always caused by excess hair finding its way down the drain. This is most common in older homes that contain galvanized piping as the internals of the pipe rust away and cause the hair to get easily caught on the pipes walls.

DRAINAGE

HAND MACHINERYSmaller 40mm and 50mm drains such as shower, basins, laundry troughs and kitchen sinks are unblocked using a hand sani snake.

MECHANICAL MACHINERYThe majority of mains sewer blockages are unblocked using a drain machine. On the rare occasion we may be able to get away with using only a plunger on a gully or boundary IS (inspection shaft).

SEWER JETTERThis is the most effective form of drain clearing as it uses water to blast the lining of the drainage system, however it is also the most expensive. Plumbing Bros charge $250+ for the first hour and then $50+ per 15 minutes after the first hour (if required) for high pressure jetting.

High pressure jetting is best for kitchen blockages which are generally blocked with cooking grease, fats and oils. Using a hand sani snake or drain machine will usually unblock the drain, however the jetter is the only way to ensure a long term solution as it clears these substances completely from the walls of the piping.

CAMERA INSPECTIONSWhenever roots are removed from a drain using machinery, a camera inspection should always take place as this generally means a cracked sewer. Once camera inspected we can locate the root intrusion points above ground using state-of-the-art locating equipment and proceed to quote for dig-up repairs.

• To fully camera inspect a free-flowing drain = $250+

NOTE: If we are required to unblock the drains prior to camera inspection, entire works will be charged at time and materials (camera hire = $120+)

• Once inspected with camera we can ascertain root intrusion point(s)/cracked sewer and provide written quote for required repairs to avoid on-going issues

• NOTE: We can only camera main 100-300mm sewer drains. Camera equipment does not fit down smaller 40mm + 50mm drains leading to showers, basins etc.

There are rare occasions where camera equipment cannot inspect past cracked piping and/or other various objects or minerals as it physically cannot go any further until rectified. On these rare occasions further inspection may be required once drainage is repaired/renewed

General Maintenance

PROCEDURE FOR BASIC TAP SERVICE• Remove tap handles and flanges to expose tap spindles

• Once tap spindles are removed fully unwind tap spindle from body, exposing rubber o-rings to tap spindles

• Remove o-rings and renew with new o-rings, applying thread sealant to o-rings

• With the spindle body cleaner, fully clean body removing any debris and old lubricant

• Once both these steps are completed screw tap spindle back into body and renew red body washer

• VERY IMPORTANT – With a torch check over seats to breach, should there be a crack present, re-seat using re-seating tool and making sure drill is NOT on hammer

• Once re-seated, flush lines, removing any shavings by cracking open water meter momentarily

• Re-check seats, once all OK use HYDRO-SEAL washers and re-insert spindles into breach

• Re-instate tap flanges and handles, turning on water and thoroughly test

• To fully service a standard tap set including changing of o-rings, body washers, tap washers and lubricant = $99 + gst

CERAMIC DISC TAPWARE• Should we encounter leaking ceramic disc tap-ware, the first point of call is

to replace tap spindles. Due to the complexity of ceramic disc tap-ware, they are near impossible to service and Plumbing Bros will always recommend on replacement rather than service as it is not cost-effective to try service. 9 times out of 10 they are unable to be repaired.

RE-SEATING• The re-seating process involves a tool that is fitted to a battery drill that

cuts the damaged or faulty part of the seat. This tool is used to make the old cracked seat virtually brand new again. The larger the crack/groove in the seat the more time it will take to try and clean the seat, and more of an amount of the seat is required to be removed so that there are no more cracks left in seat. We are only able to re-seat a certain amount without going too far when not much of the seat is left, this is why all dripping taps should be fixed as soon as possible. In instances where the crack/groove has gone right through the seat, there is nothing that can be done to renew or repair seat and the breech will need to be replaced (refer to breech replacements), or Therm-Oz/Quoss tap-ware replacement quoted for.

CHANGING OVER TAPWARE/SHOWER ROSE• Reasons for changing over tap-ware rather than servicing are due to the

following;

• Age and condition of tap-ware: Should the tap-ware be aged or worn, then the first point of call would be to replace rather than service. Aged tap-ware that is purely serviced generally encounters issues at a later date and the plumber will be held accountable for any call-backs.

• If tap-ware is seized and/or calcified and nothing can be done to service, then replacement will be necessary.

• Should any tap-ware with anti-vandal screws which cannot be removed due to corrosion, then tap handles will need to be angle-grinded off to remove, if this is the case client MUST be informed prior to starting.

• Should a shower rose be leaking then first point of call is replacement. Inform client and gain approval. REMOVE any restrictors from shower heads as these can cause issues with pressure and hot water.

One of the most common jobs we come across on a day-to-day basis are leaks involving showers.

Apart from having the correct equipment on hand, the most crucial aspect to identifying and rectifying shower leaks is knowledge. From years and years of experience and know-how we have become leaders in resolving these hard to find nitty-gritty leaks.

The process to detecting the origin of these leaks is paramount. Upon investigating the shower recess and identifying a potential leak in the shower region, the very first step is to undergo a pressure test. To do this we remove the shower head and apply a water pressure gauge. This serves 2 purposes. The first is recognise any potential pressure drops between the shower taps and the shower rose. The second is to be able to remove all water flow from the shower so we can work in a dry environment for relevant testing.

Once the pressure gauge is fitted, open the taps all the way to simulate a real time showering process. Now remove the handles and flanges and visualise any potential leaks in and around the tapwares body and spindles (or cartridge in the case of a mixer tap). From experience we are able to rectify a large number of leaks from this process alone by identifying that a full tap service is required. Changing of body washers, o-rings, lubricant and tap washers will resolve the majority of leaks that have been visualised during this stage of the process.

Should the external plumbing appear in good condition, we now need to take a very close look at the grouting, tiles and waterproofing membrane. If any cracks are located in the tiling or grout we would then refer this on to our tiling division to quote for repairs, whether it be as simple as re-grouting or as in-depth as a full shower rebuild.

If the grouting appears to be in quality condition and has been ticked off by a professional then the process becomes slightly more difficult. We now have to rule out any leaks in the drainage waste pipe work. This is as simple as pouring drain dye down the shower waste to visualise whether the leak changes to the colour of the drain dye. The amount of time the dye is left to set will be determined on the size and severity of the water leak. For extra small leaks this sometimes is required to be left overnight.

The final step is to undertake a full leak detection process with the assistance of state-of-the-art machinery. Please note that this step can sometimes happen a lot sooner if there is a noticeable pressure drop in your gauges upon original pressure testing. It would also be a good idea to now explore your home insurance policy as one the rare occasion that it does get to this final step, it can become quite costly in demolition, repairs and reinstating. As a side note if you were ever considering a full bathroom renovation or make-over, now could also be the time to action these plans. This requires identifying the leak using an acute listening device or thermal imaging camera, removing a section of tiles, jackhammering the wall, repairing leak and then finally reinstating all back to its original form.

Once the leak is located and repaired, we would generally set you up with a new shower head and taps and you are as good as new.

THINGS HOME OWNERS CAN DO TO DETERMINE IF THEY HAVE A LEAK:Inside the home• Look in the kitchen, bathroom/s and laundry for dripping taps or leaking

washing machine and dishwasher connections. Damp patches on the walls may also indicate a leak.

• You can check your toilet cistern for leaks by placing a few drops of food colouring in the tank. Without flushing it, look for colouring in the toilet bowl. If it’s getting through, then you have a leak.

Outside the home• Look around your garden at: - Outdoor garden taps/hoses - Garden irrigation (including sprinklers) - Automatic solenoids and manual isolation valves - Exposed pipe work.

• Check your hot water systems and air conditioning units.

• Also look for damp and unstable brick paving and garden areas that may be moist and greener than expected.

HOW CAN I DETECT A LEAK?To conduct a leak detection test yourself, follow these simple steps:

1. Ensure no water is being used in your house (turn off all water appliances, such as washing machines and evaporative air conditioners).

2. Read the black and red numbers on your meter. Record the black numbers from left to right. The black numbers represent kilolitres (1,000 litres) and the red numbers represent litres.

3. If the dial is not visibly moving, take another reading after 15 minutes.

4. If the red numbers have changed, the test confirms there is a leak and further investigation is needed.

How bad is too bad?Once our trained technicians at Plumbing Bros.= identify and locate the burst pipe we not only repair the burst but will also advise on future replacement of hot and cold lines dependent on the condition of the copper. Copper over the years deteriorates in soil and therefore simply fixing a burst pipe will not always solve the issue long-term. Water and copper work in a way together that water pressure will always put strain on the next weakest point of the copper line, so once a burst is repaired another point of copper will be under strain and no doubt burst over time.

We will quote on Poly Plastic Pipe renewals and hot pipe lagging under-ground. This will fully solve any corrosion issues on your water line. These types of jobs will always be quoted from site dependent on the size and ran of water line PLUS the condition of the line.

TIMES WHEN YOU WILL NEED LEAK DETECTION:• Extremely Large Water Bills: If you receive a large water bill and you have no visual leaks

inside your house (i.e. leaking taps, toilets) then you may have a non-visible leak under-ground. This will be wasting large amounts of water and unless something is done, sometimes these leaks never become visual. This is where leak detection is used to pin-point the exact location of the leak. We can also submit a water loss form to the local water authority to gain some money back from your water bill.

• Can hear water resonating throughout the house but no visual leaks: On occasions clients will hear a “water running” noise. This would indicate a burst pipe somewhere in the house. Even though we can hear the noise in a certain spot, does not mean the leak is there. 9 times out of 10 the noise will be resonating from a totally different area of the house. Hence why you will require leak detection to pin-point the leak.

Leak Detection PricingUnfortunately, we are unable to give a fixed price on a leak detection job. As we cannot see the leak we cannot give a time frame on how long it will take to find, each job will be different.

Pricing will be at our standard rates as well as a one-off charge of $100 for the hire-age cost for the use leak detection machine.

So how does it work?Leaks have different frequencies made by the type of leak whether coming from pipes that are under greater pressure or from pipes that are under lower pressure and from the contents of these pipes. These leaks transmit a frequency that is picked up by the electronic leak detector and is applied while being transmitted through the machine. The amplified sounds that the leak is making is picked up by a us and the machine who is then able to pinpoint the location of the leak found.

At Plumbing Bros we have fully qualified gas technicians should you ever encounter a situation where you can either small gas, have a gas leak or if ATCO have isolated your mains due to a leak. Finding a gas leak can be a time-consuming procedure, due to the fact we cannot physically see the leak we can-not give a time-frame on how long the leak will take to find. Therefore, we charge our standard rates when dealing with gas leaks unless stated otherwise.

Gas Leak Procedure• Remove gas “U-bend” and cap off gas up-right stand with brass cap

• Connect onto test nipple with either a digital manometer or water manometer, pumping the pressure to the gas system up to a minimum of 5Kpa

• For a minimum of 5 minutes test pressure. Should there be no visual drop in pressure then there is NO leak present. If after 5 minutes the pressure has dropped, this means there is a leak present somewhere on the gas line and it must be rectified before gas is turned on

• When a gas leak is present: Any visible joints such as nuts, isolation valves, fixtures such as bayonets and cooktops need to have soapy water applied. If a gas leak is present from one of these connections it will bubble and show up

• Should the previous step not show the gas leak the next step will be isolating each fixture separately and then testing the gas to see whether the appliance itself has an internal leak

• Failing the previous step, we will then (depending on where the gas line has been run) cap off different sections of the gas line, this will determine which section of the gas line is leaking and once found we will quote to renew a certain section OR repair leak if accessible

• Once a gas leak is repaired: Once a gas leak is repaired we will fully test the system, then purge all air from the line from the furthest fixture

• Re-light any hot water units and test all gas appliances to make sure all are working

• Fill out all regulatory gas paper-work and provide to client

Keep your family safe this winter by arranging a gas heater service today with your local plumber/ gasfitter. Before you book, ask the gasfitter if they have the right equipment to test for carbon monoxide leakage.

• Ensure only licensed people do all gas-fitting and electrical work.

• Before re-letting, ensure all appliances are safe and any unsafe appliance is repaired or removed.

• Ensure all gas appliances, pipework and flue systems are maintained in a safe condition.

• Ensure all ventilation openings are clear and unobstructed.

• Ensure all pipes are sealed correctly if an appliance has been removed.

• Record all safety checks and details of work carried out on a gas or electrical installation.

• Flue systems must be examined regularly, especially those related to decorative gas log fires, internal hot water heaters and space heaters. Flue terminals must be checked to ensure they are not blocked and are vermin-proof.

• Burning or discolouration on the front or above a space or water heater indicates a problem and must be checked immediately.

• Air vents must not be blocked or covered.

• Piping systems should be checked every five years or whenever a new or replacement appliance is installed

Under the Water Services Act 2012, all businesses involved in the retail food industry must obtain written permission in the form of a trade waste permit before discharging any waste into our wastewater system.
