• We have been making peoples dreams come true since 1982. A family member decided to develop a program to fulfill peoples’ dreams. We started out as a program that would specialize in selling horses, and still do, but we wanted to give back. We plan on providing this great experience for many more years.

• Our mission is to fulfill anyone’s dream, young and old. We provide lessons no matter what discipline you would like to ride. We also have a therapy program for people with special needs. The team take people on many trail rides and we host our own events for fun. We love having as many clients and workers as possible, but our organization is becoming too small for our expanding business. We are in desperate need of a new building!

• I recommend that we add an additional building to Willie Performance Horses (WPH) to expand our organization. A new building will (1) allow us to house more horses, clients, and workers, (2) add an indoor arena so we can work in the winter, and (3) make our facility look more appealing to new and recent clients.

• Our current buildings on the premise are very small and quite old. They often don’t provide WPH with all we need to keep promoting our growing organization. Many of the issues we run into with this are:

1. We are not able to keep some of the sick horses inside to give them the best possible care that we could with a different building.

2. Finished lesson horses sit all winter due to not having someplace inside. We live in a part of the country that gets lots of snow, so we are not able to ride safely outside. It also gives us an advantage in the extreme hot days during the summer if we insolate it.

3. It offers privacy and a place to rest for our workers and clients. We could have a room in the building to provide complementary food and drinks. This would make happier clients and encourage them to come back and spread the word of WPH.

4. Our current buildings are very small, we are only able to use them for an office and to hold the tack used with our clients.

• We had discussed a number of measures to address these issues.

1. Build the building 200’x200’: If the building is this size it would leave enough room for an indoor arena and a couple rooms and stalls. A building this size would cost around $7 per square foot, so roughly $280,000. We will also need to add on labor and accessories costs. Labor costs can run from $3-$10.

2. Build where it is most convenient for our clients: The most convenient place for our clients would be close to the horses’ pastures. We have some disabled clients, so it would be easier for them.

3. Insulate and possibly heat the building: It gets cold here in Wisconsin, so it would be a plus if we have heat. We wouldn’t necessarily have to heat the arena, but the rooms would be a great addition for us and our clients to warm up.

• I recommend that we build the building 200’x 200’ to have a small indoor arena, some heated rooms, and a few stalls. I have checked with my company and they agree it would be a great addition to our program.

In my opinion, the best options for this building are in the following:

1. Dimensions of building: 200’x 200’ building

2. Dimensions of stalls(5): 12’x 12’

3. Dimensions of heated room: 15’x 12’

4. Dimensions of tack room: 15’x 15’

5. Dimensions of arena: 100’x 200’

6. Whole building will be insulated

It will be roughly $7 per square foot, so it would be roughly $280,000 for the building. There will be extra cost for labor, insulation, heating, sand, stalls, and accessories.

• If we choose to build this building, I would take three major steps to make this will be successful.

• 1. Get the word out that we are expanding our organization. I will post ads up in stores, other arenas, post on our pages on social networking sites, newspapers, and etcetera.

• 2. We will have blueprints printed and set up how we would like the building to look like.

• 3. Hire all the workers we will need for the building to go up in a quick, organized matter. The faster the building goes up, the better!

• There are many positive things that can come from this addition of a new building.

• 1. We will most likely gain more clients due to the indoor. We will be able to work with people in the winter and hot summer days.

• 2. There will be an improved rest area. This will make our clients experience great and they will want to come back.

• 3. A larger facility brings more sponsors and events. Our events will be bigger and better with more clients and sponsors.

• 4. All equipment will be kept inside. This will help us get the most use out of it.

• 5. We will be able to keep sick or injured horses comfortable in a stall. This will let them heal much faster than be kept outside or having to stay at the equine veterinary clinic.

• A new building will bring many great things to WPH. We will be able to expand our advertising, improve the care of our animals, create a better experience for our clients and staff, work out of the elements, expand our staff, be able to be more organized, and more.
