    Q: We were thinking about Selling our house, my husband thinks we should list right away, and I think we should wait until after the Holidays. What would you suggest?

    To List or Not To List?

    First, I dont want to be the person who chooses which of you is right! The truth of the matter it is a personal decision but I can give you some good information that will help you decide what would be best for you.

    The great thing about selling your house in the winter and during the holidays is that often you have your house all spruced up, and super clean and decorated for the holiday company. Therefore you are killing two birds with one stone so to speak, unless you are a Chevy Chase type decorator, in which case I highly recommend you wait until after the Holidays. Dont get me wrong, I love decorating, but that could be a bit much for a house that is for sale! The holiday scents and cozy warmth of a fire and a Christmas tree do offer an inviting feeling that can work some extra holiday buying magic on your potential Buyers.

    If your yard has a bit to be desired, snow cover can help with your curb appeal, at least the worst yard on the block isnt quite as bad if the super green immaculate neighbors yard isnt at its best. If you are that person who talks to your yard and trims the extra pieces with scissors, you may want to wait until spring so you can show off your best side. I know I have said it before, but selling a house is much like dating - you want to show your best side first! Think about your home and its best side, and what it looks best wearing!

    The Buyers who are looking at this time of year are typically more serious Buyer,s otherwise they are busy doing Christmas things of their own and dont want to be out doing the home shopping thing, so you may miss out on some of the Lookie Lou type showings. Also if you arent really serious, who wants to go look at a home when it is cold out, right?

    With all of that said, if you look at the more data side, you have pros and cons as well. Many people choose to wait until the first of the year, so you have an advantage now, before the spring rush of inventory. However, on the other side of the coin, typically less houses do close in January than many other months in our market which means less people write offers in December, but could that be because there is less inventory?

    Looking at all the pieces and talking to your Real Estate Professional is the best way to determine when is the best time for you to enter the home selling market!     Founded In: 1884

    Population: 6,867 (according to 2000 census)

    Elevation: 5,357 ft.

    Lander began in 1869 when the army established a small military post, Camp Augur (later Camp Brown), to protect Shoshone Indians from attacks by the Sioux and Arapaho Indians. Settlers moved here in the late 1870s from the dying gold mines of South Pass, which is located to the South. Lander got its name from Col. Frederick W. Lander, who surveyed the Oregon Trails Lander Cutoff. One of the towns early residents was the outlaw Butch Cassidy, who frequented Landers poker tables and dance halls. Once the railroad arrived in 1906, Lander became the last stop on the railroad for visitors traveling to Yellowstone and began its rapid growth. During the 1960s and 70s, Lander became a mining boomtown but the mine shut its doors in 1983.

    Modern day Lander is a bustling community. Its downtown area is lined with specialty shops, family owned restaurants and historic buildings. Each year, visitors enjoy world-class high mountain lake shing, as well as mountain and rock climbing, snowmobiling, cross country skiing and hiking.

    Sinks Canyon State ParkSinks Canyon State park lies about 7 miles West of Lander on Wyoming Highway 131. There are 30 campsites located along the river amid jumbled granite boulders, pine and aspens. Some of the sites are accessible to RVs up to 40-feet long. There are displays about ecology, wildlife and the his-tory of Sinks Canyon at the visitor center. You can take a short interpretive hike in the area, watch birds, climb rocks and look for wildlife.

    A popular site to visit is The Sinks. It is named The Sinks because the Middle Fork of the Popo Agie River disappears into a wall of limestone and it reappears a quar-ter-mile downstream in a large pool known as The Rise. There is an interpretive center plus an observation deck. You are likely to see bighorn sheep in the area, so keep an eye out.     Red CanyonThere is a stunning vista of iron-laden Triassic rock at this canyon about 15 miles South of Lander on Wyoming High-way 28. In the 19th Century settlers had fruit orchards and

    vegetable gardens in the warm valley and today the area is part of Red Canyon Ranch, protected by The Na-ture Conservancy.

    South Pass CitySouth Pass City began

    with a boom in 1867 with the discovery of gold on the southeastern end of the rugged Wind River Mountains. By 1868, Wyomings City of Gold boasted over 250 build-ings along the banks of Willow Creek and the surround-ing hillsides. South Pass City hummed with excitement as numerous saloons, stamp mills, hotels, and businesses took advantage of the gold driven economy. Over 1000 people called South Pass City home during this raucous time. South Pass City was the rst of three towns estab-lished due to the discovery of gold in what became the Sweetwater Mining District.

    Now a historic site, South Pass City has enjoyed 35 years of unprecedented notoriety as a result of the combined efforts of several state agencies. The last 35 years have seen South Pass City become one of the most accurately restored and authentically exhibited historic sites in the West. Seventeen of the sites 23 original structures have been restored and exhibited, with many of the sites 30,000 artifacts exhibited in their original buildings. Although visitors are welcome to South Pass City at any time during the year, many people frequent there for the most popular event of the Year Gold Rush Days which happens during the last weekend in July.     Loop Road TourIf you are dying to get up in the mountains, one of the best ways is to head West of Lander up Sinks Canyon for a tour of the southern Wind River Range via the Loop Road. This rugged dirt road will take you through for-est of pine and spruce, with vistas of snow capped peaks. After 26 miles of dirt, youll hit Highway 28 near South Pass. By the end of summer 2007, the loop road will be paved from Sinks Canyon up to 7 miles at the youth camp.

    The town of Riverton lies within the Wind River Indian Reservation and is the hub city for Fremont County, Wyo-ming. Rivertons route along the Yellowstone Highway has made it a favorite stop-over for visitors to the Yellowstone and Grand Teton National Parks. No matter what your favorite outdoor activity is, Riverton and the surrounding area have it! Fishing, hunting, camping, hiking, boating, golf, snowmobiling, skiing and just plain old relaxing are available within minutes of Riverton.

    Rendezvous CityRendezvous were held in this val-ley in 1829, 1830, and 1838. The rendezvous played host to many prominent mountain men including Jim Bridger, William Sublette, Kit Carson and Jedediah Smith. Every July, Riverton celebrates mountain man history by hosting the annual 1838 Mountain Man Rendezvous. This event keeps the old memories alive by providing a living encamp-ment, games of skill, food and danc-ing. Rivertons rendezvous site is the only rendezvous site that remains on original ground today. Central Wyoming CollegeFounded in 1966 by a county-wide vote, CWC is one of Wyomings seven public two-year community colleges. The college offers a wide variety of programs and services to students, businesses and community members of all ages. CWC has off-campus sites in Jackson, Lander, Thermopolis, Dubois and the nearby Wind River Indian Reservation. The college also delivers college coursework nationwide via a variety of distance delivery methods.CWCs services reach far beyond providing educational pro-

    Mountains, Riverton offers opportu-nities for all types of outdoor recre-ation. Theres hunting and shing, or hiking and rock climbing all within a few minutes drive. You can boat on Boysen Reservoir, play a round of golf, study Native American petro-glyphs at Castle Gardens or four-wheel drive across thousands of acres of state and federal lands.Also be sure to visit the Riverton Mu-seum. Open Tues. through Sat. 10am to 4pm, the Riverton Museum takes you on a trip to the past covering

    everything from trappers to cowboys. Another great place to take in history is the Wind River Heritage Center. Ex-hibits of Wyoming wildlife including 40 full-sized mounts including wolves, bears, bison, moose, elk, deer, bighorn sheep and smaller animals are featured here. Native American art, gifts, local history books and educational programs for schools and organizations are available at the Wind River Heritage Center.

    Fun Facts:

    The name Riverton was selected by a committee of residents and successfully won over the railroads choice, Wadsworth.

    Riverton was also the hometown of Leslie King, a prom-inent rancher who was President Gerald Fords father.

    Lying between the Wind River Indian Reservation and in-famous Togwotee Pass is the quaint, rustic town of Dubois (DEW-boys). The rst settlers wanted to call it Never Sweat because of the lack of hard work with some of the settlers, but the federal government named the town Dubois after an Idaho Senator. Dubois runs alongside the Wind River and is surrounded by the Wind River Moun-tains to the South and the Absaroka Mountains to the North. These mountains make for good logging and so the forests were heavily logged in the rst half of the twenti-eth century to help meet the endless demand for railroad ties to the Chicago and Northwest railroad. Scandinavian Paul Bunyan types known as tie hacks could cut and shape about thirty ties a day, burning about 9000 calories in the process and earning a mere ten cents a tie.
