GUIDE TO THE HOME BUYING PROCESS

Showing ProcessI will assist you in selecting homes for viewing in accordance with your needs. Feel free to inspect all aspects of a home during the showing and make notes regarding each home.

Communication During ShowingsFeedback is essential. Specific comments help me determine exactly what you’re looking for and should result in finding your dream home and making an offer.

The OfferAfter an offer is written, I will contact the listing agent who will present your offer to the sellers. The sellers have the following alternatives:• Accept the offer• Reject the offer• Write a counter offer. (Should a counter offer be written, we will then discuss to accept, reject or counter.)• Once an offer is accepted, I will notify you immediately.

Processing Your LoanI will check with your lender throughout the processing of your loan to ensure things are progressing smoothly.

Time And Place Of ClosingOnce your loan is approved, the time and place for closing will be scheduled.

Prior To Closing• You will have the opportunity to make a final inspection of the property.• Have all utilities transferred to your name as of the date of closing.• Notify post office and telephone company of your address change.• Your lender will require you to obtain a homeowner’s insurance policy and have a paid receipt to begin coverage on your new home at closing.• Obtain a certified check for the exact amount of money to be paid at closing. This figure will be made available to you prior to closing by your lender.• Bring Photo ID(s) to closing.

WHAT IS A HOME WARRANTY

A Home Warranty is a service contract, between a homeowner and a home warranty company that provides for discounted repair and replacement service on a home's major components, normally for one year. The Home Warranty helps protect home owners against the cost of unexpected covered repairs or replacement on their major systems and appliances that break down due to normal wear and tear. Coverage is for systems and appliances, in good working order, at the start of the home warranty contract.

A home warranty is not the same thing as homeowners insurance, nor is it a replacement for homeowners insurance. Homeowners insurance covers major perils such as fires, hail, property crimes and certain types of water damage that could affect the entire structure and/or the homeowner's personal possessions. A home warranty does not cover these perils. Rather, it covers specific components of the home.

Home warranty companies have agreements with approved service providers. When something that is covered by a home warranty breaks down, the homeowner calls the home warranty company, and the home warranty company sends one of its service providers to examine the problem. If the provider determines that the needed repair or replacement is covered by the warranty, he completes the work. The homeowner only pays a small service fee, plus the money that has already spent to purchase the warranty.

Check your home warranty policy to see which of the following items are covered. Also find out if the policy covers the full replacement cost of an item.

• Plumbing• Electrical systems• Furnace• Water Heater• Heating Ducts• Water Pump• Dishwasher• Garbage Disposal• Stove/Cooktop/Ovens• Microwave• Refrigerator• Washer/Dryer• Swimming Pool (may be optional)

MOVING CHECKLIST

• Provide the Post Office with your forwarding address 2-4 weeks ahead of the move• Notify your credit card companies, magazine subscriptions and bank of your change of address• Create a list of friends, relatives and business colleagues who need to be notified• Arrange to disconnect utilities and have them connected at your new home• Cancel the newspaper, or change the address so it will arrive at your new home• Check the insurance coverage for the items you’re moving (usually movers only cover what they pack)• Clean out appliances and prepare them for moving• Check with your condo or co-op about any restrictions on using the elevator or particular exits• Have a “first open” box with the things you’ll need most, such as toilet paper, soap, trash bags, scissors, hammer, screwdriver, pencils and paper, cups and plates, water, snacks and toothpaste

Plus, if you’re moving out of town, be sure to:• Get copies of medical and dental records and prescriptions for your family and pets• Get copies of children’s school records for transfer• Ask friends for introductions to anyone they know in your new neighborhood• Consider special car needs for pets when traveling• Let a friend or relative know your route• Empty your safety deposit box• Put plants in boxes with holes for air circulation if you’re moving in cold weather
