Working with Highnam Construction and Hunter Page Planning, the scheme has been designed to maximise long range views over Herefordshire, with minimal impact on the landscape. The design provides contemporary living spaces in a highly insulated, airtight and low energy envelope. HIGHLIGHTS 2012 This edition of the coombes:everitt architects yearbook celebrates the varied schemes and projects we have been involved with this year and provides a bite sized snapshot of the goings-on within our practice. We continue to be appointed on exciting and varied projects for new and existing clients. We’ve now obtained 25 planning approvals for over 80 new residential units, with over 50 completed or under construction. We’ve completed our first education sector project as well as a specialist care facility and our commercial project portfolio continues to grow. Our project contract values now range from £100,000 to over £5,000,000. We would like to take this opportunity to thank all of those clients and consultants who have commissioned us, referred work to us or worked with us to help deliver the projects we have been involved with this year. coombes:everitt Golf Day In October we held our first coombes:everitt architects Golf day. Sunshine, golf and a curry led to a good day for all. Kier, Leckhampton Road, Cheltenham We were appointed, in conjunction, with SF Planning to develop a scheme for a viable redevelopment of a light industrial site currently occupied by the Kier Group in Cheltenham. The site is surrounded by a mixture of residential styles and so we felt an appropriate approach was to design a scheme that has its own architectural style. Due to the scale of the development, a range of building types has been proposed, including three storey town houses, flats and semi- detached houses. We undertook a public consultation evening to present the proposals to the local residents and to offer them the opportunity to provide us with feedback which helped to formulate the finalised scheme. In total thirty three units are proposed for the site. Brooklands, Monmouth Our project for three luxury contemporary dwellings in Monmouth was completed. The properties were constructed using SIPs panels and a range of high quality, low maintenance cladding materials and window systems. Each house has the living accommodation at the upper level to make the most of the expansive views. Tirlebrook School Working with Beard Construction we have completed a new reception classroom at Tirlebrook Primary School, Tewkesbury. The classroom provides interactive learning spaces with integrated cloakrooms and toilets. It was completed on budget and in time for the 2012 intake. Sydenham Villas, CheltenhamBilled as Cheltenham’s first zero carbon house, coombes:everitt architects achieved consent for a three bedroom dwelling in the garden of a Grade II Listed building. The scheme was supported at planning committee and was described by Cheltenham Civic Society as ‘an ingenious use of the site, providing what promises to be an interesting dwelling’.

National Planning Policy FrameworkIn March of this year the planning law in the UK was changed when the NPPF was brought in to ‘simplify’ the planning system.

Faithful House, CheltenhamWorks are progressing on site for the refurbishment of the lower ground floor of a Grade II listed building in one of Cheltenham’s finest historic squares. coombes:everitt architects in conjunction with Nick Bevan Consulting, have developed a scheme to provide five new en-suite bedrooms for a local elderly care provider. The scheme provides high quality spaces and additional value from an underused section of the existing building.

Question TimeJohn Everitt attended a question time event hosted by Bruton Knowles at Gloucester Quays.

Well Place, CheltenhamWorks are currently underway for two new large dwellings in the centre of Cheltenham. Located on an infill site in the grounds of a locally listed building the scheme was designed as two contemporary villas addressing the natural curve of the road. Both buildings are built using SIPs panels and as a result the super structure was erected in less than eleven days.

99 The PromenadeBuilding on the theme of our ‘recycling space’, we were appointed to secure a planning consent for the conversion of the upper floors of this prominent, Grade II Listed building, from redundant office space into five apartments.

Lights, Camera, Action Toby Coombes, and a selection of our projects, were filmed by the BBC for a forthcoming documentary about planning services.

Growth at coombes:everitt architectsWe expanded our staffing levels further when we were joined by a new RIBA part II architectural assistant. This took our fulltime architectural staff to five.

Bethesda StreetOur client had purchased a site in the conservation area. We put forward a scheme for a two bedroom contemporary dwelling. The application was supported by the planning committee and the unit was completed in August. Following the success of this project we were appointed by the owner of the adjoining property to make an application on their behalf and this scheme is due for determination in November.

Sir Bernard Lovell School, BristolWorks with Beard Construction are currently underway for a £1m refurbishment of this large school on the outskirts of Bristol. The works will improve the learning spaces and environmental performance of the school.

SeminarWe co-hosted a seminar with Hazelwoods and SF Planning, which focused on the potential of converting redundant office space into residential accommodation. We are currently working on five such projects which will create thirty five new dwellings in the centre of Cheltenham and Gloucester.

Oriel Villas, CheltenhamAJ Homes purchased a pair of Listed Regency villas that had formerly been used as offices. We worked with them to convert the properties back to residential use as ten high quality apartments. There were extensive pre-application discussions with the Local Authority Conservation Department to ensure a successful application. The historic staircases were replicated and continued up to the roof space which was converted into two penthouse apartments.

Cotswold Life Review In July we laid ourselves bare to the scrutiny of eight experts in Cotswold Life’s business pages. It was great to get a review of our success to date.

Gloucester Civic AwardsJohn Everitt represented the Gloucester Heritage Urban Regeneration Company on the judging panel for the Gloucester Civic Awards.

Brownfield RedevelopmentIn conjunction with a planning consultant we prepared a scheme for the redevelopment of a mixed use commercial and light industrial site. The site is predominantly surrounded by residential properties, and as such the proposal was for a residential scheme. Due to the scale of the site there was a mixture of open market and affordable housing.

Luxury DwellingWork commenced on a luxury contemporary dwelling on the Cotswold escarpment overlooking Cheltenham. The property has been designed to relate to the topography of the site and to reflect the natural materials found around the site.

A Splash of Colour At the end of our second year our office needed a refresh. We gave it a makeover to ensure the space we work in is as good as those which we design.

21 The Prom, CheltenhamWork has commenced with Barnwood Construction for the conversion of the Grade II Listed property at, 21 The Promenade, Cheltenham. The project will create seven high quality residential units in place of the redundant office space. Designed to maintain as much of the existing character of the building, modern interventions such as bathroom pods have been used in larger rooms, ensuring that the open character and scale of the building is not compromised by the introduction of partitions and floors.

Star College Appointmentcoombes:everitt architects have been appointed to work with the National Star College to develop a supported living residential scheme. In addition to providing specialist residential accommodation the scheme will provide a community building for the use of local residents.

Next year... 2013 is shaping up to be yet another busy year. We’re encouraged to see that approximately 75% of our business is coming from repeat clients and referrals. We have major schemes coming forward for residential and specialist care facilities.

Larkrise, LedburyThe first of five new residential units are now occupied on the development at Larkrise, Ledbury. The scheme provides timber clad dwellings designed to work with the topography of the site and to respect the woodland setting. The buildings provide high quality internal spaces with large glazed elevations and balconies to make the most of the fantastic westerly views over Ledbury and beyond.

Affordable Homes, NailseaWe’re working with Speller Metcalfe to deliver a scheme of nine affordable homes for Alliance Housing Association. An initial review was undertaken to see how the scheme could be enhanced to improve the proposed units and ensure level four of the Code for Sustainable Homes could be achieved. Photovoltaic panels have been used to reduce the carbon footprint of the dwellings.
