A dding a patio to your backyard can provide livable outdoor space and return more than half of its cost in increased
value of your home. There are some particulars to know
about hiring a pro to install hardscaping. Do your homework first to be sure you’ll end up with a result that will provide years of use and enjoyment.
TYPES OF PATIOS There are a wide range of materials you
can choose from for your patio. Which one you choose depends on the style aes- thetic you’d like to achieve, durability and the amount of maintenance you will need to perform.
PAVERS Pavers are the most affordable option
for a patio, though costs can really ramp up with a wide selection of premium materials available. Pavers can be cus- tomized with a design of contrasting colors and shapes. Every two to five years, the sand in the joints of a paver patios should be refreshed. Depending on the type of sand used, this might include removing the existing sand, or simply
adding more sand. If the pavers are sealed, they also will need to be resealed.
CONCRETE Concrete is a popular, versatile and
affordable option for your patio. You can customize your design by having the concrete stamped, brushed, colored or tinted, though expect to pay more for these options. Concrete needs to be resealed every few years, which is inex- pensive and easy to do.
NATURAL STONE Flagstone, which includes materials
such as sandstone, limestone, bluestone, travertine, slate and quartzite are popular — but pricey — options in this category. Sometimes they are arranged on pea gravel or crushed stone for a more natural look. Natural stone can be cleaned with specialized cleaner. It may stain, in which case you can use an outdoor bleach or muriatic acid formulation. Because flag- stone is typically installed in large pieces, you will likely be able to replace a piece if it gets damaged.
OTHER MATERIALS Some other popular patio materials
among eco-conscious homeowners include recycled rubber paving stones or bricks, recycled plastic and open concrete grids with grass growing between pieces of concrete.
CHOOSING A CONTRACTOR When choosing a contractor to
complete your patio project, conduct the same due diligence you would perform with any home project. Ask friends and family for recommenda- tions on pros they’ve used. Get quotes and interview at least three contrac- tors. Be sure the contractor you choose is licensed and insured. Ask for refer- ences, and if possible, take a look at previous projects the contractor has completed. When you compare quotes, be sure to compare apples to apples. Look at the thickness of the material being used and the depth of the base (a good, compacted base is essential to the project’s longevity). Ask if the contractor will repair any lawn damage that might be incurred by large equip- ment used during the project. Be sure to agree on cleanup requirements and a payment schedule before the proj- ect starts.
Adding a patio will add years of enjoyment.

Now that the inside of your home is wrapped up, it’s time to turn your attention to the outside. The first step is to consider your family’s needs. Do you prefer privacy? Expanses of lush, green lawn? Is your environmental impact important to you?
It’s a lot of questions and it can get overwhelming quickly, especially if you don’t really have a green thumb. The good news is that there are professionals that can help. Landscape archi- tects specialize in designing outdoor spaces that can help accentuate your family home.
WHAT DO LANDSCAPE ARCHITECTS DO?
Landscape architects design beautiful and func- tional outdoor spaces, including the locations of driveways, walkways and more. They can help you plan
a picture-perfect lawn and garden that merges cleanly with the natural environment and meets the needs of your family. They can also make sure the maintenance in the space matches both your level of expertise and the amount of time you’re willing to put into it.
NATIVE LANDSCAPING A trend that can help
people have a beautiful lawn
and garden without a lot of effort or environmental impact is the use of native landscaping. Remember that not all wild plants are native plants; native plants are those that occur naturally in your area and ecosystem without human interference. By choosing native land- scaping, you can reduce the amount of money and time you spend on maintenance, including on watering and
fertilizing, because these plants thrive in your climate already. It’s also beneficial for wildlife, including the all-important pollinators. A landscape architect that specializes in native land- scaping can even craft spots to attract your favorite birds, butterflies and more to your yard.
IT’S MORE THAN PLANTS Your landscape architect
can also help you plan out lighting, play areas, picnic spots and other spaces your family enjoys outdoors. She can show you ways to use resilient, hardy materials and work with the space you have to maximize your family’s enjoyment for years to come. Landscape planning isn’t just about what happens today, it also takes account how your garden grows many years into the future.

W e all want to know that our home is increasing in value over the years. Unfortunately, that’s
not always the case. The value of a home can fluctuate depending on what’s going on in the neighborhood and town.
Some appraisers may find value in certain home improvements compared to others. And the list of variations goes on. Fortunately, there are many surefire ways to add value to your home without breaking the bank and with- out questioning if you’re making the right decisions.
THINK SMALL Think really small. Tiny mosaic tiles
make for the perfect kitchen backsplash and add bigtime value to your home. These pieces come in 1-inch squares of varying colors, finishes and textures. Stick to neutral colors if you’re plan- ning on selling anytime soon to avoid
putting off any potential buyers. Small flowers or solar light fixtures in front of your home also can do wonders in improving the value of your home. That’s because curb appeal plays a major role in how much a buyer is will- ing to pay for your home. Keep your design colorful and simple for maxi- mum impact, as too many flowers and decorative touches can turn off poten- tial buyers.
TRANSFORM YOUR KITCHEN Keeping your kitchen cleanly
designed and updated is one of the best ways to add value to your home. The kitchen is the room many home buyers consider most memorable from a showing. That’s because of the time spent in the kitchen entertaining and cooking with our friends and fam- ily members. Give your kitchen some warmth with high-quality, vibrant lighting that helps brighten up the room. Re-face your cabinets or simply
add new hardware. Update your appli- ances with stainless steel or slate fin- ishes. Swap out your old countertops for natural quartz or granite. These are just a few ideas that can transform your kitchen from plain to picturesque.
BEAUTIFY YOUR BATHROOM Next to the kitchen, bathrooms
are often the most financially savvy rooms to update. They can be improved without a lot of cash, and the changes can add tremendous value to your home. Changes can range from install- ing a new pedestal sink to adding can lighting above your vanity. You also can consider adding a new prefabri- cated tub and shower surround, or a new, water-efficient toilet, to your bathroom’s repertoire. Any discol- ored flooring can be easily replaced with vinyl tiles. New vinyl tiles on the market are designed to look like wood flooring, which can give any bathroom a nicely updated look.
Making changes in your kitchen is a sure-fire way to add value to your home.

Living comfortably in an apartment means you will need to budget and manage your money. This can be difficult, especially if this is your first time away from home.
Here are some tips to help you budget and maintain your budget.
CREATING A BUDGET Looking for your first apart-
ment can be a scary process. It is important to make sure you are financially able to keep up with the rent and all the expenses. The best way to do so is to plan and create a budget. Take a notepad with you for a month or use a memo app on your phone. Expenses such as groceries, subscriptions and entertainment should all be noted. Keep in mind expenses that you may pay every few months, such as car mainte- nance or insurance premiums. It is important to be realistic with how much you make per month. Account for what you make monthly or hourly with- out working overtime.
MAINTAINING YOUR BUDGET A budget is not set in stone,
but if you have been working somewhere consistently, you have a basic idea of how much you make per month. Saving for an apartment means you may need to cut back on costs such as subscriptions and entertainment. Remember it is only temporary, and if you fol- low your budget you can save to gain these items back. Pay for the most essential things first. Food, shelter, utilities and transportation should be cov- ered first before anything else.
Any expenses after you can fill in with the remaining income. Setting a schedule for yourself can help you keep track of your budget. Choosing a date to go grocery shopping once a week or twice a month and setting up auto payments for your bills will help you know when money is being taken out of your account.
UNEXPECTED EXPENSES Leasing an apartment can
come with several unexpected purchases that can hurt your budget. When searching for apartments, it’s important to know if your apartment includes appliances or if you will need to buy the appliances yourself. Most apartments do not come furnished, mean- ing you will need to buy a bed, mattress, couches, chairs and kitchen appliances. Ask the landlord if the apartment comes with all these items before signing the lease. If you aren’t interested in living in an apartment long-term, furnished apartments would be better for your budget. Mov- ing is an expense that can hurt your budget drastically. Moving into a furnished apartment can help you save on moving costs and after you leave the apart- ment. Landlords may ask you to pay your first month’s rent before you are even given a key. Other expenses early in the leasing process include security deposits and application fees. It is important to know what you will have to pay when investi- gating an apartment complex. Take time to talk to the landlord and get information on every dollar you will invest.

I f you want to add some pizzazz to your bathroom but don’t want to spend big on a renovation there are plenty of ways to upgrade with- out going broke.
Most bathrooms with the so-called “wow fac- tor” feature elegant fixtures and luxury additions, and many of these can be added inexpensively. Here are some ideas for giving your bathroom that extra zing on a budget.
VANITY MAKEOVER Creating a focal point is
always a good place to start when considering renovating your bathroom. Two easy ways to add cozy elegance is to center the room around your vanity. If your van- ity has good bones, there’s no need to start from scratch. Adding some new door and drawer pulls, fixtures and a fresh coat of paint can make the room pop. Add new, upscale accessories to complete the look. Tired of that old mirror or one that doubles as a medi- cine cabinet? Pick out a new, larger mirror and frame it and surround it with a DIY frame, maybe shimmery glass tile surrounded by reclaimed wood, to bring it to life.
LIGHTING Bathrooms are all about lighting —
bright in the morning to shave or apply makeup; lower light in the evening or whenever you want to relax in a bubble bath. The first easy update is a dimmer switch. But remember, there’s more to changing a switch than connecting a few wires. You’ll need to check the grounding and box size for a safe job. Also, make sure to upgrade the wir- ing if necessary to make it safer and meet code requirements. Check with a local electrician to ensure you meet these requirements. Adding new accent
lighting can also brighten your bathroom. Elegant dual sconces in finishes that match your vanity hardware will bring another touch of elegance. Don’t forget scented candles. Candles create a warm, cozy atmosphere adding both mood and, if you like, a pleasing scent.
TOWEL WARMER There’s nothing as luxurious as warm
towels when you step out of the shower or bath. Installing and attractive towel warmer, whether attached to the wall or free-standing, is another easy, inexpensive way to create a spa-like look for your bathroom and provide you with extra warmth. With that new towel warmer, you may also want to upgrade your towels and washcloths with fancy newer versions featuring a plusher, more absorbent luxury feel.
THE SHOWER Without spend-
ing on a complete upgrade, you can add luxury touches to your shower that will bring you comfort and add “wow” factor. Consider a rainfall shower head and upgraded shower shelves. Adding a curved curtain rod — and an elegant new cur- tain that matches your towels and rugs — can create more space and a refreshed look.

Before you buy or sell a home, make sure you have a good title company.
One of the most stressful things you can do in life is buy or sell a home. It is an enor- mous transaction. Even the smallest mistake will cause major headaches. Last minute issues could add unwanted drama and completely stop the deal. It might even lead to legal problems.
For these reasons, finding a qualified and experienced title company is essential. They will help you complete your transaction successfully.
REPUTATION The best title companies
have a solid reputation with real estate agents and attor- neys. A great way to choose a title company is to ask for referrals.
Find out which title companies realtors and real estate experts prefer in your
community. Be sure to get several recommendations.
Remember, title companies have a key role in real estate sales — everything from researching the title’s history to setting up escrow accounts and verifying what taxes may be owed. You don’t want to trust such an important job to a company without happy cli- ents and a long track record.
LOCAL KNOWLEDGE It is vital that you find a
title company that knows your local area well.
Real estate laws vary from state to state. Municipali- ties will also have their own common practices and policies that real estate agents must navigate.
Skilled title companies will excel in three areas: quality, speed and service. Having a company that knows your local area, including everyone involved from the realtors to
the courthouse employees, will go a long way toward helping you at the clos- ing table.
When problems or ques- tions arise, a title company should already have long- standing relationships with people who can get the issue resolved quickly and correctly.
LOCATION Title companies are typi-
cally where participants sign documents at the closing table, so the title company’s location and hours are impor- tant to consider.
Even if you are closing at another site — such as an attorney’s office — having an accessible title company can be an asset.
All other things being equal, you should pick a company with a convenient office location where you feel comfortable.
FEES Have a clear understanding
of all the applicable costs and fees upfront.
Some charges may be nego- tiable, while others may be set in stone. A realtor can explain all the title-related costs to make sure you’re being charged a reasonable rate for the ser- vices provided.
Basing a title company on their fee schedule, however, is not a good idea. Don’t try to pinch pennies. It is very impor- tant they do the job right. You may find that it wasn’t worth the savings if problems arise or if the cheaper title company doesn’t offer fast, friendly and experienced service.
It is important to trust the judgment of professionals. Discuss different title compa- nies with real estate experts in your area. After all, they work with title companies every day and will have a lot of valuable knowledge to impart.

A fter a turbulent — to say the least — last year, many people are looking for peace and tranquility in their homes.
A peaceful environment starts at the ground level: the floor.
These trends are a good place to start if you’re looking to get grounded in your home.
NATURAL LOOK Loretta Willis, an Atlanta interior
designer, tells Realtor.com that hard- wood flooring brings the outside I, in a good way. Pale oak floors or dark wal- nuts are growing in popularity, the site says, especially when paired with dark cabinetry. (White cabinets? That’s last year.). Stain colors are going organic. “Our research team is currently look- ing at acidic products like black tea and pomegranate juice to see how they can stain an oak floor using the tan- nins,” Page Nazarian told Realtor.com.
“It’s amazing the depth that can be achieved this way versus traditional oil-based stains.”
RIFT-CUT FLOORS Rift-cut floors and milled perpendic-
ular to the log’s growth rings, creating a straight, linear grain with no flecking. They have a clean, uniform look that highlights the grain and natural beauty of the wood in a unique way. This kind of flooring is accented best by using longer boards, which also give the illu- sion of a bigger space.
NATURAL FIBERS Natural carpet include jute, sisal,
wool or seagrass. This carpeting is an alternative to hardwood because it offers an organic look without the hard lines of wood flooring. Depending on the kind of carpeting you choose, you may also have cheaper initial and maintenance costs. Lowpile or woven
carpets wears better than other carpets.
LAYERING AND REPURPOSING If you have carpet already, you can
still lay on area rugs for a plush, new feel. Pick rugs that complements your carpet and doesn’t compete with it. You can also repurpose old, quality Turkish or Persian rugs to add traction and textures to old stair cases.
PATTERNS There are lots of carpet patterns that
are hot right now. For a minimal look, seek out carpets that have a subtle pattern to add texture and help a room feel finished. Plaids are great ways to make a structured statement and can help give you a grid for laying out your furniture, too. If you’re going big or going home, look for an animal print to make a statement in any space. Just keep the rest of your decor understated for maximum impact.
Flooring is a great way to update and personalize your home.

I n many parts of the country, the end of day- light savings time brings the arrival of spring. And along
with the sun comes the return of leafy trees and the greening of winter-worn lawns. Wake up your lawn for spring with these tips.
How you care for your lawn depends on what type of grass you grow. Understand- ing the type of grass you have as spring dawns will help you keep it growing and healthy all year long. Depending on your weather, say the experts at House Logic, your grass begins growing in earnest in spring. Approaching your first mowing, avoid cutting wet grass. It may spread disease and you’ll clog your lawn mower.
GET YOUR MOWER IN SHAPE Before you get started,
sharpen your mower blades for clean cuts. Dull blades rip at grass, leaving behind jagged edges that discolor and invite pathogens, according to House Logic. Having a sharp back-up
blade on hand is also helpful. Remember, your mower will likely be a little “out of tune” in the months its spent without use. Install new spark plugs and an air filter, along with fresh oil and gas. Don’t start up using old gas. Winter moisture can accu- mulate and harm your mower’s small engine. Dispose of it prop- erly and fill up with a new tank.
TIDY UP YOUR LAWN Cleaning up your lawn will
make it easier to mow. Break out the rake and get rid of leaves and twigs that have accumulated over the winter. Clearing debris
will open your lawn for fertilizer and herbicides.
FERTILIZING If you didn’t fertilize in the
fall — and you should, especially in colder climates — now’s the time. You’ll know it’s time when your grass begins its first growth spurt.
AERATION Aerating will punch small
holes in the lawn to allow water, fertilizers and oxygen to seep into grass roots. Choose a damp day when an aeration machine can perform most efficiently.
HERBICIDES Use pre-emergent herbicides
to prevent weeds and crabgrass. Using a soil thermometer, say experts, is the perfect tool to determine when to use herbi- cide (58 degrees to halt crab- grass, for example).
BEWARE GRUB WORMS Warm weather brings grub
worms and other beetles to feed on your lawn, causing brown and wilted patches. To inspect, pull back sod and look for white, C-shaped grubs, say Home Logic experts. More than 10 per square foot and you should treat with a chemi- cal pesticide. Milky spore is an environmentally friendly way to control some species of grubs.
CUTTING TIP As summer approaches, your
grass will begin growing faster. It might be necessary to cut more than once a week. To keep your lawn healthy, mow often enough to remove no more than a third of the grass blade.
Wake up your lawn for spring with these tips.

Remodeling your home doesn’t always entail a huge DIY project. Sometimes the smallest remodels can make the most difference for families.
If you live in an older home, there is a chance that you are having to live with older styles. If you want to modernize your living areas or create more space for you and your family, here is a list of options for you to look into.
OPEN THE FLOOR PLAN Most older homes do not
have an open floor plan. Modernize your home by taking down walls to allow your home to flow better. Your entryway is the first part of your home people see when they visit. Your entry- way should allow for you and your family to enter and exit your home efficiently. Place open shelving and wall hooks for your children to place their shoes and jackets. This would also be a good place to keep your car keys so that they are available for you when you need them but out of the way when you don’t. Your living room is an area where your family and extended family gather to talk and have fun. It’s important that your living spaces have adequate room to accommodate occupants. Especially if you host family gatherings and holiday gath- erings. You can maximize space in your living areas with furniture. Use otto- mans with secret storage to store video game accessories
and extra remotes. Coffee tables with open shelving can help give you a modern look that maximizes space. Instead of buying a big TV shelf that takes up space in your living room, hang your TV on the wall. A floating TV is a popular trend in modern design.
TAKE ADVANTAGE OF SMALLER AREAS
Home offices are booming in popularity. If you have a spare room that doesn’t serve any purpose, convert it into your home office or homework room. Place a desk in the middle of the room for your kids to get their homework done. Open shelves and wall hangers can be placed to store school items, technology or other school items. Your laundry room is another essential part of your home for stor- age. Turn your laundry room
into a mudroom to store extra clothing items you don’t want to keep in closets or areas around the house. A mudroom is used to store items like rain boots, shoes and other items that you would not want to keep in your closets. Open shelving in a mudroom can maximize storage space for cleaning or laundry supplies. Coun- ter space for folding and a hanging area is another good
use of space that is modern and practical. You can find broken outdated furniture, broken appliances and many other old unwanted items in many family’s garages. Get rid of all those items and take advantage of the extra space your garage provides. Install overhead grid racks that can be used to place luggage, holiday decora- tions, recreation equipment and lawn equipment.
Look for options to create more space in your living areas.

Building a home is part of the American dream, but to do it right, many things need to be considered. Many people automatically assume that buying a new or older pre-existing home is the best deal, but this may not always be the case.
Building can actually save you money — and the head- aches of numerous repairs — in the long run. The key to navigating a successful build process is doing your research and finding the right contractors. Read on for a few reasons why building a home makes the most sense in today’s real estate market.
DESIGN The most obvious advan-
tage of building a new home is being able to create exactly what you want. New home owners can have a say in every facet of the process or choose from a book of
available floor plans from their builder. Either way, the freedom of building a home can be liberating. It also can be overwhelming for some people. That’s why having a strong network is key. Home designers can perfectly match a home to the owner’s per- sonal style so that the home will reflect their personality and taste. That means there
will be no need for expensive changes down the line. The latest trends can be incorpo- rated, too. These can include open floor plans, stainless steel appliances, granite countertops, hardwood floors and durable tiles, to name a few. However how you decide to lay out the home and what you choose to fill it with is entirely up to you.
RESOURCES Home builders and con-
tractors are the experts. They provide incentives such as discounts to encourage poten- tial new homeowners to build. Some suppliers also will give a builder’s discount so you receive cost-reduced materi- als for your building project. Ask your local builders, designers and suppliers about these types of benefits. Even if they don’t offer them, they may be able to save you money in other ways that make sense for your budget and goals. One of the biggest benefits of building your home is that your community as a whole will benefit. The process will require local contractors, designers, vendors, suppli- ers and hardware stores. This means that the money you spend on your new home is providing a boost to your local economy, and that’s a great investment.
